Church View is nestled in the heart of the coastal village of Brancaster on the North Norfolk Coast with magnificent views down to the church from the spectacular garden which would be an idyllic spot to enjoy a lazy sunny afternoon.
This breath taking property offers the epitome of modern, minimal living set in stunning garden with flexible ground floor living space consisting of living room with a modern contemporary feel and double doors inviting you outside to the sheltered patio area. The ground floor shower room continues the neutral hues of colours and the sitting room with wood burning stove leads from front to rear via double doors inviting the outside in. The cherry on the top must be the stunning modern, light and airy kitchen fitted with high tech appliances, family dining space and bi-fold doors tempting you outside. The utility room keeps all of your laundry facilities separate from the kitchen and perfectly complements the practical living space.

Bedrooms and Bathrooms
The galleried landing welcomes you to the master suite that boasts dual aspect views affording lots of natural light, built in double wardrobes and en-suite, four piece bathroom with a modern, contemporary feel.
The rear twin bedroom has views to the church and built in wardrobe, the family bathroom is well appointed with a four piece suite including double walk in shower and heated towel rail.
The spacious king size bedroom at the front features built in wardrobes and en-suite shower room.
The final bedroom sits central to the first floor and reflects the attention to detail that this house is proud to show.
The front garden is mainly laid to lawn and bordered with Lavender, leading to the sheltered patio area at the side and through to the gated rear garden which has a teared lawn, fruit trees and garden room. The garden room has the added bonus of shower room facilities and table tennis table. Outside of the garden room you have the perfect spot to enjoy some alfresco dining whilst also providing children with a safe, enclosed area to roam in.
You won’t find a beach more beautiful than Brancaster beach. Brancaster beach is yet another of Norfolk’s glorious beaches, with miles and miles of unspoilt golden sand, as far as the eye can see, and also has the added advantage of housing the remains of an old shipwreck, seen when the tide is out. Turn left down Beach Road and follow the single track road for approximately a mile. The car park when you arrive at the beach is on the right hand side. Currently the car park operates on a pay and display basis. Alternatively walk to the beach safely via the raised bank to the left hand side of the road. The beach is dog friendly and if you are lucky you might see seals in the shallow waters to about ? a mile to the left of the golf club house. Go right and keep walking along the sands and you will see the shipwreck when the tide is out.
Brancaster beach is always a fantastic to walk on, whatever time of year you visit Brancaster, but the nicest time is when the tide is out. If you’re a keen kite surfer or into kite buggying, then Brancaster is a fantastic beach for this, but there are restrictions which you can find via the National Trust website. Remember to check the Brancaster tide times otherwise you could be left stranded for quite a while!
When there is a high Spring tide, the road to the beach can become flooded, and it’s really not advisable to drive through this at high water although this is rare. However, once you get onto the beach, the world is your oyster. Wide open sandy beaches which go left or right, you can walk as far away as you wish, or just set up with your gear near the entrance and enjoy the day. There is a WC opposite the car park, as well as a little wooden shop where you can buy ice creams, drinks, buckets and spades and balls.
