Having undergone an extensive renovation, this property is now a spacious barn conversion set entirely on the ground floor that can accommodate up to 4 guests in 2 en suite bedrooms. Nestled in the rural village of North Barsham you will find yourself immersed in the Norfolk countryside with an abundance of nature and wildlife right on your doorstep!

With the accommodation set on the ground floor and sleeping up to 4 guests in 2 individually designed en suite bedrooms, Little Barsham is ideal for couples or small families looking for a rural retreat where they can spend time together yet also enjoy their individual pursuits.
With views across the meadows and the Stiffkey River valley, this rural retreat is a haven for nature lovers, walkers, cyclists, and keen ornithologists. Put your boots on or hop on your bike and you can wind your way along the quiet country lanes and explore the neighbouring villages of East Barsham, Houghton St Giles and Little Walsingham. You can also visit the local Barsham Brewery just along the road at West Barsham. Alternatively, jump in your car and within 5 minutes you can be in the market town of Fakenham, or take a 15-minute drive North and you will be on the glorious North Norfolk coast with the sand between your toes and the wind in your hair!
Upon entering Little Barsham, you are welcomed into the hallway with its striking pebbled floor. Here you will find plenty of storage cupboards for tucking away your coats and shoes. There is also a WC which also houses the combined washer/dryer.
The spacious open plan living area is the central hub of this property. With huge windows on each side, this room is beautifully light with views across the meadow the village church. Thoughtfully designed to combine modern living with vivid colours and original features including exposed beams and brick walls, this is perfect area for spending quality time together, whatever the weather. In the warmer months you can open the door to either garden area and let the warm air in, or in the cooler months you snuggle around the toasty woodburner.
The lounge area is furnished with two comfortable sofas to sink into while enjoying your favourite TV show or DVD, or maybe you just want to take in the peace, tranquillity, and views that this barn affords. The dining area has a table and chairs that comfortably seats 4 guests, while the small kitchen is well-equipped with everything you will need during your stay, including a fridge/freezer, built-in oven, ceramic hob, microwave, dishwasher, and a large ceramic butler sink.
Bedrooms & Bathrooms
There are 2 individually designed, en suite bedrooms, both of which are on the ground floor.
Bedroom 1: Furnished with a king size bed, built-in wardrobe and an en suite complete with a walk-in double shower offering rainfall effect or power shower options, WC and hand basin.
Bedroom 2: Set just off the lounge area, this room has a high vaulted ceiling with a feature exposed brick wall. Offering a four-poster king size bed, built-in wardrobe and an en suite equipped with a bath and hand-held shower attachment, WC and hand basin.
There are two garden areas located on either side of the barn. To the front side of the barn, there is a hard landscaped, enclosed courtyard with a table and four chairs. To the rear of the barn, there is a larger garden laid to lawn with a concrete patio area providing a table and four chairs and a charcoal Webber BBQ – perfect for al fresco dining. Please note that this garden area is not secure for dogs.
To the front of the barn there is off-road parking available for 4 cars on the gravel driveway.
