At last, the long-awaited transformation is complete, and we can now proudly present Hope House! This Grade II listed building has undergone an extensive, full renovation with spectacular results. Centrally located in the village of Snettisham, this is the perfect property in which to bring your friends and family together for a unique experience where you will have everything you need under 1 roof. Offering eight bedrooms, formal and informal lounge and dining areas, with an additional games room, space and variety will never be a problem for groups that are lucky enough to stay at Hope House! *Take advantage of lower occupancy (sleeps 10) rates out of peak season!*
Hope House is a Grade II listed building with an abundance of character and history at its core. In the 19th century it was a ladies’ boarding school run by Miss Hannah Santy and Miss Mary Sayer until 1871, when the school moved to the Hollies on the opposite side of the road. In the cellar there are blocked arches which are said to run under the road and join up with the Hollies. Since then, the house has belonged to members of the Lambert family who were an influential family within the village with several local business interests. In addition to this, there is a traditional sundial in the rear garden which is one of the oldest in Norfolk!
In 2020 the property was purchased by the now current owners who have dedicated themselves to renovating the property to create the best holiday let possible! Having conducted a lot of research, they have created a stunning property that really ticks all the right boxes. Offering luxury, contemporary accommodation beautifully blended with the original features of the property to maintain its charm and character. There is also plenty of space on offer so that you can choose to spend quality time with your loved ones or enjoy your own pursuits. The impeccable detail is on show throughout the house, right down to the built-in stairgates at the top of each staircase that are specially designed to blend in with the attached banisters! You will also see quirky touches of cows in the chosen artwork and throughout the property, which pays homage to the current owners who are dairy and cereal farmers!
Centrally located in the well-appointed village of Snettisham, you are within walking distance of 2 renowned eateries, The Old Bank which is a Michelin star bistro, and The Rose and Crown which is an award-winning pub! There is also a pharmacy and a small Co-op just a stone’s throw away. In addition to this you are just a short drive to Snettisham Park Farm and the beach, which is the ultimate place to catch one of Norfolk’s spectacular sunsets!

On entering Hope House, you will immediately find yourself in the spacious boot room. Here you will find ample coat and shoe storage – perfect for when you come back from a day at the beach or after a muddy walk! There are also laundry facilities including a washing machine, tumble dryer and sink.
The open and spacious kitchen is befitting of the property – traditional farmhouse style cupboards combined with contemporary quartz worktops. Adjacent to the kitchen is an informal dining area with a large, vintage wooden table and up to 10 chairs, making this a great space to socialise while not leaving out the master chef of the group! In the warmer months you can open the large French doors onto the patio where you will find an extensive al fresco dining area. There is also a Smart TV so you needn’t miss your favourite TV series while cooking, and an interesting feature of an original F.Whitfield and Co. safe!
The kitchen is fully equipped with everything you will need and more! Kitted out with an American style fridge freezer, additional undercounter fridge, 2 wine chillers, double ovens and grills, ceramic hob, built-in microwave, 2 integrated dishwashers, kitchen aid and a Magimix Nespresso coffee machine. There is also a central island lined with 4 comfy breakfast stools.
Formal Dining Room
Head through the hallway to the front of the property and you will find the large formal dining room with contemporary décor and traditional furnishings. This bright, sunny room has a very grand ambience with high ceilings and chandelier lights. The extensive dining table seats 16 guests – perfect for dinner parties and family celebrations! There is also a Sonos speaker available so that you can play some background music while you dine.
The snug TV room is a cosy and comfortable room where you can kick back, relax and enjoy your favourite films and TV shows. Furnished with large, colourful sofas and chairs and a large Smart TV with soundbar.
The bright and spacious drawing room offers a peaceful refuge away from the hustle and bustle of daily life. With high ceilings, large sash windows, chandelier light and an original marble fireplace, this room has a very stately feel. With 3 large comfy sofas, here you can enjoy some quality time together with good conversation or some quiet reading time with your favourite book and a good glass of wine!
Tucked away at the rear of the property and surrounded by the peaceful garden is the wonderful games/cinema room. Decorated with large murals of Laurel and Hardy which define the entertaining nature of this room! With an original bar billiards table, table football and a selection of games on offer, you definitely won’t get bored here! What’s more, there is an incredible cinema system complete with a large Smart TV and Sonos soundbar and surround sound system, sink into one of the 4 oversized sofas and immerse yourself in an epic film – perfect for the ultimate movie night!
From here you can also access a secluded part of the rear garden with its own patio and seating area and a children’s swing.
Bedrooms and Bathrooms
There are 8 individually designed and thoughtfully furnished bedrooms spread across the 2 floors of this property, all of which have their own Smart TV’s, offering everyone their own private space in which they can escape to.
Bedroom 1: Set on the ground floor, this elegant bedroom is furnished with a king size bed, freestanding antique wardrobe, separate chest of drawers and a Smart TV. This room also has an en suite with a large walk-in rainfall shower with additional handheld shower option, WC, wash basin and a heated towel radiator.
Bedroom 2: The master bedroom is located on the first floor with dual aspect views to the front of the property and over the rear garden. Complete with a super king size bed, large wardrobe with hanging space and shelving, antique full-length mirror, Smart TV, original feature fireplace and relaxed seating. There is also an en suite with a large walk-in rainfall shower with additional handheld shower option, WC, wash basin and a heated towel radiator.
Bedroom 3: Overlooking the front of the property, this twin bedroom offers 2 wardrobes, one with hanging space and one with shelving, a Smart TV and an original feature fireplace.
Bedroom 4: Set on the first floor overlooking the front of the property, this spacious room offers a super king size zip and link bed (which can also be split into twins upon request), a built-in wardrobe, freestanding chest of drawers, full length mirror, relaxed seating, a Smart TV and an original feature fireplace.
Bedroom 5: This sophisticated bedroom is on the first floor and is furnished with a super king size bed, large built-in wardrobes, relaxed seating and a Smart TV. There is also an en suite with a large walk-in power shower, WC, wash basin and a heated towel radiator.
Family Bathroom: Set on the first floor and adjoining the 2 sides of the house, this lavish bathroom is a thing of beauty! This spacious room comes complete with a large walk-in rainfall shower with additional handheld shower option, twin hand basins, 2 towel radiators, a WC and an attractive roll-top bath. Where better place to sink into some bubbles and let all your troubles melt away!
Please note that three bedrooms are locked off when booking the sleeps 10 option of Hope House, and are therefore not mentioned above.
There is also an additional ground floor WC.
To the front side of the property there is a gated shingle driveway providing ample off-road parking.
The large rear garden can be accessed from the kitchen, where you will find yourself in the fully enclosed, walled garden, reminiscent of The Secret Garden! Here there is a large, paved patio area with extensive tables and chairs offering al fresco dining for up to 16 guests. There is also a large Grillstream gas BBQ available for you to use during your stay. Step down to the large Croquet lawn and follow the shingle path past one of the oldest sundials in Norfolk and through the yew hedge where the garden opens out even more! This expansive country garden is well maintained providing a beautiful nature haven. The well-established borders are stunning in full bloom and include buddleias, wisteria, cherry blossoms, bluebells, and hellebores, to name just a few!
There is also a separate, secluded area for anyone who wants some time out alone. Accessed via the games room this area has its own patio and seating area and a children’s swing.
