Nearby Docking is a well-located North Norfolk village surrounded by unspoilt countryside, providing easy access to the area’s country and coastal attractions. The village has plenty of amenities with a village shop, post office, a pub, fish & chip shop and a large playing field with children’s play area. Being centrally located allows for easy access to the coast and surrounding villages such as Sedgeford, Hunstanton, Thornham, Brancaster, Stanhoe and Burnham Market. Within these towns/villages you will find plenty of things to keep you amused. With many stunning beaches, wide open spaces, spectacular coastal walks, an abundance of wildlife, award-winning restaurants, and plenty of unique, independent shops to discover. Most notably, the expansive sandy beach at Brancaster is just 10 minutes’ drive and gourmet gastropub The Duck Inn is a mere 5 minute drive away in the village of Stanhoe, or The Gin Trap is 5 minutes in the opposite direction in the village of Ringstead.

The modern kitchen is well-equipped with top of the range Miele appliances including a built-in oven, induction hob, dishwasher, Nespresso coffee machine and kettle.
The central dining area is set upon the original pamment tile floor with a large table and chairs comfortably seating 6 guests. In the cooler months you can sit beside the roaring wood burning stove and enjoy a good hearty meal!
The calming lounge area is furnished with a large comfy sofa, armchair, a large Smart TV with Freeview and a Sonos soundbar, an original brick feature fireplace, and a selection of books for you to enjoy.

Adjoining the living area there is a separate utility room where you will find the fridge freezer, microwave, and toaster, as well as a Miele washing machine and Miele tumble dryer and for all your laundry needs.
Snug/Study
Set on the first floor there is a separate room with a desk and chair and a smart TV providing the perfect place for anyone who may need an area to work from or those wanting to watch a different TV programme to the rest of the party.

Family Bathroom: Located on the ground floor just off the living area, this spacious bathroom has a bath with shower over, wash hand basin, WC, heated towel radiator and a large storage cupboard.
Outside
The beautiful established garden almost completely envelops the property and is fully enclosed when the driveway gates are closed. The patio area is kitted out with a table and chairs seating up to 6 guests and a charcoal BBQ, perfect for al fresco dining on a warm summers’ day! The lawn runs to the side and rear of the property with fruit bearing trees. To the front of the property there are Carrstone lined flower beds, packed full of established shrubs and plants including alliums, foxgloves, herbs, and even some rhubarb.
There is off-road parking available for up to 3 cars on the gravel driveway at the font of the property.
