Ash Cottage is a stylish, family-friendly cottage located close to the stunning sandy beach in the popular village of Brancaster. With accommodation set over three floors, this well-designed property will delight both adults and children alike. Offering three spacious bedrooms each with their own en suites, an enclosed garden, off-road parking and it is dog friendly – what more could you possibly want!
Ash Cottage has been beautifully designed and decorated using a palette of blues, whites and creams to match the coastal theme throughout – the thick cream carpet is even representative of the lovely soft sand found on Brancaster Beach! With three stylish, spacious bedrooms everyone can enjoy their own private space to relax in, or alternatively, bring your family and friends together in the open plan living space and enjoy some quality time together over a delicious home cooked meal or by enjoying a good family board game – friendly competition is advised at all times! With underfloor heating downstairs, your toes will be kept toasty in the winter, and with sunshine streaming through the bi-fold doors in the summer, this house really is perfect all year round.
Entrance to the property brings you immediately into the open plan kitchen/diner. This room is filled with natural light from the bi-fold doors, which can be opened onto the patio in the rear garden.
The contemporary kitchen is fully equipped with an electric oven, separate grill and an induction hob, an integrated fridge/freezer, dishwasher, a combined washing/drying machine, microwave, kettle and toaster.
The spacious dining area comfortably accommodates six guests around a beautiful solid wood table. There are also connecting double doors that can be opened to link the kitchen-diner to the lounge to create one large entertaining space.
The spacious lounge is the ideal place for the family to relax in style! Furnished with two comfy sofas, an armchair and a rocking chair there is plenty of space to bring all of your party together. There is a Smart TV and a Blu-ray DVD player with a selection of DVD’s, as well as a variety of books, games and puzzles for all the family to enjoy!
Bedrooms & Bathrooms
There are three well-proportioned, stylish bedrooms set over three floors.
Bedroom 1: Located on the first floor, this room is furnished with a double bed, freestanding wardrobe, chest of drawers and has additional wall hanging space for your robes. This is the only bedroom that is serviced by the adjacent family bathroom.
Family bathroom: The modern family bathroom is equipped with a Porcelanosa suite including a bath with double shower over (rain-effect or power shower), a wash hand basin, WC and a heated towel rail.
Bedroom 2: The spacious master bedroom is positioned on the first floor and overlooks the rear garden. Furnished with a king size bed, large built in wardrobes, freestanding chest of drawers and a dressing table with mirror and stool. This room also benefits from having its own Porcelanosa en suite shower room featuring a walk-in rain effect shower with an additional hand-held shower attachment, WC, hand basin and a heated towel rail.
Bedroom 3: Set on the second floor in the eaves of the house, with sea views, is the twin bedroom. This room is furnished with quirky touches, including a shark light shade, whale bedside lamps, hanging bird hooks on the wall and port hole style windows! There is also a chest of drawers and a dressing table with a mirror. The Porcelanosa en suite shower room has a walk-in rain effect shower with an additional hand-held shower attachment, WC, hand basin and a heated towel rail.
There is also a ground floor WC with hand basin.
To the front of the property there is a small open garden with a low perimeter wall.
At the rear of the property there is an enclosed south-facing garden that also runs around the side of the house. This garden is laid to lawn which is bordered with pretty lavender plants and shrubs. There is also a patio area with an al fresco dining set ? perfect for enjoying those long warm summer evenings!
There are two off-road parking spaces located at rear of the property which are accessed by the driveway to the side of the house. Ash Cottage parking is in the right-hand side of the car port.
The cottage is well located in this ever-popular village. You are within walking distance to The Ship Inn pub/restaurant and can also walk or drive to the beautiful, expansive sandy beach! You are also just a short drive from the villages of Brancaster Staithe or Thornham where you will find fabulous restaurants and eateries, shops, harbours and plenty of coastal entertainment!
