The stunning wrap-around landscaped garden completely encapsulates the property and offers cleverly designed zoned areas for everyone to sit back and relax in, as well as a large hot tub to indulge in where all your troubles turn into bubbles!
Nestled in the heart of Brancaster, in an Area of Outstanding Natural Beauty, you are located merely a stone’s throw from the expansive sandy beach, the Norfolk Coast Path and the Royal West Norfolk Golf Club which is an outstanding links course surrounded by sea and saltmarshes. Also within the village is The Ship Inn restaurant, the village store and post office, Tennis courts, and playing field with children’s play area. You can also easily hop on The Coasthopper bus and venture further afield to either the east or west.
Main House
Living Area
The expansive open plan living area consists of a kitchen, dining area and lounge, and is the perfect social space for all of your party to spend some quality time together while still allowing everyone to enjoy their own pursuits. The room is filled with natural light streaming through the large windows and sliding doors at each end of the room. Please note there is a selection of soft and alcoholic beverages supplied that guests are welcome to use during their stay, however we politely request that you replace anything that you do use.
The fully equipped luxury kitchen is kitted out with Corian worktops and top-of-the-range appliances, including 2 built-in ovens, 1 combi steamer oven, 1 combi microwave oven, a ceramic hob with pop-up extractor, large integrated fridge freezer, an additional under counter fridge located with the beverage station, 2 additional drinks fridges, two dishwashers, a large pantry cupboard, microwave, toaster, Nespresso Vertuo coffee machine (vertuo pods provided to start), a Quooker hot water tap and a Quooker tap offering boiling, chilled or sparkling water. The large central island also doubles as a breakfast bar with 6 stools and has a built-in 32” smart TV that can pop up when required.
Centrally located in the room there is a large grey slate dining table set beneath a crystal chandelier that can seat up to 12 guests where you can truly dine in style and enjoy a banquet of food that has been rustled up by the master chef in the group!
The lounge area is situated overlooking the garden and is furnished with a large comfy corner sofa with a 55” smart QLED frame TV with Sky Q including sports and a stylish built-in gas fireplace. In the warmer months you can open the sliding doors to invite the outside in and extend the social space of the house by unifying the interior and exterior spaces.
Snug
The separate snug area is the perfect place for any members of the party looking for some quite down-time or wanting to break away to watch their favourite team on Sky Sports. This room is also useful for entertaining the children in the group as it is equipped with a Nintendo Wii with various games as well as a selection of family board games. Furnished with comfy lounger sofas, a 55” smart QLED frame TV with Sky Q including sports and a stylish built-in gas fireplace. This room also has sliding doors leading onto the patio in the rear garden.
Utility Room
The separate utility room houses the washing machine and sink as well as housing 8 beach towels, a beach rug and some doggy towels and blankets – perfect for making the most of your day out at the beach. There is a retractable washing line located in the garage for drying items.
Bedrooms and Bathrooms
Head up the impressive open-tread, floating oak staircase to the first floor where you will find 4 thoughtfully designed bedrooms.
Bedroom 1: The master bedroom is set at the front of the house with its own private large balcony and is furnished with a super king size bed, 42” smart TV, Amazon Alexa, dressing area with large built-in wardrobes and a dressing table with mirror and chair. There is also a mezzanine located up a ladder where you will find 2 additional floor level full size single beds. This room boasts its own en suite shower room, complete with a large walk-in rainfall effect shower and additional handheld shower, WC, twin hand basins and a heated towel rail.
Bedroom 2: Overlooking the rear garden, this bedroom offers a super king size bed (which is zip and link so can be set as a twin upon request), built-in wardrobes, a dressing table with chair, Amazon Alexa, and a 42” smart TV. The en suite is equipped with a walk-in rainfall effect shower plus additional hand-held shower option, WC, hand basin and a heated towel rail.
Bedroom 3: Overlooking the rear garden, this bedroom offers a super king size bed (which is zip and link so can be set as a twin upon request), a dressing table with chair and mirror, 2 built-in wardrobes, Amazon Alexa, and a 42” smart TV. This bedroom is serviced by the family bathroom.

Annexe
Set adjacent to the main house there is a self-contained annexe with additional accommodation for 2 guests that provides everything you need to be self-sufficient. Open the sliding patio doors and you are welcomed into this stylish bijou retreat. Beautifully furnished with a double bed, en suite shower room, comfy couch, smart TV, dining table and chairs for 2, and a fully fitted kitchen allowing you to be entirely self-sufficient should you choose to do so.
You can also access the garage through the hidden doors where you will find the table tennis table!
Outside
The stunning landscaped garden completely envelops the property and is fully enclosed with the driveway gate closed. The beautiful planting is maturing nicely into a spectacular space and is the perfect place to relax and socialise. Expertly zoned into areas, you can enjoy the roaring outdoor fire pit, the large gas BBQ which is perfect for providing al fresco dining, the bar or simply relax on the loungers or in the hot tub and enjoy the view of this impressive house as it wraps itself around you. There is also a lawned area perfect for a game of croquet!
There is off-road parking on the gravel driveway at the front of the property for up to 6 cars. There is also an electric car charging point available within the garage, as well as a table tennis table and folding chairs for use on the beach.
