Kingfishers Cove is a beautiful newly built property located right on the North Norfolk coast in the village of Titchwell. Having been thoughtfully designed and styled, this light and spacious property comfortably accommodates up to 6 guests in 3 well-appointed bedrooms. The open plan living area is a great social space in which to spend quality time with your friends and family, while the enclosed, south facing garden is a lovely place to sit and bask in the sunshine with your favourite book in one hand and a glass of wine in the other!
The village of Titchwell is set in an Area of Outstanding Natural Beauty and is well located to explore the wild North Norfolk coast at any time of year. Head to the west and you will find the village of Thornham – a real favourite with foodies, and Old Hunstanton with its expansive sandy beach and colourful cliffs. Head to the east and you will find the popular destinations of Brancaster, Burnham Market, Holkham and Wells, to name just a few. Within the village you have the choice of 2 renowned restaurants, Titchwell Manor or Briarfields both of which are within walking distance. For the nature lovers there is a large RSPB nature reserve just a 5 minute walk away and you can also follow the boardwalk through the nature reserve to the sandy beach, which is well worth the 20 minute walk for the beauty and seclusion that this beach affords!
Upon entering Kingfishers Cove, you are presented with a large and inviting open-plan living area featuring a contemporary kitchen, dining area and comfortable lounge.
The modern kitchen area is well laid out and easy to navigate, with a built-in oven, induction hob, microwave, dishwasher, fridge, freezer and a Moka coffee pot.
Set between the kitchen and lounge is the spacious dining area. Comfortably seating 6 guests around a large attractive wooden table, this stylish area is the perfect place to come together for a sit-down meal or for socially entertaining.
The comfortable lounge area is set beside the bifold doors overlooking the enclosed rear garden. Complete with a large corner sofa and a Smart TV with app only viewing, here you can kick back and relax in style. In the summer you can open the bifold doors and unify the interior and exterior spaces!
Bedrooms and Bathrooms
Bedroom 1: The master bedroom is set at the rear of the property with a Juliette balcony overlooking the surrounding countryside. Furnished with a king size bed, freestanding wardrobe, chest of drawers, and a dressing table with stool and mirror. This room also boasts an en suite with a large walk-in shower, hand basin, WC and heated towel radiator.
Bedroom 2: This twin-bedded room is ideal for children and is furnished with 2 full size single beds, chest of drawers and hanging space.
Bedroom 3: Set at the front of the property with views looking out to sea this well-proportioned room is furnished with a king size bed, hanging rail, and chest of drawers.
Family Bathroom: The contemporary family bathroom is decorated with marble tiling and equipped with a bath with shower over, hand basin, WC and a heated towel radiator. This bathroom is shared by bedrooms 2 and 3.
There is also a ground floor WC set just off the living area.
To the rear of the property there is an enclosed, south facing garden that basks in the sunshine all day! The good size lawn is perfect for the kids and dog to play on and expend some of their energy! There is also a patio area with a table, chairs, and parasol seating up to 6 guests, as well as a charcoal BBQ, making this an ideal place to enjoy some al fresco dining in the summer months.
There is off-road parking for 2 cars located on the gravel driveway at the rear of the property.
