Hope House is a captivating Grade II listed gem, steeped in history and brimming with character. Once a 19th-century ladies’ boarding school run by the formidable Miss Hannah Santy and Miss Mary Sayer, before the school relocated in 1871 to The Hollies just across the road. Legend has it that hidden passageways still lie beneath the street, connecting the two buildings. Later, the house became home to the esteemed Lambert family, prominent figures in the village with thriving local businesses. Adding to its charm, the rear garden boasts one of Norfolk’s oldest sundials—a timeless nod to the past.

In 2020, the current owners took the reins, embarking on a meticulous renovation to transform Hope House into an exceptional holiday retreat. With thoughtful research and a keen eye for detail, they have created a space that blends historic elegance with modern comfort.

Whimsical touches can be found in the carefully curated artwork and subtle décor—playful nods and a heartfelt tribute to the owners’ heritage as dedicated dairy and cereal farmers!

Outside

At the front of the property, a gated shingle driveway provides ample off-road parking, ensuring a seamless arrival.

Step through to the rear, where the magic of the garden awaits. Accessed from the kitchen, this fully enclosed, walled sanctuary is reminiscent of The Secret Garden—a hidden oasis of tranquillity. A spacious paved patio is thoughtfully arranged with extensive dining space for up to 16 guests, perfect for alfresco feasts. A high-end Grillstream gas BBQ stands ready for long, leisurely lunches and summer evening cookouts. Nestled just to the side, the luxurious hot tub invites you to unwind—whether it's a peaceful morning soak accompanied by birdsong or an indulgent evening beneath a starlit sky with a glass of bubbly in hand. The master bedroom is located on the first floor with dual aspect views to the front of the property and over the rear garden. Complete with a super king size bed, large wardrobe with hanging space and shelving, antique full-length mirror, Smart TV, original feature fireplace and relaxed seating.
