Once an extensive granary building, The Great East Barn offers spacious, open plan living to accommodate up to 14 guests in 7 en suite bedrooms. This barn has been thoughtfully designed to bring together large groups of friends or to gather your family for a special occasion. Sit back, relax and take in the wonderous views from the first floor living area across the Stiffkey River valley where you can watch the abundant wildlife right on your doorstep.
The Great East Barn was once an extensive granary building which has been converted to create spacious, open plan living, specifically designed to bring together families or groups of friends for special occasions. Cleverly combining modern living with traditional architecture and original features, this property can accommodate up to 14 guests across multiple levels. Offering 7 individually designed en suite bedrooms, an open plan living area and a large, enclosed garden, this barn has something for everyone!
With panoramic views over the Stiffkey River valley and the surrounding countryside, this rural retreat is a haven for nature lovers, walkers, cyclists, and keen ornithologists. Put your boots on or hop on your bike and you can wind your way along the quiet country lanes and explore the neighbouring villages of East Barsham, Houghton St Giles and Little Walsingham. You can also visit the local Barsham Brewery just along the road at West Barsham. Alternatively, jump in your car and within 5 minutes you can be in the market town of Fakenham, or take a 15-minute drive North and you will be on the glorious North Norfolk coast with the sand between your toes and the wind in your hair!
Upon entering The Great East Barn, you are welcomed into the spacious hallway with its striking pebbled floor. Here you will find plenty of storage cupboards for tucking away your coats and shoes. There is also a WC which also houses the washing machine and tumble dryer. From this centrally located hallway you can navigate the entire barn.
Just off the entrance hall, on the ground floor, there is a small lounge area with double aspect floor to ceiling windows, filling this room with the beauty of natural light. On one side, you can open the French doors into the garden. Furnished with two comfortable sofas and a TV with DVD player, this is the ideal spot for those wanting a little peace and quiet!
Set on the first floor, the open plan living area is the main hub of the house. This area has been cleverly designed to make the most of the stunning countryside views that surround this barn. In keeping with the nature of this barn’s location, the design incorporates the original chalk and brick walls, vaulted ceiling, and exposed beams, giving this area a spacious and characterful feel.
The spacious sitting room is the ideal space to relax in whatever the season. In the warmer months you can open the two doors with Juliette balcony’s, or in the warmer months you can light the roaring fire. With two comfy L-shaped sofas, you can gather round and watch your favourite TV shows or a DVD together or partake in some (not too competitive!) family board games.
With rolling fields, running streams and wooded areas, you can while away the hours just taking in the beauty of the landscape and the abundant nature that goes with it!
The kitchen and dining area are set three steps up from the sitting room and offers a great space for entertaining. The kitchen is well equipped for entertaining with 2 ovens, a large gas hob, microwave, 2 dishwashers, 2 fridges and 1 freezer, an additional drinks fridge located in the central island and a double sink. The dining area has a large oak table with seating for 14 guests.
This table can also be extended to seat 22 should you require extra capacity. From here, there is also a spiral staircase leading down the outside of the barn to the garden.
Bedrooms & Bathrooms
There are 7 individually designed, en suite bedrooms set across the two floors of this barn conversion.
Bedroom 1: Set on the ground floor, just two steps up from the lounge, is a coastal themed bedroom. Furnished with a king size bed, freestanding chest of drawers, built-in wardrobe and an en suite complete with a bath and hand-help shower attachment, WC and hand basin.
Bedroom 2: Set on the ground floor, just two steps up from the lounge, is a retro themed bedroom. Furnished with a super king size bed (which is zip and link so can also be separated into twins upon request), freestanding chest of drawers, built-in wardrobe and an en suite complete with a walk-in shower, WC and hand basin.
Bedroom 3: Located on the ground floor, this room is equipped with a double bed, hanging space and shelving for storing your clothes and en suite furnished with a double shower offering either rainfall effect or power shower options, WC and a hand basin.
Bedroom 4: Located on the lower floor, just three steps down from the entrance hall, this lovely light bedroom overlooks the surrounding grounds and offers a double bed, hanging space and shelving for storing your clothes and an en suite, complete with a bath and hand-help shower attachment, WC and hand basin.
Bedroom 5: Located on the lower floor, just three steps down from the entrance hall, this lovely light bedroom overlooks the surrounding grounds and offers a king size bed (which is zip and link so can also be separated into two small singles upon request), hanging space and shelving for storing your clothes. This room also has an en suite complete with a bath and hand-help shower attachment, WC and hand basin.
Bedroom 6: Set on the upper floor, two steps up from the dining area, is the master bedroom with its high vaulted ceiling and exposed beams. This room boasts a king size four-poster bed, hanging space and shelving for storing your clothes as well as a free-standing chest of drawers. This room also has an open en suite with a traditional claw-foot, roll top bath, WC and hand basin.
Bedroom 7: Set on the upper floor, two steps up from the dining area, is the twin bedroom with high vaulted ceiling and exposed beams. Offering two full size single beds, a built-in wardrobe and an en suite with a shower offering either rainfall effect or power shower options, WC and a hand basin.
There is a lovely, enclosed garden with a patio area offering outside dining for 14 guests and a Webber charcoal BBQ for you to use. There is also a lawned area separated by small box hedges with a herbaceous border.
To the front of the barn there is off-road parking available for 4 cars on the gravel driveway. There is an additional parking on the concrete pad in front of the barn.
