Welcome to the sublime York Cottage! Set in the popular coastal village of Brancaster, this stunning property has recently been renovated throughout to an exceptionally high standard. Sleeping up to 14 guests in 6 bedrooms (maximum of 10 adults per stay), this is the ultimate house for gathering your loved ones, including the dog, and spending some quality time together. Offering a cinema room, a large, enclosed garden, off-road parking, and being walking distance to the beautiful beach as well as the pub and village store – what more could you want?!
York Cottage is perfectly placed within walking distance to the expansive sands at Brancaster beach, the Royal Golf Club, the coastal footpath and The Ship Hotel restaurant. Having been recently renovated throughout and kitted out by an interior designer, this stylish property has plenty of charm and character, and caters for a wide range of tastes and age ranges, while still bringing everyone together under the same roof.
The expansive open plan living area consists of a kitchen, dining area and lounge, and is the perfect social space for all of your party to spend some quality time together. The room is enveloped with natural light streaming through the large windows and French doors on one side, and the featured exposed flint wall on the other.
The fabulously sleek kitchen features top-of-the-range appliances, including a Rangemaster cooker and hob, large American fridge freezer, wine cooler, two dishwashers, microwave, toaster, Nespresso coffee machine (pods not provided) and a kettle. The sink is set into the central island which also doubles as a breakfast bar with 3 stools.
Centrally located in the room there is a large wooden dining table with seating for up to 12 guests where you can enjoy a banquet of food that has been rustled up by the master chef in the group!
The lounge area is furnished with a large corner sofa and a smart TV while looking out over the large, enclosed garden.
As you approach the utility room there is a cloakroom area with coat hooks and benches – ideal for neatly storing your jackets and boots. The separate utility/laundry room houses the washing machine, tumble dryer, sink and drying rack. There is also an additional fridge freezer and ample storage available in the built-in cupboards for you to use.
The formal sitting room has a stately feel with its traditional high ceilings and open fireplace with its original club fenders. The comfy sofas and armchairs make it a cosy and relaxing room to retire to – ideal for some quiet downtime or to indulge in your favourite book.
Welcome to the box office! Located at the rear of the property is the cinema room with a very large Smart TV and built-in surround sound. Get comfy on the sofa, stock up on the snacks and immerse yourself in an epic movie or serious Netflix and chill session!
Bedrooms and Bathrooms
There are 6 beautifully designed bedrooms throughout the property, one on the ground floor and five on the first floor.
Bedroom 1: Located on the ground floor overlooking the front of the property, this bedroom is furnished with a super king size bed (which is zip and link so can be set as a twin upon request). There is also a built-in wardrobe, chest of drawers and an en suite shower room, complete with a rainfall effect shower, WC, hand basin and a heated towel rail.
Bedroom 2: Set on the first floor with a large bay window overlooking the rear garden, the master bedroom offers a super king size bed (which is zip and link so can be set as a twin upon request), a freestanding wardrobe, and a dressing table with a chair and mirror. The en suite is equipped with a walk-in rainfall effect shower plus additional hand-held shower option, WC, hand basin and a heated towel rail.
Bedroom 3: Set on the first floor, this bedroom is furnished with a double bed, 2 chests of drawers and a dressing table with mirror. This room also has its own en suite with a bath with rainfall shower over plus a hand-held shower attachment, WC, hand basin and a heated towel rail.
Family Bathroom: Featuring the original freestanding bath and is perfect for indulging in some much-needed self-care and some serious bubbles!
Family Shower Room: Equipped with a large walk-in rainfall shower plus separate hand-held shower attachment, hand basin, WC and a heated towel radiator.
Bedroom 4: The twin room on the first floor is serviced by either the family bathroom or the family shower room and adjoins bedroom 5, making it ideal for families or teenagers.
Bedroom 5: Accessed through bedroom 4, this room is ideal for children and can sleep up to 4 guests in a triple bunk bed and an additional single bed. This room shares use of the family bathroom or shower room.
Bedroom 6: Located on the first floor, this stylish room is furnished with a super king size bed (which is zip and link so can be set as a twin upon request), a freestanding wardrobe, and a chest of drawers. This room is serviced by either the family bathroom or shower room.
To the rear of the property there is a large garden that becomes fully enclosed with the driveway gates closed. Mainly laid to lawn with established trees and flowerbeds, it is the ideal space for children and dogs to expend their energy without concern! For the warmer months there is a large patio area with table and chairs as well as a BBQ and Pizza oven – perfect for al fresco dining long into the summer evening!
There is off-road parking available for up to 3 cars on the driveway which is located within the garden and accessed through the side gate. Please not that access is not suitable for particularly large cars. There is also an electric car charging point available. Additional parking is available roadside to the front of the property.
