Rose Cottage is a cute and characterful traditional Norfolk cottage nestled in a quiet corner in the village of Docking. Perfect for couples looking for a peaceful village retreat, while still being within easy reach of the North Norfolk coast and just 7 minutes from Brancaster Beach. Offering a well-equipped contemporary kitchen and a comfortable lounge and dining area on the ground floor, a king size bedroom and bathroom on the first floor, an enclosed courtyard garden and off-road parking for 1 car.

Please do note, this property will become dog friendly allowing 1 well behaved dog for stays after Friday 18th October 2024, an additional £50 dog charge will apply.

Inside

This charming Norfolk cottage has been lovingly renovated to provide modern living while retaining some of the original features of the property. Offering a well-equipped contemporary kitchen and a comfortable lounge and dining area on the ground floor, a king size bedroom and a bathroom and separate WC on the first floor.

Outside

To the front of the property there is a gated driveway providing off-road parking for 1 car. The rear garden can be accessed via the pathway down the side of the house or from the lounge/diner. The fully enclosed garden is bathed in sunshine most of the day and is hard landscaped with a paved patio and plum slate chippings. The surrounding trees and shrubbery provide privacy so that you can sit out long into the warm summers evening. In the summer the garden wall is lined with beautiful hollyhocks!

Kitchen

The modern kitchen caters for every need and is well-equipped with Dualit appliances including an oven, grill and hob, an integrated fridge freezer, dishwasher, double sink, Nespresso Vertuo coffee machine, and a microwave. There is also a selection of Le Creuset cookware and Cornishware crockery.

There is a storage cupboard available for tidying your shoes away and access to the staircase leading to the first floor.

Lounge/Diner

Seamlessly linking with the kitchen, the lounge/diner is a calm and comfortable room in which to put your feet up and relax! The lounge area has Loaf furniture including 2 comfy sofas and an armchair to sink into, a Smart TV, and a wood burning stove, perfect for cosy winter nights in! The dining area has a circular table that comfortably seats up to 4 guests for a gourmet meal. The back door is also in this room providing direct access into the sunny garden.

Bedroom and Bathroom

Head up the traditional winding staircase to the first floor where you will find the cosy bedroom designed with clean lines and a stripped-down simplicity. Complete with a king size bed, freestanding chest of drawers, hanging rail and Chaise Longue.
Next door to the bedroom there is a bathroom with shower over bath, hand basin, WC and a heated towel rail. There is also a combined washer/dryer machine located here too for your laundry needs. Adjacent to the bathroom there is an additional separate WC.

Please note that there is a travel cot, high chair and stairgate available should you require these to accommodate an infant.

Docking is a well-located North Norfolk village surrounded by unspoilt countryside, providing easy access to the area’s country and coastal attractions. The village has plenty of amenities with a village shop, post office, a pub, fish & chip shop and a large playing field with children’s play area. Being centrally located allows for easy access to the coast and surrounding villages such as Sedgeford, Hunstanton, Thornham, Brancaster, Stanhoe and Burnham Market. Within these towns/villages you will find plenty of things to keep you amused. With many stunning beaches, wide open spaces, spectacular coastal walks, an abundance of wildlife, award-winning restaurants, and plenty of unique, independent shops to discover. Most notably, the expansive sandy beach at Brancaster is just 7 minutes’ drive and gourmet gastropub The Duck Inn is a mere 4 minute drive away in the village of Stanhoe.

Had a super stay thank you. The cottage is cost and comfortable. Enjoyed Brancaster, Burnham Market, Wells and Walsingham. Possibly the best was spend at Holkham Hall, fabulous place.

Lovely cottage, great location. Would recommend Sunday Lunch at the Duck Inn at Stanhoe. Great area for beaches, walking, bird watching. Houghton Hall is also worth a visit.
