Offering 5 large en-suite bedrooms, 2 lounges, games room, enclosed garden and off-road parking, Hornbeam is just perfect for larger groups of families and friends. Being only a 5 minute walk from the village green allows you to explore on foot and the popular coastal locations of Holkham and Brancaster are just 5 minutes away in the car.

This picturesque property exudes a calm palate of colours and furnishing that is completely in-keeping with a relaxing holiday home. Combining abundant space, tasteful decor, quiet location and boutique hotel-style bedrooms, Hornbeam has something for everyone. Ideal for dinner parties and special celebrations, the house is well set up to cater for all age groups. So whether you’re a family or a group friends, you’ll find this to be the ideal base for entertaining and exploring from.

Outside

The rear garden benefits from extensive planting and the space is perfect for relaxing with the family and/or a glass of wine. The garden is also fully enclosed and offers a private, safe and secure area. In the summer it is often a warm sun trap so what better excuse is needed to fire up the barbeque.

The property offers generous off-road parking for up to five cars, ideal for large groups. Please be aware that the drive to the left of the property is for the neighbouring property to the rear and to please not block access.

Room Descriptions

Living Areas

Hornbeam has all of the equipment that you would want and expect from a property of this size and quality. The kitchen has an Aga, American style fridge/freezer with ice-dispenser, dishwasher, microwave and is fully set-up for group catering with utensils, crockery and glassware.

The main lounge features a large TV, wood burner and plenty of sofas to sink into. A great room for the adults to relax in whilst the younger members (or the competitive adults) enjoy the table foosball found in the games room.

The open plan garden room is adjacent to the lounge and offers a large flat-screen TV and even more comfy seating. This room acts as a linking space between the kitchen, dining room and rear garden, and can be opened up using the French doors. On a summers day the set-up of this room really comes into its own, al fresco dining couldn’t be easier.

Hornbeam also offers two dining areas. The first is in the kitchen that is best used for breakfast in conjunction with a newspaper and a freshly brewed coffee. The main dining room can seat up to 10 guests and could easily host pre-dinner drinks and a sit-down meal. You also have the full use of the wood burner in the lounge, for which a complimentary starter pack of logs and kindling are provided between October and March.

Bedrooms and Bathrooms

Of the five bedrooms all but one are located on the first floor, and all are well proportioned with en-suite facilities and TV’s. You’ll never be arguing over who is next in the bathroom at Hornbeam!

Bedroom 1

Bedroom one is decorated in subtle tones and offers a relaxing and comfortable space. Located on the ground floor and features a zip and link bed that can be made into a pair of twin beds or a super king (please notify the team at the time of booking), large freestanding wardrobe, chest of drawers and a dressing table with mirror. The en suite is equipped with a large walk-in rainfall shower, hand basin, heated towel radiator and WC. Please note that this bedroom is made up as a super king unless specified.

Bedroom 2

The first floor Master overlooks the sunny rear garden and offers a super king bed as well as ample space and storage. This uncluttered and comfortable haven is a getaway from the pressures of modern living and the equally spacious twin person Jacuzzi bath plus separate body jet Jacuzzi shower definitely makes this room one for the grown-ups!

Bedroom 3

Bedroom three has a zip and link super king which may be split into two 3ft singles, a large wardrobe with hanging space and built-in shelving. The large en suite offers a shower over bath, hand basin, WC and heated towel radiator. Please note that this bedroom is made up as a Super King unless specified otherwise.

Bedroom 4

Bedroom four is decorated in greens and blues and has another zip and link bed which can be set up as a 6ft super king or two 3ft singles, and a large freestanding wardrobe with drawers. Complete with its own en suite with a shower over bath, hand basin, WC and heated towel radiator. This bedroom is made up as a twin room unless specified otherwise.

Bedroom 5

Bedroom five is a bright twin-bedded room situated at the front of the property with a wardrobe, drawers and a dressing table with stool and mirror. It also features an en suite with a shower over bath, hand basin, WC and heated towel radiator.

There is also a separate ground floor WC.

We all enjoyed our stay at Hornbeam, and found everything to our satisfaction, the cleanliness, wonderful space for us all , the welcome pack and the facility to allow our pet dog to join us! I had marvellous service when dealing with your office and feel I should like to return at some point next year for our third visit. I would recommend Barefoot Retreats to anyone and of course Hornbeam, such a beautiful house to stay in with all the facilities needed . Burnham Market is so central for the surrounding area , and a beautiful welcoming village to stay at.

We all had a wonderful time young and old .It was my wife’s birthday and our 41st wedding anniversary. It was a surprise for my wife, everything went to plan all local restaurants were really good and Hornbeam was a fantastic place to stay. The slippers and robes were a great touch as was the welcome pack. We will definitely be back!
