6 Courtyard Barn has been converted to an exceptional level. The owners have decorated and designed the property with indulgence in mind throughout, whilst carefully maintaining its character and charm. Nestled in the heart of Docking, just a short drive from the stunning beach at Brancaster and the boutique shops at Burnham Market, its location is incredibly convenient.
As well as small families, larger groups are also well catered for here due to the large bi-fold doors at either end of the lounge allowing guests to open up the room to the well-appointed kitchen, as well as link up the inside and outside spaces to good effect. The pretty enclosed garden boasts views of the stunning Norfolk countryside and is a great space for the children and/or dog to let off some steam. With the adjacent patio area complete with outside furniture and BBQ, this is a superb spot in the warmer months.
Living Space and Kitchen
The core area of Courtyard Barn is the fantastic combination of open plan vaulted kitchen and lounge, continuing through the French doors and out into the garden. All of these areas can be separated by the use of internal doors but when entertaining the option of throwing the doors open is of great appeal.
The kitchen is well-appointed with a large range cooker and hob, built-in dishwasher, integrated fridge and freezer, a Nespresso coffee machine and a full kitchen inventory of utensils and crockery. Centrally you have a dining table positioned in the generous light offered by the attractive roof windows, where eight guests can easily be catered for.
Moving through the double oak doors you make your way into the spacious lounge. Here you can relax in front of the widescreen TV and make use of the Blu-ray DVD player and comfy sofas, and in the winter, you can snuggle around the roaring wood burning stove.
At the far end of the lounge you’ll find large French doors that take you out into the rear garden, an ideal set up for groups to pursue different interests while keeping everyone together.
Also, on the ground floor there is a separate utility room which houses the washing machine and tumble dryer.
Bedrooms and Bathrooms
Four beautifully designed bedrooms await, all of which are furnished with comfy beds and offer ample built-in storage space. All have large windows that look towards the fields on the edge of the village.
Bedroom 1: Located on the ground floor, this spacious room has a king size bed, built-in wardrobe, chest of drawers, dressing table with stool and mirror, and an armchair to relax in. This room also benefits from having its own en suite complete with a large walk-in shower, WC, hand basin and a heated towel rail.
Bedroom 2: Set on the first floor is the twin room offering 2 comfortable single beds (which can also be zip and linked together to make a super king bed), a built-in wardrobe and a separate chest of drawers. This room shares use of the family bathroom with bedroom 3.
Bedroom 3: Positioned on the first floor, this light and spacious room is furnished with a double bed, built-in wardrobe, separate chest of drawers and shares use of the family bathroom directly opposite.
Family Bathroom: The spacious family bathroom comprises a bath with a handheld shower attachment, separate walk-in shower with a choice of rainfall effect or power shower options, WC, hand basin and a wall-mounted heated towel radiator.
Bedroom 4: Considered to be the master bedroom this room has a Freesat enabled TV and Juliette balcony that overlooks the fields to the rear of the property. Furnished with a king size bed, built-in wardrobe, chest of drawers, dressing table with stool and mirror, and has its own en suite with a shower, hand basin and WC.
At the rear of the property there is an enclosed garden with plenty of space for the kids to play on the lawn, with a patio area featuring outside furniture, parasol and charcoal BBQ, ideal for al fresco dining on a warm summers’ day.
There is off-road parking available at the front of the property for up to 3 cars, with an additional carport a short walk away across the courtyard for a 4th car.
Please note that this property welcomes 1 well behaved dog which must sleep in the utility room with pet gate in situ or if guests bring a crate the dog can sleep in the crate only in the corner of the kitchen. While the garden is enclosed it is not secure for dogs, therefore we suggest they are supervised when in the garden.
Situated just a short drive from the glorious North Norfolk coastline with its many stunning beaches, wide open spaces, some of the best coastal walks, renowned restaurants and hotels, Docking is ideally situated for you to experience the traditional village atmosphere. Close by you will find a village store, pub, fish and chip shop as well as weekly local produce market every Wednesday between 9am-1pm at the Ripper Hall. There is also a playing field with children’s play area.
