Sip your morning coffee on the patio, pop to The Old Store for a breakfast so beautiful you won't want to eat, then head for the water's edge for a swim amongst the shallows, before heading to the Rose & Crown for a pint.

Introduction

Hobbit Cottage is a cosy, character cottage tucked away in the increasingly acclaimed village of Snettisham on the North Norfolk coast. This authentic property has been well designed to blend traditional and modern-day trends while maintaining its original charm. Set within walking distance of The Rose and Crown – previous winner of Norfolk dining pub of the year – this secluded bolthole is the ideal couples retreat!

Inside

Nestled in the village of Snettisham, Hobbit Cottage is a charming two-bedroom detached cottage that simply oozes character! Featuring a modern kitchen, cosy lounge and bedrooms and a small attractive garden, this property is ideally suited for couples or small families looking for a quaint, private retreat.

Outside

At the front of the house there is a quaint, attractive garden with a central lawn surrounded by planted pots and borders. There is also a patio area with a table and chairs for 4 guests and in the summer months there is a charcoal BBQ for you to make use of on those long warm evenings!

Follow the small path down the right-hand side of the cottage and through the gate, where you will find a further secluded courtyard area with a table and chairs for 2 guests.

There is also off-road parking for up to 2 cars located adjacent to the front garden.

Room Descriptions

Entrance

Upon entering Hobbit Cottage, you are welcomed into the authentic entrance hall with its traditional pamment tiled floor and rustic wooden doors. From here you have access to the small utility room which houses the washer/dryer, iron and ironing board, sink and provides hanging space for your coats and jackets.

There is also a storage cupboard which is perfect for stowing away your boots and shoes. Here you will also find cushions for the outdoor seating and a wicker hamper basket to use for your picnics.

The entrance hall also leads to the family bathroom and the kitchen.

Kitchen

The modern kitchen is well equipped with everything you will need should you wish to cook during your holiday, including; a Rangemaster oven, hob and extractor, an American style fridge/freezer, dishwasher, microwave, kettle and toaster. There is also a small table and chairs to accommodate 2 guests – perfect for breakfast!

Lounge

The kitchen flows openly into the characterful cottage style lounge with original wooden floorboards, exposed chalk brick walls and beamed ceilings. With furnishings centred around the traditional inglenook fireplace with a wood burning stove, you can sink into the comfy sofa and relax in the cosy atmosphere while you enjoy a good film together on the Smart TV.

Set just off the lounge there is a small study area with a traditional leather topped desk and wooden chair. There is also a selection of books, card games and puzzles to keep you entertained.

Dining Room

Located in the lovely sunroom, overlooking the rear courtyard, there is a dining table and chairs to accommodate 4 guests. At the other end of the room there is a relaxed seating area with a comfy leather sofa and coffee table – perfect for enjoying some quite reading time.

Bedrooms and Bathrooms

Head up the open staircase from the Lounge and you will find two charming bedrooms on the first floor.

Bedroom 1

On the left at the top of the stairs there is a spacious room with a king size bed, chest of drawers, wardrobe, floor length mirror, armchair and a Smart TV.

Bedroom 2

On the right at the top of the stairs, this elegant bedroom is furnished with a double bed, chest of drawers, wall hanging space, floor length mirror and an antique dressing table with a vanity mirror and chair.

Bathroom

Located on the ground floor, the family bathroom is equipped with a traditional roll-top bath, separate shower with both rainfall effect and power shower options, a large hand basin, WC and 2 heated towel radiators.

The village of Snettisham is situated on the North Norfolk coast, just a few miles from the royal residence at Sandringham and boasts a superb RSPB reserve, award winning 15th century coaching inn and Snettisham Park Farm, a working farm offering fantastic family days out.

For those of you that are more attracted to warmer environments, there’s the Old Store, offering fantastic food both day and night and the bar at Snettisham Rose and Crown is an attractive option well worth consideration. This 14th century coaching inn has provided respite to weary travellers for nearly 700 years and in 2015 it was recognised as the UK Pub of the Year. Fantastic for families, couples and dog walkers, you can equally enjoy a fancy three course meal as you can a pint of Woodfordes in the enclosed garden while the children play in the pirate ship play area.

The royal estate at Sandringham is only a few miles inland and gives guests a chance to view the grand rooms of the main house, the extraordinary collection of classic cars in the museum, the formal gardens of the immediate surrounds and the wider woodland estate that lies beyond. Well worth a visit!
