The location of 5 Manor Farm Barns puts you at the top of the beach road that takes you directly to beautiful Brancaster beach, why not leave the car and take a 15 minute stroll to the beach, could it be any easier? Close by, you also have several excellent options for eating out, a quick walk across the road brings you to The Ship, or, after a 5 minute drive, you can enjoy Titchwell Manor, The White Horse in Brancaster Staithe or The Orange Tree in Thornham.
Bedrooms & Bathrooms
Four comfortable bedrooms await, two twins on the ground floor and a further two king size bedrooms on the 1st floor.
The master bedroom offers a king size bed, ample storage, freeview TV and Blu-Ray player. The room is serviced by the large family bathroom that is directly next door on the 1st floor landing. The bathroom offers a large walk-in shower, huge bath with built-in TV, WC and basin. A great space to relax and escape from the stresses of modern life.
Bedroom two is also accessed via the 1st floor landing, here you’ll find another comfy king size bed with lots of storage and a freeview TV.
Bedrooms three and four are both located on the ground floor and are mirror images of each other. Both offer twinned single beds and each have en suite facilities that contain a walk-in shower and WC.
There is also a WC on the ground floor, near the utility room.
The layout of 5 Manor Farm Barn really encourages groups to come together into the central entertaining space of the kitchen, dining room and lounge. This high ceilinged space enables everyone to follow their own pursuits, while allowing guests to share the same large space. This area can be further increased by opening up the bi-fold doors to the outside courtyard, here you will find more outside dining facilities, perfect for BBQ’s!
The dining area has seating for 16 people and sits centrally within the property. Above the brushed metal dining table, two large light fittings create quite a statement. A fabulous place to settle in for the evening. Please be aware that any fluids spilt onto the metal dining table must be wiped straight away with a cloth. No cleaning chemicals may be used upon it.
Either side of the dining table you have the lounge and the kitchen. The lounge is tucked in on a lowered level and has a large flatscreen TV and an attractive built-in fire place. As with the dining area, one side of the room features bi-fold doors that lead to the outside seating area.
Set apart from the central area, you’ll find a 2nd smaller lounge space. Complete with laid-back seating, TV and Xbox 360 this is ideal for entertaining groups of children, while still being able to have them within earshot.
Kitchen and Utility Room
5 Manor Farm Barn also provides a modern, well equipped kitchen. Built around the white centre island, it includes two built-in Miele ovens and a Miele microwave oven. A large Miele induction hob gives additional cooking facility.
There is also plenty of fridge and freezer space, with two of each available for use, and a wine fridge for the important stuff! A Quooker tap provides instant boiling water.
Please note, the white centre island can stain if liquids are left and not cleaned up.
Please use the trivets provided either side of the induction hob. Within the ground floor utility room, you’ll find the separate washing machine, tumble dryer and Belfast sink.
The outside space is fully enclosed by a 6ft wall and electric gate, allowing parents to relax, safe in the knowledge that the children cannot get very far from the roost. Being well protected by its enclosed nature, in the summer this becomes a warm place to soak up some rays.
The garden is comprised of three main areas; a small grassed patch, parking spaces and seating/BBQ area.
The property offers generous off-road parking for up to four cars, ideal for large groups. During the current climate, the homeowner may consider a reduction in the rate for lower occupancy. Please enquire with the reservations team.
A key destination for any visit to the North Norfolk coast, the Brancasters offer a wide range of activities and opportunities for all ages. Both villages have been formed around the ‘coast road’ (A149) and can easily be explored by walking the pathways that link the two together. You will find excellent places to eat, offering locally caught produce from the harbour at Brancaster Staithe, mussels and oysters are real local delicacies but a special mention goes to samphire which can only be found in Norfolk (and contains more iron than spinach!).
Brancaster also offers one of the UK’s most challenging links courses, the Royal West Norfolk. The adjacent beach features spectacular wildlife including seals, waders, skylarks and the odd passing hobby. For those looking to explore the surrounding seas and creaks, boats and canoes can be hired from Brancaster Staithe harbour. For the uninitiated, why not begin your sailing with some expert training with the local experts.
