Beautiful old wooden beams course throughout the rooms giving a feel of permanence and character to the whole building, when coupled with the quiet yet convenient location, Courtyard Barn is sure to be the perfect find when looking for a holiday with friends or family.
Recently built to a high level of luxury, Courtyard Barn has been thoughtfully prepared to give its guests abundant comfort in surroundings that speak of Norfolk and beachy holidays. Larger groups are also well catered in the large lounge that opens up, on either side, to the well-appointed kitchen and the enclosed garden.
Nearby villages include the popular villages of Burnham Market, Thornham and Brancaster, all within 7 miles of the property.
Bedrooms and Bathrooms
Four beautifully designed bedrooms await, all of which are furnished with comfy beds and offer ample built in storage space, two are even en suite. All have large windows that look towards the fields on the very edge of the village.
Bedroom 1 is located on the ground floor and has a king size sleigh bed, built in storage, window seat and en suite shower with WC.
On the 1st floor you have three bedrooms, all of which are accessed from the landing.
Both bedrooms 2 and 3 are serviced by the large master bathroom directly opposite on the landing, making use of the large bath and separate shower. They have twin (zip and link) and a double size bed respectively.
Bedroom 4 is considered the master and has its own en suite with shower, basin and WC. The room also has a Freesat enabled TV and Juliette balcony that overlooks the fields to the rear of the property.
Living Space and Kitchen
The core area of Courtyard Barn is the fantastic combination of open plan vaulted kitchen and lounge, continuing through the French doors and out into the garden. All of these areas can be separated by the use of internal doors but when entertaining the option of throwing the doors open is of great appeal.
The kitchen is well appointed with range cooker, built in dishwasher, fridge, freezer and a full kitchen inventory of utensils and crockery. Centrally you have a dining table positioned in the generous light offered by the windows that feature heavily, eight guests can easily be catered for.
Moving through the double oak doors you make you way into the spacious lounge. Here you can relax in front of the widescreen TV and make use of the Blu-ray player and comfy sofas.
At the far end of the lounge you’ll find French doors that take you out into the rear garden, an ideal set up for groups to pursue different interests while keeping everyone together.
Enclosed garden to the rear with plenty of space for the kids to play with adjacent patio area featuring outside furniture, parasol and charcoal BBQ. Please note that this property welcomes 1 well behaved dog which must sleep in the utility room with pet gate in situ or if guests bring a crate the dog can sleep in the crate only in the corner of the kitchen
Off-road parking at the front of the property for up to 3 cars with an additional carport a short walk away across the courtyard.
The ground floor utility room has both washing machine and tumble dryer.
Situated a stone’s throw away from the glorious North Norfolk coastline with its many stunning beaches, wide open spaces, some of the best coastal walks, renowned restaurants and hotels, Docking is ideally situated for you to experience the traditional village atmosphere.
Nearby, popular Burnham Market is set in the heart of the royal coast and the green at the centre of this stunning Georgian village is surrounded by 18th century houses, shops and chic boutiques. For dining you have several great options, these include the The Hoste, Socius, 20 North Street and Number 29. The green also offers an abundance of small village shops including a butcher, fresh fish shop, green grocers, wine merchant and deli you are spoilt for choice. All-weather tennis courts can be found an easy stroll away on the village playing field.
After a short drive and you’ll discover the sailing harbours at Brancaster Staithe and Burnham Overy Staithe and the beaches and Royal West Norfolk Golf Course at Brancaster. Historic Holkham with its wonderful white sandy beach and Wells-next-the-Sea with its beach huts are a short drive away too. If you don’t want to stray too far, then enjoy an al fresco dining experience making full use of the BBQ or simply get lost in a good book in the sunny garden.
Close by you will find a village store, pub, fish and chip shop as well as weekly local produce market every Wednesday between 9am-1pm at the Ripper Hall. There is also a playing field with children’s play area.
