The location of 2 Manor Farm Barns puts you adjacent to the beach road that takes you directly to beautiful Brancaster beach, why not leave the car and take a 15 minute stroll to the beach, could it be any easier? Close by you also have several excellent options for eating out, a quick walk across the road brings you to The Ship, or within 5 minutes you can drive to Titchwell Manor, The White Horse in Brancaster Staithe or The Orange Tree in Thornham.
The architecture of the house generously gives plenty of space to the main reception areas and both front and rear gardens have bi-fold doors that can be peeled back to allow easy movement between these areas. The high ceilings of these areas feature many large wooden beams and emphasises the space on offer. For those interested in holding dinner functions at the house the facilities will not disappoint. A fully equipped kitchen awaits, complete with double fridge/freezer, large range cooker with 6 ring hob, wine fridge and two dishwashers.
The lounge, while being spacious and comfortable, is a more intimate place to relax and offers a large widescreen freeview TV with blue ray player. This intimacy is in keeping with the four bedrooms of the house, all of which offer hotel standard en suite facilities.
Bedrooms & Bathroom
The intimacy of the lounge is in keeping with the four bedrooms on offer, all of which offer hotel standard en suite facilities, crisp white linens and ample storage space.
On the ground floor you’ll find bedroom one with large super king bed. In this room you have access to a walk-in wardrobe with as much hanging space as you could ever need, separately you also have an en suite bathroom with walk in shower and WC.
On the 1st floor you have 3 bedrooms, the 1st of which is a double room that has an en suite WC and walk-in shower.
The 3rd bedroom offers 2 bunkbeds and is perfect for accommodating children, they also have the use of the en suite walk in shower and WC.
The master bedroom befits the property and offers more space and even better bathroom facilities. A comfy super king bed awaits. The en suite has the most magnificent bath and separate shower, you can even make use of the built in TV whilst enjoying a good soak.
On the ground floor you also have a WC that is separate to all of the bedrooms.
Reception Rooms
In addition to the front and rear gardens you have three areas within the house where you might entertain and relax with guests. The kitchen and dining spaces integrate seamlessly to create a large area in which you can settle into for a long evening of good food, drink and conversation. Get comfortable around the beautiful oak dining table while a private chef prepares your meal, or stock the wine fridge up make use of the widescreen TV that is adjacent.
The dining area sits alongside several bi-fold doors that take you directly out to the main garden. Here you’ll find yet more comfortable seating and a large sail parasol. This garden area is completely enclosed and offers peace of mind when looking to contain the kids!
Moving through the dining area brings you to the main lounge space. You’ll find plenty of comfy sofas on which you’ll be able to chill out and enjoy a good book or a Blu-ray film on the generous widescreen TV. With the lower ceiling this area feels more intimate and is a place of calm and comfort. In the cooler months the wood burner really comes into its own, allowing you to create a cosy haven away from it all.
In addition to the ground floor facilities you also have the use of a smaller area on the landing of the 1st floor. Here you have a TV and DVD player, ideal for children to use if their elders have control of the lounge TV remote!
Outside
The gardens are both completely enclosed and fully securable. The planting in the main garden includes some rose borders with under planting but predominately the area is grassed with a few small trees. This area truly comes into its own in the warmer months when the children can safely play whilst the adults relax and have a BBQ, being in the same area with good line of sight enables everyone to relax.
To the rear you have a smaller hard landscaped area with additional seating. This area has a raised bed with various culinary herbs and becomes more of a suntrap as you move through the day. For access you are able open up the bi fold doors in the lounge and enjoy the area whilst still being part of the group. Evening drinks in this area are especially recommended.
The property offers generous off-road parking for up to five cars, ideal for large groups.
Facilities
The facilities at 2 Manor Farm Barn provide everything that you are likely to need. The kitchen is well appointed with large range cooker, two dishwashers, two fridge/freezer and a full inventory of utensils and cooking equipment. The property has been purposefully set up with catering in mind.
The utility room has a washing machine and tumble dryer. On the ground floor you also have a WC.
Location
A key destination for any visit to the North Norfolk coast, the Brancasters offer a wide range of activities and opportunities for all ages. Both villages have been formed around the ‘coast road’ (A149) and can easily be explored by walking the pathways that link the two together. You will find excellent places to eat, offering locally caught produce from the harbour at Brancaster Staithe, mussels and oysters are real local delicacies but a special mention goes to samphire which can only be found in Norfolk (and contains more iron than spinach!). Particularly recommendations include The Ship in Brancaster, The White Horse in Brancaster Staithe, Titchwell Manor, The Orange Tree in Thornham and The Duck in Stanhoe, all of which are with a 10 minute drive.
Brancaster also offers one of the UK’s most challenging links courses, the Royal West Norfolk. The adjacent beach features spectacular wildlife including seals, waders, skylarks and the odd passing hobby. For those looking to explore the surrounding seas and creeks, boats and canoes can be hired from Brancaster Staithe harbour. For the uninitiated, why not begin your sailing with some expert training with the local experts.
