Set in the popular coastal village of Brancaster, you are within easy reach of the expansive sandy beach or for venturing further afield and exploring all that North Norfolk has to offer.


Saltwater is one of five newly built properties in a small exclusive development nestled in the heart of Brancaster. This peaceful retreat offers stylish, luxury accommodation with 4 thoughtfully designed bedrooms, three bathrooms, a separate ground floor WC, free-flowing living areas, a south facing garden and off-road parking.
Brancaster is one of the most sought after coastal villages on the North Norfolk Coast with its heritage coastline and fine sandy beaches in an Area of Outstanding Natural Beauty. Here you will find yourself within easy reach of the beautiful sandy Brancaster beach of which you can walk to in 25 minutes or drive and park in 2 minutes. Also in the village there is a pub/restaurant – The Ship Inn, the Royal West Norfolk Golf Club, a village store, post office, Tennis courts and a children’s play area less than 5 minutes walk away. From here you are also well positioned to explore more of Norfolk, whether it be on the coast or inland and take in the beauty of this wonderous county!
Entrance
Upon entering this gorgeous property, you will feel its calming nature take over and you will immediately feel at ease, leaving behind the stresses of daily life! There is shoe storage near the door while coats and jackets can be stored in the boot room. There is also a sideboard unit under the stairs where you will find a selection of family games to enjoy.
Kitchen/Dining Room
The kitchen and dining room are separate areas that seamlessly link together. The dining area seats up to 8 guests around the large wooden dining table with a mix of chairs and bench seating. There is a Sonos speaker here which is ideal for creating the perfect ambience at mealtimes.
Stairs to the first floor are set between the 2 areas.
The modern kitchen is very well-equipped with everything you could possibly want during your stay, and more! Complete with an integrated fridge freezer, built-in oven and grill, ceramic hob, dishwasher, Nespresso Vertuo machine (pods not provided), kettle and toaster. The central island houses an additional drinks fridge and there is a Roberts radio for you to stream your favourite tunes while cooking up a storm in the kitchen! At the end of the kitchen there is also a relaxed seating area beside the French doors which lead straight onto the rear patio. This area is perfect for enjoying your morning coffee while overlooking the sunny garden or enjoying some quiet reading time with your favourite glass of wine.
There is a separate utility room with a sink, microwave, washing machine and tumble dryer. Within the utility room there is also a WC.
Boot Room
Adjoining the kitchen is the boot room where you will find hooks for storing your coats and jackets, an additional pantry cupboard for food storage and giant Jenga for all the family to enjoy! This room is especially useful to use as a main access point following a day at the beach or a muddy wintery walk when you return with sandy shoes, muddy boots, and salty clothes! Please note that this room is not heated.
Lounge
The sophisticated lounge area is a calm sanctuary where you can sit back and relax in style. Beautifully furnished with 2 armchairs and two large sofas for sinking into after a long day out exploring! There is a large Smart TV which is perfect for watching your favourite Netflix series! In the warmer months you can open up the 2 sets of French doors that lead directly into the garden and embrace the fresh coastal air!
Bedrooms & Bathrooms
There are 4 luxurious bedrooms located on the first floor, 2 of which have their own en suites.
Bedroom 1 – Overlooking the rear garden, this light and airy bedroom has a vaulted ceiling and is furnished with a king size bed, adjoining dressing area and an en suite with a walk-in rainfall effect shower with additional hand-held shower, hand basin, WC and a heated towel radiator.
Bedroom 2 – This light and spacious room overlooks the rear garden and is furnished with a king size bed, freestanding wardrobe, separate chest of drawers, and an en suite with a walk-in shower, hand basin, WC, and a heated towel radiator.
Family Bathroom – The contemporary family bathroom is equipped with a walk-in shower, separate bath, hand basin, WC and a heated towel radiator.
Bedroom 3 – Overlooking the front of the property, this twin bedroom is furnished with 2 full size single beds and a large built-in wardrobe with hanging and shelf storage. This room shares use of the family bathroom with bedroom 4.
Bedroom 4 – Set at the front of the property, this triple bunk room is perfect for children! Offering 3 full size single beds, a freestanding wardrobe, rocking chair and a selection of children’s books to enjoy. This room shares use of the family bathroom with bedroom 3. Please note that if required for use by adults, this room can only accommodate a maximum of 2 adults on the lower 2 beds.
N.B. The property can sleep up to 9 guests with a maximum of 8 adults if necessary, however the dining area can only seat up to 8.
Outside
To the rear of the property there is a south facing enclosed garden complete with a patio area, outdoor seating and charcoal BBQ – ideal for alfresco dining in the warm summer months! Adjoining the patio there is a lawn area for the children to enjoy, complete with a football goal!
To the front of the property there is off-road parking for 2 cars on the gravel driveway.
