Little Manor is a delightful self-catering barn conversion located on the edge of the Sandringham Estate, right next door to Snettisham Park Farm with its flock of 400 ewe's, herd of red deer, horses and ponies. This fantastic property which has an eclectic style and a homely warmth with its large living area, wood burner and three beautifully styled en-suite bedrooms, is equally perfect for families and friends who want to appreciate the countryside and wildlife in this beautiful part of North Norfolk. This characterful luxury barn conversion is situated on a small and private complex on the edge of Snettisham village adjacent to Park Farm and within easy reach of the RSPB nature reserve and beach.
Enjoy a taste of laid-back living in this characterful and comfortable barn which is located in a semi-rural and peaceful location. Families and couples will love the large, light and bright open plan kitchen, lounge and dining area with its oak floors which opens up onto a sunny south facing back garden.
Sink into the delightfully well-loved leather sofas in the large lounge and snuggle up in front of the wood burner before retiring to the comfortable beds where you’ll enjoy sweet dreams in this quiet bolt hole, where often the only noise you will hear is bird song and the horses in the adjoining fields.
Bedrooms and bathrooms
Climb the staircase and you’ll discover three beautifully appointed bedrooms all with their own en-suites, TVs and character beams.
The master Super King bedroom has a pretty Juliette balcony overlooking the front garden and comes with a fabulous en-suite shower room with separate shower cubicle and monsoon shower. The other two en-suite bedrooms also feature Super King beds. The second bedroom has a zip and link bed meaning it can be converted into two singles on request and also has an en-suite shower room. The third bedroom has an en-suite bathroom with shower over. Both windows from the master bedroom and second bedroom overlook open fields … a lovely view to wake up to!
There is also a downstairs cloakroom.
Barefoot relaxation
Walk out through the French doors from the living and dining area and into the sunny rear garden and out through the little gate and you can stroke and feed the horses and ponies in the field opposite. Stroll a few hundred yards further and you can enter Park Farm where you can enjoy deer safari’s and appreciate how a large farm bordering the Sandringham Estate runs day-to-day. A favourite with the Duke and Duchess of Cambridge and their young family, you are in a perfect location to appreciate the bird life and nature that this fabulous part of North Norfolk offers, yet you are only a few miles drive from the facilities and sandy beaches at Heacham, Hunstanton and Old Hunstanton. There are also French doors to the front garden to let the warmth in on sunny days.
In the winter months, snuggle in front of the woodburner and appreciate the warmth from the underfloor heating while planning your day ahead!
For a gastro pub with a traditional feel, head to the Rose and Crown pub in the village, recently voted 2015 Pub of the Year by the Good Pub Guide. Head to Old Hunstanton to enjoy Michelin starred dining at The Neptune or drive down the coast and discover all the local produce and fresh fish huts where you can buy crab, lobster, sea bass and samphire when in season.
Make sure you take time to visit the RSPB nature reserve at Tichwell, beaches at Brancaster, Holkham and Wells-next-the-Sea, visit the the seals from Morston further along the coast and enjoy trendy Burnham Market where you can shop til you drop if you are in need of a spot of retail therapy!
Wells-next-the-Sea is a delight too with its fantastic beach, pine woods and fantastic beach huts.

The modern kitchen is very well equipped and has granite surfaces, fridge/freezer, range oven with gas burners and electric ovens, microwave and fridge/freezer.
There is a separate utility room with washer/dryer.
There is parking for two cars outside on the gravel driveway in front of the two garages.
