Please note however that this property does not accept children under 5 years of age.
Tides is a newly built 3 bedroom property located in the coastal village of Titchwell. With a well-designed stylish interior, we are sure you will love this welcoming home away from home! The open plan living area is a great social space in which to spend quality time with your friends and family, while the enclosed, south facing garden is a lovely place to sit and bask in the sunshine while taking in the surrounding scenery. There are 3 well-appointed bedrooms, the master has a king size bed with a shower en suite, the second bedroom has a double bed which shares use of the family bathroom with the twin room. This property also offers off-road parking for 2 cars, and it is dog friendly! Please note however that this property does not accept children under 5 years of age.
The village of Titchwell is set in an Area of Outstanding Natural Beauty and is well located to explore the wild North Norfolk coast at any time of year. Head to the west and you will find the village of Thornham – a real favourite with foodies, and Old Hunstanton with its expansive sandy beach and colourful cliffs. Head to the east and you will find the popular destinations of Brancaster, Burnham Market, Holkham and Wells, to name just a few. Within the village you have the choice of 2 renowned restaurants, Titchwell Manor or Briarfields both of which are within walking distance. For the nature lovers there is a large RSPB nature reserve just a 10-minute walk away and you can also follow the boardwalk through the nature reserve and be on the secluded sandy beach within 30 minutes!
Living area
Upon entering Tides, you are presented with a large and inviting open-plan living area featuring a contemporary kitchen, dining area and comfortable lounge.
The modern kitchen area is well laid out and easy to navigate, with a built-in oven, induction hob, ceramic butler sink, integrated microwave, integrated dishwasher, under-counter fridge, under-counter freezer, and a Lavazza coffee machine (pods not provided). There are also 3 stools lining the breakfast bar.
Set between the kitchen and lounge is the spacious dining area. Comfortably seating 6 guests around a large attractive wooden table. This stylish area is the perfect place to come together for a sit-down meal or for socially entertaining.
The comfortable lounge area is set beside the sliding doors that lead out into the enclosed rear garden. Complete with 2 comfy sofas, an armchair, and a Smart TV with soundbar, you can sit back and relax in style while watching your favourite TV shows or Netflix series! In the summer you can open the sliding doors and unify the inside and outside areas.
Bedrooms and Bathrooms
Bedroom 1: Set at the front of the property with views looking out to sea, this well-proportioned room is furnished with a double bed, freestanding chest of drawers, wall-hanging space and a smart TV. This room shares use of the family bathroom.
Bedroom 2: This twin room is furnished with 2 full size single beds, a chest of drawers and wall-hanging space. This room shares use of the family bathroom.
Family Bathroom: The contemporary family bathroom is equipped with a bath and shower over, hand basin with built-in drawer storage, WC and a heated towel radiator. This bathroom is shared by bedrooms 2 and 3.
Bedroom 3: The master bedroom is set at the rear of the property with a Juliette balcony to show off the beautiful views over the surrounding countryside. Furnished with a king size bed, freestanding chest of drawers, hanging rail, relaxed seating, and a smart TV. This room also boasts an en suite with a large walk-in rainfall shower, hand basin, WC, and a heated towel radiator.
There is also a ground floor WC set just off the living area.
Outside
To the rear of the property there is an enclosed, south facing garden that basks in the sunshine all day! There is a good size lawn and a patio area with an outdoor table and seating for 6 guests, perfect for sitting out in the sun with a good book or enjoying some al fresco dining on a warm summers evening! There is also a charcoal BBQ available for use through the summer months (fuel not provided).
There is off-road parking for 2 cars located on the gravel driveway at the rear of the property.
