Marshland Barn is an idyllic luxury barn, facing out over Titchwell RSPB reserve with amazing far-reaching sea views from the first floor sitting room. With spacious open-plan living accommodation downstairs, it offers plenty of room for all the family to unwind and relax in a wonderfully light and spacious barn by the sea, in a fabulous location on the North Norfolk coast.


An open-plan kitchen leads into a spacious living area on the ground floor. With two bedrooms on the ground floor and three upstairs, this delightful barn conversion has room for everyone as a sleeps 6 or sleeps 10. A soft palette of greys and creams combine with white-washed beams and a beautiful brick and flint exterior to create a luxury holiday property you’ll be inspired and wowed by.
The barn has been finished to an extremely high specification with underfloor heating downstairs and it is tastefully furnished throughout. Ideal for families or friends, it boasts spacious living areas including two sitting rooms, two staircases and a large landing area with chaise. Two separate walled gardens provide the opportunity to enjoy breakfast outside under the warm east sun whilst the other garden provides the opportunity to enjoy some spectacular sunsets.
Ideally located not far from the beautiful sandy beaches at Titchwell, Brancaster or Holme-next-the-Sea and within easy walking distance of the coast and the renowned Titchwell Manor Hotel, bar and restaurant, it offers so much for a family holiday in North Norfolk.
Bedrooms and Bathrooms
Marshland Barn has two bedrooms on the ground floor (a double and a twin, which can also be zip-linked to make a 6′ bed) which both feature vaulted ceilings and have access to the east facing walled garden.The large master en suite king size bedroom is located upstairs along with a further double and twin bedroom, which all face west over the second garden. There is a cloakroom downstairs too.
All bedrooms, except the double upstairs benefit from en suites. The double bedroom is serviced by a fabulous bathroom suite with a large freestanding bath tub and plenty of space with a low level window overlooking the garden. All have powerful showers with plenty of hot water.
Outside
Marshland Barn offers a wealth of al fresco dining opportunities that follow the course of the sun rising and sun setting. Both walled gardens are enclosed and laid to lawn with outside garden furniture. For sun worshippers, choose the bedrooms downstairs and you will be able to walk out and sit outside the French doors and catch the sun’s rays!
A pleasant ten minute stroll through the garden gate and down the track opposite and you will be on Titchwell beach where you may even see seals frolicking in the lagoon to the west of Brancaster beach. Or a five minute walk along the road and you will be able to have dinner or lunch at two lovely restaurants/bars.
Barefoot relaxation
Roll out of bed and into the sunny gardens from the downstairs bedrooms and enjoy morning coffee with the papers. Or relax and revel in the far-reaching views from the upstairs sitting room, where you will be able to watch the bird-life over the nature reserve or gaze out to sea.
If you don’t want to be on the beach, head to chic Burnham Market with its wonderful designer shops or head to the nearby fishing villages of Wells-next-the-Sea or Brancaster Staithe and buy some fresh shellfish, or head out of the harbour from Brancaster Staithe on a chartered fishing trip to catch your dinner – it just doesn’t come fresher!
If you fancy taking a bike ride (tandems are available too!), then Barefoot can arrange this for you and we’ll have the bikes delivered to your property. With plenty of quiet, flat lanes to explore, it is the perfect activity for families and groups of friends.
Winter evenings are best spent curled up in the lounge with a glass of mulled wine or visit the numerous local pubs for a fabulous pub meal by the fire.
Facilities
There is plenty of parking space with parking for up to five cars. Marshland Barn has a utility room with washing machine, tumble dryer, sink and microwave. A spacious kitchen features a Falcon Range cooker (not pictured), ceramic hob, integral dishwasher, integral fridge and an American style fridge/freezer.
During low season periods the barn may be rented at reduced rates for smaller groups without the use of the downstairs bedrooms and clockroom. Please contact Barefoot for further details.
Dogs are welcome – maximum two per stay at a cost of £50 per dog.
