This characterful Grade II listed Georgian Farmhouse is located on the edge of the village of Briston and is just a few miles from the market town of Holt. Accommodating up to 8 guests in four generous bedrooms, a large sitting room with garden room and a lovely farmhouse kitchen with AGA, this property has a wealth of traditional character features on offer. The extensive enclosed grounds offer plenty of space and is home to a heated outdoor swimming pool, hot tub and a fabulous covered outdoor kitchen. Old Nursery Farm has everything groups of family and friends (and dogs!) could wish for in a holiday cottage!
Old Nursery Farm dates back to 1730 and has a handsome red brick facade, typical of the early Georgian period. This charming Grade II listed Georgian Farmhouse is situated on the edge of the village of Briston, just beyond the Stody Estate and around 4 miles from the Georgian market town of Holt. Boasting four good size bedrooms, a large sitting room with garden room, lovely farmhouse kitchen with four oven AGA and large enclosed grounds. There is a heated outdoor swimming pool area with a summer house, hot tub, children’s play tower and covered outdoor kitchen.
Briston is a charming village adjacent to the village of Melton Constable. Briston has a large village green, and the Recreation Ground at the Briston Pavilion has an enclosed Children’s playing area, football pitches and tennis courts. Briston and Melton Constable provide for most requirements with a Coop with Post Office, excellent Butchers, fresh fish outlet, fantastic Bakery, a variety of takeaways, and a petrol station.
Notable places of interest include Siding in Melton Constable which is a must visit for foodies where you can get delicious homemade bread, cakes, pastries, deli goods and great coffee! The Stody Lodge Gardens are a must for walkers and garden aficionados with a plethora of beautiful walks through amazing Azaleas and budding Rhododendrons! There are also several well renowned restaurants within a short drive including The Hunny Bell in Hunworth, The Pigs at Edgefield, The Kings Head in Letheringsett, as well as an abundance of eateries in the town of Holt.
The light and spacious sitting room provides a stylish space in which to relax and spend some quality time together. This well-proportioned room is flooded with natural light from the sash windows to the front and the adjoining garden room at the back. Furnished with 2 large sofas and a separate armchair centred around the traditional brick fireplace with wood burning stove, and a large TV with Sky service including Sky Sports.
There is also a formal dining area set in the adjoining garden room with views over the rear garden – a lovely spot to come together for a celebratory meal! There are also French doors off the garden room leading on to the patio in the rear garden.
The large period kitchen is befitting of the property with its original features and has dual aspect views to the front and rear of the property. Equipped with a four oven AGA recessed in a large inglenook, a large ceramic butler sink, American style fridge freezer, dishwasher, microwave and a Nespresso coffee machine.
There is also a dining area here that can accommodate up to 8 guests and is ideal as a breakfast area.
Leading on from the kitchen you will find a snug with some retro styling. Furnished with a comfy sofa, beanbags, Smart TV with Sky service including Sky Sports, an Xbox, and a cupboard full of various family games. The versatility of this room makes it perfect for children who want their own room to play in or adult members who want to separate from the rest of the group to enjoy their chosen TV programme or just some quiet reading time.
The utility room is off the snug and this has an external door to the garden, original ceramic sink, washing machine, tumble dryer and WC.
Bedrooms and Bathrooms
Head up the wide staircase where you will find 4 spacious bedrooms set over the first and second floors. There are 2 bedrooms, one of which is en suite and a family bathroom on the first floor. Head up the winding stairs to the second floor and you will find a further 2 bedrooms with exposed roof trusses and beams separated by an upper hallway.
Bedroom 1: With modern, simplistic styling, this very spacious room overlooks the front of the property and offers a super king size bed, 2 walk-in closets, a freestanding chest of drawers, relaxed seating, original feature fireplace, and a full-length mirror.
Family Bathroom: The large family bathroom consists of a bath, separate shower, WC, wash hand basin, radiator, and an airing cupboard.
Bedroom 2: This bright and spacious bedroom at the end of the hall boasts a wealth of exposed beams and timber and has an elegant innocence to the styling. Furnished with a double bed, freestanding wardrobe, separate chest of drawers, swing seat and an en suite with a traditional slipper bath, separate shower, WC, wash hand basin and radiator.
Bedroom 3: Set on the second floor in the eaves of the property this twin-bedded room offers ample space as well as a freestanding wardrobe and separate chest of drawers.
Bedroom 4: Also set on the 2nd floor, this spacious room is furnished with a king size bed, 2 walk-in closets, a freestanding chest of drawers and relaxed seating.
Old Nursery Farm is approached through an electric gate, across a shared gravel driveway/parking area. The property has private parking for up to four vehicles. The parking area is at the gable end of the property, the front and rear of the house do not look out towards the parking area or the neighbours.
To the front of the property there is a small manicured, walled garden with a gate.
At the rear of the property there is an expansive garden mainly laid to lawn that basks in the sunshine all day! There is a large patio area with a table and outdoor seating for 8 guests. At the back of the garden there is a child’s circular swing.
To the side of the property in the fenced enclosed area there is a 28ft x 14ft swimming pool with a slide. Surrounding the pool there is a selection of loungers. There is also a hot tub available to use, a large gas BBQ, covered kitchen area, and a wooden children’s play tower. There is also a summer house where you will find outdoor beanbags for use around the pool area, an additional fridge, separate freezer and another tumble dryer.
