This charming, characterful cottage in the idyllic village of Stanhoe seamlessly blends traditional charm with modern comforts. Lovingly renovated and modernised, the property retains its original features while offering contemporary amenities for a comfortable lifestyle.

Inside

Upon entering this deceptively spacious cottage you are welcomed into a large, practical boot room, perfect for storing your outdoor gear.

The heart of the home is the expansive open-plan living area, where a modern kitchen flows into a dining space and seating area, with lovely views over the beautiful rear garden, perfect for family gatherings and entertaining guests. There is a separate cosy lounge featuring a wood-burning stove, and adjacent to the living area there is a dedicated study providing a quiet retreat for work or reading. The cottage also boasts a stylish cinema room, offering a comfortable space for movie nights.

Upstairs, there are three bedrooms, each tastefully decorated to combine comfort and elegance. Two of the bedrooms have their own en suites and there is an additional wet room located on the ground floor, combined with the utility room.

Outside

Open the bifold doors from the living area and head up the steps to the raised paved terrace where you will find an outdoor dining set, gas BBQ and 2 sun loungers, perfect for relaxing and embracing the peace and tranquillity afforded by this countryside setting.

This enchanting cottage-style garden is a sprawling haven of natural beauty and meticulous design, fully secure for dogs to roam safely. The lush, expansive lawn provides a verdant canvas, ideal for leisurely strolls and outdoor activities. Neatly trimmed box hedges frame pathways and garden sections, lending structure and elegance to the landscape.

Interspersed throughout are vibrant wildflower areas, where native blooms attract butterflies and bees, creating a lively, colourful tapestry that changes with the seasons. These wildflower patches add a touch of untamed beauty to the garden, contrasting beautifully with the more manicured sections.

Please note there is also an uncovered pond in the garden so please ensure that children and dogs are supervised when in the garden.

The property also includes off-road parking on the gravel driveway at the front of the house and has an Anderson electric car charging point available for guests to use.

Entrance

Step through the porch and into the large entrance hall/boot room where you will find a long storage bench, hooks on the walls, and plenty of space for all your coats and shoes.

Living area

The spacious open plan living area is located at the rear of the house and is flooded with natural light through multiple Velux windows, port holes and bifold doors.

The kitchen area is very well-equipped with a large Rangemaster cooker and induction hob, integrated fridge freezer, additional wine fridge, integrated dishwasher, large ceramic Belfast sink, Magimix Nespresso coffee machine, kettle and toaster. The worktop doubles as a breakfast bar between the kitchen and dining area with four comfortable bar stools. Just off the kitchen there is a utility room where you will find a microwave, washing machine and tumble dryer.

The dining area features a large wooden dining table with bench seating either side, offering ample space for formal dining while looking out over the beautiful rear garden.

At the end of the living area there is a relaxed seating area with a sofa and large wall-mounted TV.

Study

Just off the living area there is a small study with a desk and chair which is ideal for anyone who may have to study or work from home.

Lounge

The separate lounge area is a cosy space in which to retreat and relax in comfort. Sink into the two large sofas, turn on your favourite TV series, and to really add to the ambience of the room, in the winter you can light the wood burner and hunker down for lazy afternoon siestas after a brisk countryside ramble.

Cinema Room

From the kitchen you can had through into the comfortable Cinema/Entertainment room. Featuring an 80” TV with soundbar, a selection of books and family games, this versatile room is perfect for film or game nights with the family. Bring out the popcorn and snacks, get comfy on the sofa and beanbags and enjoy some quality time together! There is also a telescope available to use so make the most of the dark skies and see what you can discover.

Bedrooms & Bathrooms

Bedroom 1: Located on the first floor, up the stairs from the entrance hall, is the characterful master bedroom. This room has been cleverly designed to create a private sanctuary while maintaining the original features of the cottage such as the wooden beams and the exposed brickwork. Offering a comfy super king size bed, built-in drawers and wardrobe, dressing table with stool and mirror, and a luxurious en suite with a large walk-in shower, free-standing roll-top bath, twin hand basins, WC and a heated towel radiator.

Bedroom 2: Located on the first floor up the stairs from the entrance hall, the twin bedroom features two full size single beds and a free-standing chest of drawers for storage.

Bedroom 3: Located on the first floor, up the stairs from the cinema room, there is another en suite bedroom, perfect for those wanting their own private space. Featuring a super king size bed, hanging space, dressing table with stool, and an en suite with a walk-in rainfall shower, WC, hand basin, and heated towel radiator.

Ground floor wet room: adjoining the utility room there is a shower, WC and hand basin.
