The Watermill is a Grade II listed Georgian watermill with enchanting and quintessentially English views over the millpond. Having been lovingly restored in previous years, this stunning property now offers spacious, luxury accommodation whilst also preserving the building's heritage and original features. The accommodation is arranged over 4 floors and can sleep up to 10 guests in 6 en suite bedrooms. The Mill, lying on the outskirts of Burnham Market, was constructed in 1737 on the River Burn and was notable as one of only two mills in Norfolk to be powered by both wind and water from the same site. Called the Union Mill as a result of this, the Mill remained in use for over 200 years, adding an engine in the 20th century (as was common practice) to complement the wheel and the sails. In 1926 the Windmill was registered as derelict, in 1935 the tower burnt out. From 2001 the mill went through a period of restoration over the course of several years with the aim of creating a spacious, comfortable family home whilst also preserving the building’s heritage.
Today, The Watermill provides luxury accommodation arranged over four floors with an abundance of traditional features and restored original mill mechanisms on show. Offering a completely unique experience to its guests, groups of friends and families will be equally overjoyed with a stay here and it will certainly be holiday to remember!
Upon entering The Watermill, you are welcomed into the spacious entrance hall with York stone tiled floors, wooden beamed ceiling and the central feature of the original mill wheel mechanisms. Here you will find coat and shoe storage, a ground floor wetroom, the secondary kitchen/utility room, informal dining area and access to the rear deck with an al fresco dining area set above the millpond. The ground floor wet room cleverly combines a terracotta tile floor with modern polished marble wall tiling and offers a large shower, hand basin with storage cupboards, WC and a radiator.
The secondary kitchen is ideal to use if catering for dining on the ground floor or outside. Fully equipped with a built-in oven and grill, separate induction hob, integrated fridge freezer, integrated dishwasher, washing machine, and a ceramic butler sink. There is also a separate tumble dryer in the adjoining plant room.
The boat house dining area is at the rear of the property looking across the millpond and is furnished with a large dining table seating up to 10 guests. From here you can access the rear hardwood deck that is set upon the river and offers a spectacular al fresco dining area for up to 10 guests with an unrivalled view! There is also a BBQ here for you to use – where better to spend quality time with your loved ones on a warm summers evening!
Head up the winding stairs to the first floor where you will find a spacious open plan kitchen and dining room. Offering dual aspect views over the millrace to the front and the millpond to the rear of the property and housing more of the wheelwork and grinding stones of the old mill.
The modern shaker style kitchen is visually stunning with a combination of grey cupboards and an indigo island all topped with a quartz worktop. Not only does this kitchen look great but it is also equipped with everything you will need and more, including a double oven and grill, microwave, large ceramic induction hob, integrated fridge freezer, integrated dishwasher, and double ceramic sink.
Beside the kitchen there is a dining area with a large table that comfortably seats up 10 guests and is a great social space for dinner parties and entertaining.
Step up into the adjoining lounge area where you can relax on the large comfy sofas while enjoying a good book or your favourite films/TV shows of the large Smart TV.
Head up the winding stairs from the lounge and you will find yourself in the bright and airy 2nd floor atrium. With stunning views over the millpond to the rear of the property, this central area leads to each of the en suite bedrooms spread over the 2nd and 3rd floors.
Bedroom 1: Overlooking the rear of the property, this simple and understated room is furnished with a king size bed, freestanding wardrobe, 2 chests of drawers and relaxed seating. The en suite overlooks the front of the property and comes complete with a roll top bath with traditional hand-held shower attachment, separate rainfall shower, hand basin, WC and a heated towel radiator.
Bedroom 2: Overlooking the front of the property this room has a clean, minimal design with a double bed, built-in wardrobe, freestanding chest of drawers and an en suite with a shower, WC, hand basin and a heated towel radiator.
Bedroom 3: Overlooking the rear of the property, this room is furnished with a double bed, freestanding wardrobe, separate chest of drawers and relaxed seating. The spacious en suite overlooks the front of the property and comes complete with a roll top bath with traditional hand-held shower attachment, separate rainfall shower, hand basin, WC and a heated towel radiator.
Bedroom 4: Set in the eaves of the mill, this elegant bedroom has a double bed, freestanding chest of drawers and an en suite with a rainfall shower, hand basin, WC and a heated towel radiator.
Bedroom 5: Overlooking the front of the property from within the eaves of the mill, this twin-bedded room has a separate dressing area, freestanding wardrobe, 2 chests of drawers and a separate TV for use with gaming consoles etc. The en suite is furnished with a bath, hand basin, WC and heated towel radiator. Please remember to mind your head in this room as there are some low beams and exposed original mill features.
Bedroom 6: Set in the eaves of the mill, this room offers a double bed, freestanding wardrobe, separate chest of drawers and an en suite with a rainfall shower, WC, hand basin and a heated towel radiator.
Off-road parking for 3 cars at the front of the property in the signed allocated spaces on the gravel drive. There are a further 2 spaces available in the garages located behind the neighbouring properties.
There is a bricked terrace set above the millrace at the front of the property and a rear hardwood deck that sits over the millpond where you can sit and enjoy the glorious views while basking in the sunshine a listening to the sounds of running water and the surrounding wildlife. Look out for a visit from the resident Swans and Derek the duck who is usually hanging around for breakfast!
Located on the outskirts of Burnham Market, it is just a 10-minute walk to the centre of the village where you will find a selection of over 30 independent shops, boutiques, galleries and restaurants, providing all the necessities of everyday life; this includes a post office, butcher, deli, hardware shop, grocers, fresh fish shop, traditional sweet shop and wine merchant. You are also spoilt for choice with fantastic places to eat in the village. There are two pubs, The Hoste Arms and The Nelson, two tea rooms, and two unique restaurants – No. Twenty9 and Socius which are all well worth a visit! Alternatively, if you fancy a takeaway in the comfort of your luxury retreat then there is a Fish and Chip Shop or a Chinese to choose from. Other amenities in the village include a petrol station, a large playing field with a great children’s play area, bowls green, and hard Tennis courts which can be booked for use within the village. Alternatively, you can hop in the car and be on the coast within 2 minutes and on one of the many sandy beaches within 15 minutes!
