5 Courtyard Barns is an exquisite new retreat offering sophisticated luxury living in a great location right in the heart of North Norfolk. Set in the quiet yet convenient village of Docking, you have plenty of amenities right on your doorstep and are just a short drive from the glorious North Norfolk coastline. This characterful, detached, new-build property is well-appointed and has been thoughtfully furnished to an exceptional standard to provide the perfect getaway!
This impressive new detached retreat combines modern luxury with thoughtful architecture, giving guests the ultimate haven in which to relax and unwind. The owners have decorated and designed the property with indulgence in mind throughout, whilst carefully maintaining its character and charm. Having literally thought of everything, the owners have even provided very high quality Harrison Spinks beds throughout and have given a choice of soft or firm pillows in each room, as well as seasonal duvet options for every bed scenario, in order to provide the highest levels of comfort!
Sleeping up to 6 guests in 3 en suite bedrooms this property is the perfect retreat for families or groups of friends looking for a quiet countryside getaway while still being close to the coast. Perfect any time of year, in the summer you can unify the interior and exterior spaces by opening up some of the patio doors, or in the winter you can light the wood burner and hunker down in the comfort of the living room. The stunning courtyard garden has been beautifully landscaped and is full of established shrubs and plants.
Situated just a short drive from the glorious North Norfolk coastline with its many stunning beaches, wide open spaces, some of the best coastal walks, renowned restaurants and hotels, Docking is ideally situated for you to experience the traditional village atmosphere. Close by you will find a village store, pub, fish and chip shop as well as weekly local produce market every Wednesday between 9am-1pm at the Ripper Hall. There is also a playing field with children’s play area.
Arriving at 5 Courtyard Barns, you immediately feel welcomed when entering the property. The spacious entrance hall has a natural stone tiled floor, a coat rack, bench seat with room to tuck your shoes under and there is even a key hook to use so that you don’t misplace your keys! There is also a separate WC located just off the entrance hall.
The open plan kitchen diner is a lovely bright and social area that overlooks the beautiful courtyard garden. The contemporary kitchen is well-equipped with everything a budding chef will need, including a large Cuisine Master cooker and hob, integrated dishwasher, integrated fridge/freezer and a microwave. The dining area is set beside the patio doors and comfortably seats 6 guests. In the summer you can also open the patio doors and invite the outside in!
There is also a separate utility /laundry room set across the hallway where you will find a sink, washing machine, tumble dryer, iron and ironing board.
You will feel right at home in the large comfortable lounge whatever time of year you choose to stay! With high ceilings and exposed beams, the room is full of character and with a full side of floor to ceiling glass patio doors it is filled with natural light and lovely views of the courtyard garden. Beautifully furnished with 2 sofas, separate armchairs, a large built-in bookcase with desk and chair, smart speaker, Smart TV and a Blu-ray DVD player. In the winter you can snuggle up around the roaring wood burner, or in the summer you can open the right-hand side set of patio doors to embrace the warm summer air! (Please note that the left-hand side patio doors do not open).
Bedrooms and Bathrooms
There are 3 good sized sophisticated bedrooms set over the ground and first floors, all with their own en suites.
Bedroom 1: Located on the ground floor, this room has been elegantly furnished with a super king size bed (which can also be twin if you prefer), built-in wardrobes, separate freestanding chest of drawers and a dressing table with a mirror and chair. The en suite comprises a walk-in shower with 2 shower options, wash hand basin, WC, and a heated towel radiator.
Bedroom 2: Set on the first floor in the eaves of the house, this room has been thoughtfully furnished with a king size bed, built-in wardrobe, a freestanding chest of drawers and 2 Velux windows with black-out blinds. The en suite is equipped with a walk-in shower with 2 shower options, wash hand basin, WC and towel radiator.
Bedroom 3: Also on the first floor is the twin room (which can also be zip-and-linked to make a super king bed if you prefer) with a large built-in wardrobe, freestanding chest of drawers and 2 Velux windows with black-out blinds. The en suite bathroom features a bath with shower over, WC, wash hand basin and a towel radiator.
At the rear of the property there is a fully enclosed courtyard garden that has been beautifully landscaped and planted with established shrubs, plants, and trees. There is an alfresco dining area with seating for 6 guests as well as a charcoal BBQ for use through the warmer summer months. There are also 2 wooden loungers set beneath the pergola making the perfect place to enjoy a good book, glass of wine and fresh air all at the same time! There is also a path way that runs down the side of the property where you will find a retractable washing line and a hose pipe should you need to wash mud/sand off of your boots after returning from a day of exploring!
There are 3 allocated off-road parking spaces, 2 on the bricked driveway opposite the front of the property and 1 additional space located in the centre of the cart lodge, which is round to the right of the property. Each of the spaces are clearly marked with the number 5.
