Introduction

Avoca Cottage is an impressive property in the popular coastal village of Thornham, offering three luxurious en suite bedrooms. Whether you are looking for a family holiday, or a weekend away with friends, you should look no further! Spacious, comfortable and beautifully designed with attention to detail, this luxury property is perfectly placed to explore the North Norfolk coast, either by car or on foot, before retiring back to Avoca Cottage and relaxing in style!

Inside

Offering three fabulous en suite bedrooms, each uniquely designed and fashionably furnished, an open plan living area, this property gives you the perfect mix of facility and location.

Outside

To the rear of the property there is a private, fully enclosed garden with plenty of seating on the patio area. The adjacent grassed area has a pretty planted corner with lavender borders. There is also a BBQ available to use and a paved path leading round the side of the house bordered by established trees and shrubs.

At the front of the property there is a large gravel drive with attractive borders providing off road parking for up to four cars.

Room Descriptions

Entrance

As you enter the property you are immediately made to feel at home in the welcoming entrance hall where there is wall hanging space for your coats, a bench with shoe rack, utility cupboard under the stairs and a ground floor WC. From here you can access the stairs to the first floor or the open plan living area.

Living area

The extensive open plan kitchen, dining and lounge area has been thoughtfully designed with a keen attention to detail. This beautifully light and spacious area is the perfect space for entertaining and socialising with friends and family.

The modern, sizeable kitchen is well-equipped with a large Kenwood cooker and hob, fridge/freezer, microwave, dishwasher, toaster, kettle, Nespresso coffee machine, wine fridge and a large pantry cupboard. The homely lounge area consists of three comfy sofas set around a central marble coffee table with a large smart TV and a cosy wood burner in the corner.

Overlooking the rear garden, the dining area has a large dining table and chairs that will comfortably seat the whole party together. In the summer why not open the French doors into the garden to really invite the outside in.

There is a separate utility room featuring a long marble worktop, sink, washing machine, tumble dryer and plenty of cupboard storage space.

Bedrooms/Bathrooms

There are three fabulous bedrooms located on the first and second floors. Each bedroom has been uniquely designed and fashionably furnished.

Bedroom 1

Set on the first floor this beautiful, spacious bedroom overlooks the garden at the rear of the house. Featuring a super king size sleigh style bed, TV, two large built-in wardrobes and a chest of drawers providing ample storage space. There is also a stylish en suite four-piece bathroom which has a bath with hand-held shower attachment, large walk-in rain effect shower, his and hers sinks, WC and a heated towel rail.

Bedroom 2

Also on the first floor, this spacious bedroom has been well designed and tastefully furnished and overlooks the front of the property. Featuring a king size bed, two large built-in wardrobes, a mirrored dressing table and a modern en suite with a large walk-in rain effect shower, sink, WC and heated towel rail.

Bedroom 3

Set in the eaves on the second floor, this beautifully light and spacious room benefits from stunning views out of the large Velux windows along the coast road and across the marshes out to sea. Featuring twin beds (which is a zip & link bed and can also be a super king upon request) two built-in wardrobes, a chest of drawers, dressing table and a modern en suite wet room with walk-in shower, sink, WC and heated towel rail.

Thornham village sits in the North Norfolk Area of Outstanding Natural Beauty and visitors can enjoy excellent views of the coast from the chalk ridges that lie just inland, before descending onto the saltmarshes and beaches of the coastline. Thornham has an excellent array of pubs and restaurants as well as the shops, deli and famous fish and chips at Drove Orchards, which makes a great spot to visit and well worth dropping into as you meander down the coast.
