Set in the village of Warham within an Area of Outstanding Natural Beauty just 2 miles inland from the popular coastal town of Wells-next-the-Sea and Stiffkey. The village has two large medieval churches, a public house and just south of the village is Warham Camp, a small ancient hill fort earthwork built by the Iceni in the 2nd century BC, known locally as ”the Danish Camp’. Wells-next-the-Sea is just 2 miles to the north and is a small coastal town with a big personality. From the late 16th century up until the early 20th century, it was a major port and still attracts a wide variety of pleasure craft alongside the fishing fleet bringing in local crab, whelk and shrimp. The Quay is the focal point of the town dominated by the iconic granary building with its distinctive overhanging gantry. The town itself, predominantly a Conservation Area, is made up of narrow streets and ”yards’ leading up from the Quay with many buildings dating back to the early 17th century. Wells beach has a beautiful array of coloured beach huts and, like neighbouring Holkham beach, is fringed by sand dunes and pinewoods with miles of soft sand. This beautiful part of the world offers many leisure pursuits including wonderful coastal walks, cycling, kite surfing, sailing, golf and birdwatching.
Initial entry into Fitters Barn brings you into the pantry where you will find a handmade, live edge wooden bench, coat hooks, sink, fridge freezer and storage space. This then leads into the expansive, open-plan kitchen/diner.
The extensive, open-plan kitchen/diner is a great space for entertaining or hosting a dinner party on special occasions. The bifold doors open onto the rear patio and provide views over the garden and surrounding countryside beyond.
The large contemporary kitchen is very well-equipped with everything the master chef of the group will need to cook up a storm! Including 2 built-in ovens, an integrated dishwasher, double sink, 2 built-in cooling drawers, microwave, and a Krups Nespresso machine (pods not included). The centre island has a beautiful natural Sycamore wood worktop sourced from the Holkham Estate and doubles as a breakfast bar with 3 stools.
The very spacious dining area comfortably seats 8 guests for a formal sit-down meal, perfect for bringing the family together! Adjacent to the dining area there is also a comfy sofa for relaxing on with the morning paper or enjoying the extensive views of the country, while your coffee brews.
Located on the ground floor there is a laundry room equipped with a large sink, washing machine, separate tumble dryer, iron and ironing board.
Head up the large oak cantilever staircase to the first floor and you will find the generous lounge with a feature curved hangar style ceiling with exposed steel work, which adds to the depth and spaciousness of this room. This room is filled with natural light from the large windows and boasts stunning views over the rolling Norfolk countryside into the distance. You can also open the large sliding window to let in the fresh county air! This room is furnished with 2 large sofas to sink into and an armchair centred around the large Stovax wood burning stove. There is also a large smart TV with a Sonos soundbar, an additional separate seating area which is perfect for indulging in a good book, and a selection of family games on offer. Also off the lounge is a study area, with comfortable desk in a well lit, airy private space should you wish to “work from home”.

There are 4 individually designed, super spacious bedrooms set over the two floors of this property.
Bedroom 1: Located on the ground floor, this stylish bedroom offers twin single beds (which are zip and link so can also be set as a super king upon request), freestanding wardrobe, chest of drawers, relaxed seating, a smart TV, and an en suite with a walk-in shower, hand basin, WC and a heated towel radiator.
Bedroom 2: Located on the ground floor, this sophisticated bedroom offers a super king size bed (which is zip and link so can also be set as twin singles upon request), built-in wardrobe, freestanding chest of drawers, and an en suite with a walk-in shower, separate bath, large hand basin, WC and a heated towel radiator.
Bedroom 3: Set on the first floor, this spacious bedroom offers a super king size bed, 2 built-in wardrobes, a freestanding chest of drawers and a smart TV. There is also a shower room set adjacent to the bedroom with a walk-in shower, WC, hand basin and heated towel radiator.
Bedroom 4: Considered as the master bedroom, this stunning bedroom on the first floor has the feature curved hangar style ceiling with exposed steel work and large windows with a Juliette balcony providing yet more countryside views! Furnished with a super king size bed, freestanding chest of drawers, smart TV and relaxed seating. Set behind a partitioning wall, this room also boasts its own separate dressing room with a built-in wardrobe and a dressing table with stool and mirror, as well as an en suite with a walk-in shower, separate bath, large hand basin, WC and a heated towel radiator.
There is a ground floor WC located at the end of the hallway.
The beautiful south/west facing sunny garden is filled with sunshine all day and is the perfect place to sit and relax while watching the sun setting at the end of the day! The patio is edged with sleepers and pretty raised flower beds and boasts 2 seating areas, one with relaxed corner sofas and the other for more formal al fresco dining on warm days. There is a large, raised lawn area that is fenced and wired on either side. At the end of the lawn there is a small wild area with established pine trees which backs on to a livestock field that holds sheep. This is separated by a wired fence with electrical fencing around the top.
To the front of the property there is a gravel driveway providing off-road parking for up to 4 cars with an additional space for 1 car located in the garage which is set into the property on the ground floor.
