This is a stunning grade 2 listed period property that combines a beautiful building with a private and rural location. Set in a raised position above the coastal village of Snettisham, Norton House boasts a large, mature garden in which to relax and enjoy some well-earned time away from the hustle and bustle of the everyday life. A true gem offering an unforgettable experience!
The architecture of the house maximises the potential offered by the idyllic setting with the many gothic style windows bringing the natural light and surrounding landscape into the house. Many rooms provide direct access to the garden, perfect for al fresco entertainment on a lazy summers evening. The owners have also purposefully fitted the utility area of the house with additional facilities to make entertaining even easier.
Many rooms include working wood burners and you’ll never lack for comfort. To supplement the entertainment, a bar billiards table has been positioned in the main lounge area. For friendly competition only of course! For those amongst us that prefer a quiet read and a glass of wine, you can choose from one of the many window seats, reception rooms or you can even just pitch up against the old apple tree.
Bedrooms & Bathroom
Norton House offers 4 bedrooms, all finessed to a luxury standard with tranquillity and comfort very much to the fore. The range of beds and rooms makes the property suitable for different types of group, regardless of age.
The master bedroom features a super king bed and has two lovely views, complete with window seats, overlooking the front and side gardens. Ample hanging space is afforded to guests and the room also includes a freeview TV.
As you enter into the master bedroom you do 1st go through a side room in which the owners have thoughtfully installed a permanent cot. For those of you with children under 2 years of age, this is a real plus. When in the main bedroom you are only a matter of steps from the side room, reducing the need for being on tip toes after bedtime.
En suite you also have the use of a superb, modern bathroom with huge bath and separate shower. This completes the very grown up space of the master bedroom.
Bedroom 2 has comfy twin beds with a views of the front garden. Again you are treated to unique styling, period features and plenty of hanging space.
Bedroom 3 offers a super king bed with yet more views of the front garden.
Bedroom 4 has a 3rd super king bed and again overlooks the apple trees at the front of the property. This south facing aspect is great with a coffee in the morning! The room also includes a freeview TV and has a working wood burner, ideal for cuddling up to on winter nights.
The 2nd upstairs bathroom is fitted in much the same way as the 1st with a huge bath and separate shower, sanctuaries within a sanctuary.
On the ground floor you have the choice of three beautifully decorated reception areas; a dining room, a main lounge and finally a separate TV/chill out room.
The dining space is more than capable of hosting a sit down meal for 10 guests and you can imagine sitting there long into the evening, enjoying a little after dinner treat.
Adjacent to the dining room is the main lounge, this was once actually two rooms but is now a very generous space with lots of comfy seating. In addition there is a fully restored vintage bar billiards table that is in perfect working condition. This is a fun addition to the house, beyond what you might ordinarily expect, great entertainment for all the family. The room also features a wood burner.
The last of the three rooms is the TV chill out room where a separate group (the kids or the oldies, depending upon your point of view) can play games or relax in front of the 49? curved SmartTV on the large leather corner sofa. This sofa also converts to a double bed should additional sleeping accommodation be required. Dogs are welcome to join you in this room. This room also has a working wood burner.
The pictures featured in the accompanying slideshow speak amply about the nature of the garden, but to illustrate further…
Whatever time of year, the garden at Norton House reveals many treasures. In the spring the blossom of the flowering currants or the apple trees brings joy to the space and encourages you to think about the impending return of bountiful summer. Hellebore’s, bluebells and daffodils fill the flowerbeds and the buzz of queen bee’s (and other early risers) provides the accompanying soundtrack. The warmer weather brings further life to the garden and guests are welcomed to use any of the fruit from within it.
For family groups the garden offers a diverse area where you can feel reassured that the nearest road is half a mile away down a private track. Therefore they can play in the spacious garden (that’s nearly big enough for a decent game of cricket) without concern. So relax in a sunny spot while the kids enjoy themselves!
There are several benches, a 4 seater patio set and a large 10 seater outside dining table and large gas BBQ to make the most of the outside space.
The garden does have stone walls and mature hedging with a wire fence but is not completely escape proof for the most determined canine escapologist, therefore it is recommended not to leave dogs unsupervised while they are in the garden.
The property offers generous off-road parking for up to six cars, ideal for large groups.
The underlying facilities of Norton House provide everything that you are likely to need. The kitchen is well appointed with gas-fired range cooker, dishwasher, fridge/freezer and a full inventory of utensils and cooking equipment. You also have windows on three sides of the room, great for keeping an eye on what’s going on outside.
The utility room has a Belfast sink, washing machine, tumble dryer and additional fridge space.
On the ground floor you also have a WC.
The village of Snettisham is situated on the North Norfolk coast, just a few miles from the royal residence at Sandringham and boasts a superb RSPB reserve, award winning 15thcentury coaching inn and Snettisham Park Farm, a working farm offering fantastic family days out.
From the RSPB reserve you are able to look westwards, across the teeming mudflats of the Wash, towards Lincolnshire. At most times of the year you will be treated to a vast array of species that depend upon the fertile, ever-changing flats, during the autumn and winter it is at its very best. A trip to the reserve will reward you with great gatherings of waders, tens of thousands in number, or flocks of Pink-footed Geese flying out to spend the night in safety by the sea where they are inaccessible to predators. Look out for the special RSPB events!
For those of you that are more attracted to warmer environments, the bar at Snettisham Rose and Crown is an attractive option well worth consideration. This 14th century coaching inn has provided respite to weary travellers for nearly 700 years and in 2015 it was recognised as the UK Pub of the Year. Fantastic for families, couples and dog walkers, you can equally enjoy a fancy three course meal as you can a pint of Woodforde’s in the enclosed garden while the children play in the pirate ship play area.
Just up the road from the Rose and Crown, standing proudly over the village, you can see the 175 ft. spire of St Mary’s church. The building has had to withstand many threats, ranging from the Black Death to World War One zeppelins. Today it stands as a monument to a prosperous past that the village once enjoyed through trade and through the quarrying of Carrstone. Walking around the villages of this area you soon see evidence of this locally sourced, red sandstone, with much of the Victorian town of Hunstanton being built from this. A meandering walk through the rock pools of Old Hunstanton beach bring you past the often photographed where you can see Carrstone in its natural form.
Famously, Snettisham has been the location of several nationally important archaeological discoveries. Over the last 70 years the field surrounding the village have yielded several iron age and Roman artefacts, some of which can now been seen in the Norwich Castle Museum and British Museum. Of particular note were the discoveries of the ‘Snettisham Hoard’ in 1950, and the ‘Jeweller’s Hoard’ in 1985.
Snettisham Park Farm is a working farm spread across 350 acres of mixed agricultural land, pasture and woodland. It offers visitors a chance to view livestock up close through daily feeds of the various animals, a deer safari and a network of walking routes through the estate. The royal estate at Sandringham is only a few miles inland and gives guests a chance to view the grand rooms of the main house, the extraordinary collection of classic cars in the museum, the formal gardens of the immediate surrounds and the wider woodland estate that lies beyond. Well worth a visit!
Within a 10 mile radius you also have the popular coastal villages and towns of Old Hunstanton, Holme-next-the-Sea, Thornham and Titchwell. Some great beaches, places to eat, walks and nature reserves all await your exploration!

Getting to Norton House
Guest book for Norton House
We absolutely loved Norton House, it is gorgeous. We loved the welcome hamper and gorgeous Sandringham apple juice. The bar billiards table was a master stroke - my two nieces learned to play and we had lots of games together. The dogs (and us) loved the garden - so well kept, we ate some apples, and the humans did as well. Victoria plums - wonderful. It was a great place to have a reunion with our Miami relatives over for a short break. Thanks very much, we'd definitely come along again.
