Set on the outskirts of Burnham Market, The Hollies is a lovely cottage that has been well-appointed to encompass modern living with a traditional feel. Accommodating up to 6 guests in 3 bedrooms, with 3 bathrooms available, off-road parking, a large garden with a detached garden room, this place is great for those looking for a peaceful retreat while not being too far from the action!
The Hollies is a traditional cottage that has been sympathetically modernised while still retaining many of the original features and charm of the property. Set on the outskirts of Burnham Market you are hidden away from the hustle and bustle of everyday life yet still within easy reach of the village or coast, if and when you want it. From the property you can take a 5 minute stroll to the centre of the village where you are spoilt for choice with independent shops, boutiques, and eateries, as well as your traditional butcher, deli, wine merchant, green grocers and post office. Burnham Market really does have everything you need in one place!
Take a short drive to the coast and you will discover the sailing harbours at Brancaster Staithe and Burnham Overy Staithe as well as the famous sandy beaches at Brancaster, Holkham and Wells. In addition to this there are multiple golf courses including the Royal West Norfolk Golf Course at Brancaster as well as historic stately homes to visit at Holkham and Houghton. There really is something for everyone all year round on the North Norfolk coast!
Upon entering The Hollies into the side of the property, you will immediately find a small boot room with coat hooks, a welly stand, and space to store your shoes. There is also a utility cupboard which houses the combined washing/drying machine and there is an adjoining ground floor shower room complete with a walk-in shower, hand basin, WC and a heated towel radiator. This area is perfect for when you return home from a day out on the sandy beaches or a muddy, wintery walk in the countryside!
The small but well-equipped kitchen is kitted out with a Fisher and Paykel fridge freezer, a double sink, built-in oven, induction hob, dishwasher, Nespresso machine and a pantry cupboard that houses a microwave and provides additional storage space. There is also a serving hatch servicing the dining room!
The cosy lounge is furnished with 2 sofas, a Smart TV and a wood burning stove. This room really comes into its own on cold winter days when you can snuggle around the roaring wood burner while watching your favourite TV shows!
The traditional dining room is furnished with a vintage wooden table and chairs that seat up to 6 guests. There is also a serving hatch between the dining room and kitchen which is ideal when it comes to dishing up and serving dinner!
Bedrooms and Bathrooms
There are 3 individually designed bedrooms all set on the first floor.
Bedroom 1: Ideal for children in the group, this twin-bedded room offers 2 full size single beds, a chest of drawers and wall hanging space.
Bedroom 2: Overlooking the front of the property, this room is furnished with a king size bed, freestanding wardrobe and drawers for storage.
Bedroom 3: The master bedroom offers dual aspect views to the front and side of the property with a king size bed and a freestanding wardrobe with drawers.
Family Bathroom: Located on the first floor and decorated in a Moroccan theme, this bathroom provides a bath with rainfall shower over, hand basin, WC and a heated towel radiator.
There is also a ground floor shower room adjoining the boot room and an additional shower room located in the detached garden room.
Set on the 2nd floor in the eaves of the house is a games room/den which is perfect for older children or teenagers, or the young at heart! Here there is a table football table (friendly competition is advised at all times!) and a corner sofa with large Smart TV including 3D capability and a DVD player – perfect for the ultimate movie night!

Seek solace away from the hustle and bustle of daily life in the charming private garden and garden room, detached from the main property and accessed via the shared gravel driveway. This brick-and-flint built room has plenty or character while being equipped with contemporary furnishings. The open plan lounge/dining area has a sofa to relax on and a dining table seating up to 6 guests. There is also a small kitchenette with an under-counter fridge, sink, kettle, and Nespresso coffee machine, and a shower room with a walk-in shower, hand basin, WC and heated towel radiator. Beside the dining area there are bifold doors that can be opened up to access the small sunken patio area which overlooks the rear garden.
The patio area has a table with bench seating and a charcoal BBQ providing a private, sunny spot for some al fresco dining. The lovely, large surrounding garden is laid to lawn with several fruit trees, wildflower areas and lots of established shrubs and bushes.
There is off-road parking available for 2 cars on the shared gravel driveway to the side of the house. Please note that the entry point to the driveway is narrow.
