Set in rolling Norfolk countryside on the edge of the idyllic village of West Barsham, this period, stately property set within the private Barsham Estate offers the perfect place to bring your family and friends together for a truly special stay. With 7 spacious bedrooms accommodating up to 14 guests, this beautifully decorated house promises to give you an experience like no other. Whilst enjoying the total tranquillity found within the estate’s hundreds of acres of private meadows and arable fields, the magical North Norfolk coast is just a 10-minute drive away, with other notable locations all within a 10-mile radius. As a guest you also have the opportunity to add use of the Estate's swimming pool and tennis court to your booking, completing your truly unique experience! (Please note this is by arrangement only, at an additional cost) Even closer to home, you’ll find the estate’s own Barsham Brewery on your doorstep, open for tours and visits for all those keen to sample the delights of their award-winning beers. Keen equestrians are also able to bring their horses with them, with the traditional stable yard located just outside your private gates offering a full livery service to those keen to enjoy the magical experience of horse-riding on Holkham Beach just 15 minutes away.


This traditional Manor House is set in the centre of the glorious scenery of the Norfolk countryside, in the heart of the private Barsham estate. Located in the small, secluded village of West Barsham, you will find yourselves tucked away from the hustle and bustle of everyday life, yet still within easy reach of all the attractions and sandy beaches waiting to be discovered on the North Norfolk coast. Surrounded by your own, landscaped gardens and the carefully preserved countryside of the estate that stretches beyond, you will find yourself disturbed only by the wonderfully abundant wildlife so particular to this part of North Norfolk.
Standing on the site of the old West Barsham Hall, a 17th Century Manor partially destroyed by fire in the 18th Century, Meadow House was restored in the 1980’s to make a wonderfully welcoming home. Featuring period features from the original manor and large, well-appointed rooms filled with natural light, the property is the perfect blend of comfort and grandeur. Sumptuous fabrics, antique furnishings and traditional paintings are found throughout the house, lending more than a touch of luxury to your stay. With a range of large living areas and stunning, spacious bedrooms, this place is ideal for the whole family to spend precious time together.
Hall
Head through the entrance porch and you will be welcomed into the bright and spacious Hall featuring original beams and a sweeping staircase. Here, you will find relaxed seating around an open fireplace stocked with a full basket of logs, making this a lovely area in which to sit and enjoy reading your favourite book.
Formal Dining Room
Located just off the Hall is a formal dining room which is beautifully decorated with antiques and artwork. This room is perfect for entertaining and gathering family and friends for a lavish dinner party, with a large mahogany dining table that can seat up to 14 guests.
Drawing Room
Set just off the hall is the spacious drawing room. A wonderful example of traditional décor and sumptuous style, this lovely, light room enjoys unsurpassed views of the surrounding, private parkland. Decked with antiques, characterful accessories and opulent furnishings, large comfy sofas and armchairs centred around a grand fireplace make this is the ideal room for pre-dinner drinks, quality time together, and even some family games.
Sitting Room
This beautifully light and spacious room boasts views over the surrounding landscaped gardens and meadows beyond. Furnished with comfy sofas, a bay window bench seat, fireplace with stately surround and full basket of logs, smart TV, desk, and a good selection of books, it’s the perfect cosy space in which to relax and while away a lazy afternoon.
Kitchen
The extensive kitchen is a lovely bright open space overlooking the expansive lawns of your private garden and the fields beyond. It has been very well-equipped with an AGA, separate electric oven, grill and hob, American style fridge freezer, dishwasher, microwave and a Krups Nespresso machine (Vertuo Pods). In addition to this, you are also supplied with ample cupboard/storage space, with plenty of worktop space for cooking up those family feasts.
Central to this room, there is a dining table with seating for up to 14 guests, making this an ideal place for informal entertaining so that friends and family can socialise whilst preparing meals. Alternatively, this is the perfect place in which to set yourself up for the day with a hearty breakfast, cup of coffee and a read of the news while looking out across the rolling countryside.
From here you can easily access the al fresco dining area. Throw open the French Doors onto the garden on a warm summer’s day to enjoy the lovely views as you sip your morning coffee.
Utility Room/Boot Room
Set just off the main kitchen there is a separate utility room and boot room, perfect for storing all your wet weather gear when you come back from your beach and countryside walks. In the utility room you will find a double sink, additional under counter fridge and an additional dishwasher.
The boot room is equipped with a long bench offering shoe storage beneath and plenty of coat storage above. There is also an additional ceramic Belfast sink, washing machine and tumble dryer for all your laundry needs. From here, you can also access the side courtyard and grounds to the front of the property.
Bedrooms and Bathrooms
Head up the wide staircase from the lobby to the first floor where you will find 7 individually designed bedrooms.
Bedroom 1: The master bedroom suite. A truly stunning room offering panoramic views of the surrounding parkland, this elegant room designed with beautiful floral fabrics and a superking bed provides the ultimate sanctuary and escape. A built-in wardrobe, 3 freestanding chests of drawers, dressing table overlooking the gardens below, desk and chair, relaxed seating in comfortable armchairs and TV, all make sure it meets every need. A luxurious, adjoining dressing room provides ample storage space for your clothes and belongings. There is also a large en suite that can be accessed via the bedroom or the dressing room and is equipped with a large bath with a hand-held shower attachment, WC, wash basin and heated towel rail.
Bedroom 2:
Overlooking the landscaped gardens with a King bed, this bedroom features a freestanding wardrobe and an en suite with a bath with hand-held shower attachment, wash basin, WC and heated towel rail.
Bedroom 3: This large, light-filled bedroom has a superking bed, dressing table and mirror, built-in wardrobes, armchair and window seats on three sides where you can take a moment to enjoy the natural beauty that surrounds you. A few steps down into your own, large en suite, you will find a bath with hand-held shower attachment, wash basin, WC and heated towel rail.
Bedroom 4: With views of the surrounding countryside as far as the eye can see, this room is filled with natural light. Furnished with a superking bed, freestanding wardrobe and chest of drawers, dressing table with stool and cosy armchair, it provides plenty of space to relax. This room also has its own en suite with a bath with hand-held shower attachment, wash basin and WC.
Family Bathroom: At the end of the long hallway there is a family bathroom which services bedroom 5. Furnished with a bath with hand-held shower attachment, wash basin, WC and heated towel rail.
Bedroom 5: Overlooking the rear grounds of the property, this twin room furnished with 2 full size single beds, with the option of being made up as a superking if you so need. A built-in wardrobe, freestanding chest of drawers, dressing table with mirror and stool and relaxed seating all provide all you need for a comfortable stay.
Located on the hallway you will find a hidden door. Head up the steep and narrow staircase to the 2nd floor where you will find a further 2 bedrooms, a family bathroom and a lounge area – ideal as a children’s den/playroom with a sofa, beanbags and a smart TV.
Family bathroom: Servicing bedrooms 6 and 7, this bathroom is equipped with a bath with hand-held shower attachment, wash basin, WC and heated towel rail.
Bedroom 6: Set on the second floor in the eaves of the house and offering dual aspect views of the surrounding countryside. As far as the eye can see, this twin room is furnished with 2 full size single beds, built in wardrobes with ample hanging space and shelving and a dressing table with mirror and stool.
Bedroom 7: Also set on the second floor and overlooking the front of the property, this twin room offers 2 single beds, large built-in wardrobes with plenty of shelving and hanging space, a freestanding chest of drawers and relaxed seating.
There is also a separate ground floor WC located in the lobby.
Outside
Meadow house is completely enveloped by enclosed, landscaped gardens. With hedging and wire fencing providing a well-maintained border, this ensures that it is secure for dogs and children. Surrounded by the carefully preserved countryside of the Barsham Estate, you will find yourself disturbed only by the wonderfully abundant wildlife so particular to this part of North Norfolk. Oystercatchers that come to hatch their young in the same spot every spring can be seen on the lawn, barn owls heard in the woods across the field, and woodpeckers, wild partridges, finches and thrushes all make their home in the magical landscape surrounding the house.
To the front of the property there is a sweeping, circular gravel drive allowing ample off-road parking set among the established trees and well-maintained grounds. The driveway is secured by wooden, electric gates.
To the rear of the property there is an expansive garden offering plenty of lawn space for dogs and children to burn off their energy! Beautifully planted with established rose bushes, box hedging, shrubs and trees, this stunning garden provides a haven where you can indulge in the peace and tranquillity that this property affords. A large, ancient sycamore tree surrounded by a classic bench offers yet another spot for relaxation.
There is an al fresco dining area set in the rear garden just off the kitchen with table and seating for 14 guests. With a gas barbecue and firepit, head here to sit out in the sunshine, enjoying a sundowner or two as you listen to the variety of wildlife chattering away on your doorstep while you let all your troubles fade away.
As a guest at Meadow House you also have the opportunity to add use of the Estate’s swimming pool and tennis court to your booking, completing your truly unique experience! Please note this does incur an additional cost and only available by prior arrangement between May & September (inclusive).
Keen equestrians are able to bring their horses with them for a truly magical stay at Meadow House, complete with rides along majestic Holkham Beach just 15 minutes’ drive away. A full livery service in the traditional stable yard located just outside the gates offers large loose boxes with plenty of private grazing in the surrounding paddocks. Very proud to be the purveyors of a homegrown product in the very truest sense, the Barsham Estate has their own private brewery located in one of their ancient barns just a few minutes’ walk down the avenue. Come along to sample their award-winning beers made with Maris Otter Barley grown and harvested on the estate, with tours and tastings available for those that wish to sample the brewery’s delights.
