Introduction

Spend entire days wandering wild beaches and forest trails to the sound of gentle waves, before you head back to unwind in style. Cosy nooks and comfy snugs, garden egg chairs and enjoying supper around the outdoor dining table; the scent of salt and the shades of dusk lingering long into the night. This is the perfect escape for soulful stays by the sea.

Inside

Head inside to indulge in lazy breakfasts around the kitchen island, card games around the modern fire, movie nights and epic dinner parties with the bi-folds open, bringing the outside seamlessly in. There’s a ground floor twin bedroom and upstairs a further two sumptuous bedrooms oozing with space, inky tones, and velvet touches.

Enclosed by secure fencing, this expansive gravel garden is a serene retreat, thoughtfully designed for both relaxation and outdoor dining.

A variety of seating areas invite you to unwind in different corners of the garden. A secluded dining set offers the perfect spot for long, leisurely meals, while a cosy lounge area beneath a pergola provides shade for afternoon relaxation. A double sun lounger sits ready for lazy days under the open sky, and a stylish egg chair offers a snug hideaway for quiet moments with a book. There is also a charcoal BBQ ready for alfresco feasts, filling the air with the tempting aroma of grilled delights.

Directly opposite, Wild Ken Hill invites you to explore its breathtaking woodland walks and exhilarating mountain bike trails, with the chance to spot wild Exmoor ponies and free-roaming pigs along the way. From your doorstep, you can wander through the woods and marshland, following scenic paths that lead all the way to the extensive sands of Snettisham Beach. They also offer rewilding tours of the reserve, where BBC Springwatch has previously been filmed.

For wildlife lovers, the RSPB Snettisham Reserve is just a short journey away, offering front-row seats to incredible birdwatching, especially during the famous high-tide spectacles. After a day of exploring, you can take a leisurely stroll into the village, where you will find a range of great dining options from delicious breakfasts at The Old Store, relaxed family meals at The Rose and Crown Pub, or fine dining at The Old Bank.

There is off-road parking for 4 cars on the gravel driveway at the front of the property. EV charging is available from an external socket at an additional charge of £35 per week.

Living Areas

Step into this breathtaking open-plan living space, where natural light pours in, creating a bright and airy atmosphere. Designed for seamless indoor-outdoor living, expansive bifold doors open onto the rear garden, blurring the lines between the home and nature.

At the heart of the space, the sleek, fully equipped kitchen is a dream for culinary enthusiasts, featuring state-of-the-art appliances and a stylish breakfast bar with elegant bar stools—perfect for morning coffees or relaxed dining. Equipped with 2 built-in electric ovens, built-in microwave, induction hob, fridge freezer, wine fridge, integrated dishwasher, Tassimo coffee machine (pods not provided) and milk frother, kettle, and toaster.

The central dining area invites guests to gather for shared meals and lively conversation, offering a welcoming space for entertaining.

Just beyond, the cosy lounge area beckons with a plush sofa and armchairs, creating a sanctuary of comfort. A smart TV provides endless entertainment, while a contemporary bioethanol fireplace adds a warm, inviting glow—ideal for curling up with a book or enjoying intimate evenings with family and friends.

Adjoining the kitchen there is a separate utility room where you will find a washing machine and additional sink, as well as a soda stream machine, bread maker and a doggy shower.

Bedroom 1: Located on the ground floor, this twin bedroom is furnished with 2 full size single beds, an open wardrobe with clothes rail and shelving, full-length mirror, dressing table with stool and mirror and relaxed seating.

Bedroom 2: Situated on the first floor, this room is furnished with a king size bed, free-standing chest of drawers, wall-hanging space, and a dressing table with stool and mirror. This room also has its own en suite with a walk-in rainfall shower with additional hand-held shower option, hand basin, WC, and heated towel rail.

Bedroom 3: The spacious master bedroom suite is located on the first floor. This sumptuous room is furnished with a super king size bed and an adjoining dressing room with ample storage space including hanging rails and shelving options. There is also a full-length mirror, Hollywood vanity mirror and relaxed seating. This room also boasts an en suite with a large walk-in rainfall shower with additional power shower option, free-standing roll top slipper bath with hand-held shower attachment, hand basin, WC, and heated towel rail.

There is also a ground floor WC.

The village of Snettisham is situated on the North Norfolk coast, just a few miles from the royal residence at Sandringham and boasts a superb RSPB reserve, award winning eateries and Snettisham Park Farm, a working farm offering fantastic family days out.

For those of you that are more attracted to warmer environments, there’s The Old Store, an award winning micro-bakery and coffee shop offering fantastic breakfasts, brunch and lunches, and the Snettisham Rose and Crown is 14th century coaching inn that has provided respite to weary travellers for nearly 700 years. Fantastic for families, couples and dog walkers, you can equally enjoy a fancy three course meal as you can a pint of Woodforde's in the enclosed garden while the children play in the pirate ship play area. For more formal dining, The Old Bank is an intimate, family-run fine dining restaurant that has been listed in the prestigious Michelin Guide since 2019.

The royal estate at Sandringham is only a few miles inland and gives guests a chance to view the grand rooms of the main house, the extraordinary collection of classic cars in the museum, the formal gardens of the immediate surrounds and the wider woodland estate that lies beyond. Well worth a visit!
