Wrapped in 5 acres of woodlands, gardens and everything else that brings an Enid Blyton novel to life, this country house is hidden from everything yet on the edge of it all. The Georgian market town of Holt, the harbour at Blakeney, the beaches of Salthouse and Sheringham.

Introduction

Combining rural location with luxury, Swanton Cottage will wow you with its setting and design. Swanton Cottage offers its guests an authentic and unique taste of Norfolk countryside living!

Inside

This spacious property has been lovingly restored and combines modern luxury with the tranquillity of its grounds and the ancient woodland that lines its borders. Perfect for gathering with groups of friends or family, the house also features a large glasshouse that has been purposefully set up for entertaining guests. Many a long evening has (and shall) be spent there!

Outside

If the interior of the house fails to entice, the outside will surely convince! The mixture of formal and informal garden allows you to go on a wander throughout, enjoying the local wildlife and the tranquillity of the setting. If sport is more your calling, head down to the bottom of the pasture and here you will find the all-weather tennis court.

With mature planting consisting of Yew, Rhododendron, Hazel, Oak and Pine, the gardens are a real treat to explore. Springtime sees an abundance of bluebells and daffodils carpet certain parts of the garden, while the high summer brings the floral planting to life.

For outside catering, guests have the use of the charcoal BBQ and the outdoor seating. The French doors to the kitchen/conservatory can also be opened, giving direct access to the formal garden.

Please be aware that there is a fenced off pond between the house and the tennis court, it is strongly recommended that children are accompanied while around this area.

While being enclosed, the garden cannot be said to be completely secure. While it does have brick walls that form a good barrier to the small village high street, further into the garden you'll find a combination of mature hedging and wire fence that will not keep the most persistent dog from escaping.

The property offers generous off-road parking for up to six cars, ideal for large groups.

Room Descriptions

Kitchen and Facilities

A well-appointed country-style kitchen sits centrally on the ground floor, and it is around this room (and the adjacent conservatory) that most parties will gather. If the Aga does not provide enough cooking facility, the additional electric oven certainly will.

Included within the kitchen, you'll find a dishwasher, fridge/freezer and a full inventory of utensils and cooking equipment. You also have windows on three sides of the room, great for keeping an eye on what's going on outside.

The utility room has a Belfast sink, washing machine and tumble dryer. On the ground floor you also have a WC.

Reception Rooms

Swanton Cottage is also blessed with an abundance of reception spaces, catering perfectly for the varying needs of a large group.

The main lounge is a quiet and comfortable place to relax, flooded in the daytime by the natural light that streams through the large sash window. As you would expect, the room has a flat-screen TV, Xbox One and a free Sky service. The stunning addition is that of the feature fireplace that provides a more interesting focal point to gather around, especially during the cooler months, after a day of adventuring through the wilds of Norfolk.

Down the hall, you next come to the playroom that has been set up for children. A super space for the kids to enjoy, with TV and assorted toys. Being within earshot of the kitchen, main lounge, and dining room, this is a real plus for the parents!

The formal dining room has seating for 6 people to comfortably sit and socialise. Once your group has finished eating, there is the additional surprise option of lifting back the tabletop for a game of pool.

The second dining area is found in the conservatory that forms an extension to the kitchen. This is a larger dining space than the formal room and it is more than capable of hosting a sit-down meal for 12 guests. Great for the whole group to gather in, a favourite time to be here is in the morning with a coffee. Come rain or shine, the underfloor heating allows you to enjoy the countryside panorama while keeping you warm and comfortable.

Bedrooms and Bathrooms

Swanton Cottage offers five spacious bedrooms, all uniquely designed with fascinating details and many with wonderful views of the garden that surrounds it. With a good range of bedrooms and bathrooms, accommodating the different needs within your group should be easily managed.

The 1st floor master bedroom features a super king bed and looks towards the wooded border. The room comfortably allows for a travel cot, should it be required. The room is serviced by the family bathroom that is directly next door. Here you'll find a large roll-top bath to enjoy.

Bedroom two features a king size bed with chaise longue and views of the wooded border.

Bedroom three is at the rear of the property and, upon entering, your eye is immediately draw to the views over the garden and its adjacent pasture, to the ancient woodland that lies beyond. The room offers a king size bed and comes with a large en suite shower and WC.

Moving up to the 2nd floor, bedroom four has a king size bed and an en suite that comes complete with an enticing roll-top bath.

Bedroom five has been set up as a great space for children and has a twin beds and a separate bunk bed. The room also comes with an en suite bath with shower over.

Situated just a hop, skip and a jump from the village of Swanton Novers, you will find the Holt. An old market town that has found renewed life, it revels in the popularity that comes from its proximity to places like Blakeney and Cley-next-Sea.

Holt is a cosmopolitan town, with elegant colour-washed houses and narrow lanes running off the high street. As well as some fabulous bakers, fishmongers, butchers, a fish and chip shop and newsagents, there are many clothes shops, galleries, food emporiums, kitchen shops and a plethora of cafes and tea rooms for you to enjoy.

Loved the property. Beautiful gardens, very comfortable and brilliant tennis court Barefoot retreats was super helpful, even down to helping me with my shopping delivery when we were late! Also had a really good experience with Sea and Pine Cycle Hire and Anglian hot tubs.
