Introduction

Nestled along a quiet lane just off the coast road, 5 Church Lane is a traditional style Chalk and Brick cottage that has been thoughtfully renovated with comfort, quality and sustainability in mind using local skilled artisans and craftspeople, and Norfolk based companies. There are pretty views down to St Mary’s church at the end of the lane – one of Norfolk’s famous round tower churches – and big sky views across to the marshes from the west facing garden. From the house you can walk to the most secluded part of Brancaster beach, perfect for sundowners in the evening, or walk from there to see the seals on Titchwell beach.

If you are looking for places to eat, you are just a short walk to three renowned restaurants: Titchwell Manor and Briarfields within the village, or The Ship a little further along in the neighbouring village of Brancaster. There is also lots to see and do in neighbouring Thornham, where there are several further places to eat, and the market town of Burnham Market is just 10 minutes away. The famous RSPB Titchwell Marsh is just a stone’s throw away – Marsh Harriers, Avocets, Bitterns and Bearded Tits are often seen and heard from the garden.

Inside

The owners made conscious decisions to be as eco-friendly as possible when designing and furnishing the house, with many of the soft furnishings and furniture, including rugs, cushions and bedding made from recycled plastic bottles (which are soft as a feather!), and all curtains and blinds crafted using surplus designer fabrics from the interiors industry that would otherwise have gone to waste. They have also tried further to be kind to the planet by using vintage and antique furniture where possible, that is a mix of inherited pieces and auction finds, providing character and interest. With a keen eye for detail, they have also added additional thoughtful touches by providing Roberts Radios, a good selection of board games and books for both adults and children, as well as buckets and spades that guests can borrow for the beach.

Sleeping up to six guests in three bedrooms and offering off-road parking, a large, enclosed garden, cosy lounge and a sociable kitchen/diner, this family friendly house is ideal for all seasons – a perfect beach house in summer, and a cosy retreat in the winter.

Please note that while this property does not accept dogs, the owner does bring their own dog to the property when they stay.

Outside

At the front of the property there is a gravel driveway providing off-road parking for two cars, and bistro style seating on the lawn to enjoy your coffee in the morning sun.

To the rear of the property there is a large, enclosed garden with a paved patio offering al fresco dining, with a table and chairs and a charcoal BBQ available in the summer months. There is also a hose for washing those sandy toes after a day on the beach. The spacious lawn area is perfect for the children to safely play while the parents can enjoy a moment to chill and put their feet up on the property’s comfy deck chairs! Here you can also take in the spectacular views across the field to the dunes and out to sea, and as the garden is west facing you can enjoy beautiful sunsets over Titchwell marshes – what better setting on a warm summers evening!

Room Descriptions

Lounge

The cosy lounge is a lovely room in which to sit back and relax in style while watching your favourite shows on the Smart TV or use the selection of family games and enjoy some quality time together. Perfect any time of year, this room is nice and light in the summer, or you can hunker down in the winter months and snuggle around the roaring wood burning stove. There is also an antique desk and chair available should anyone require a study/work area.

Kitchen/Diner

The kitchen has been handmade by Naked Kitchens and is fully equipped with everything you will need during your stay, including a Rangemaster cooker and hob, American fridge/freezer, additional drinks fridge, integrated dishwasher, large ceramic sink, Roberts Radio, kettle and toaster. Just off the kitchen there is a separate utility room complete with a sink, microwave, washing machine, and tumble dryer.

The centrally placed dining area is furnished with a large antique dining table seating up to 8 guests, and atmospheric lighting, making this a great space for entertaining in.

Bedrooms and Bathrooms

There are three stylish bedrooms located on the first floor.

Bedroom 1

With a sweeping vaulted ceiling, calming colours and sumptuous bedding, the master bedroom is furnished with a super king size bed, dressing table with chair and makeup mirror, two chests of drawers, a built-in wardrobe, and a Roberts Radio. This room also has a chic en-suite shower room with both rain effect shower and power shower options, pedestal basin, WC and a traditional heated towel radiator.

Bedroom 2

The fun bunk room is ideal for children and big kids alike. With two full size singles, pull-out under bed storage, long peg rail for hanging clothes and an elbow chair, ideal for story time!

Bedroom 3

With warm earthy tones that echo the nearby marshes, this bedroom overlooks the fields to the front of the property and is furnished with a king size bed, freestanding wardrobe and a chair.

Family Bathroom

Stylishly decorated with panelled walls, herringbone tiles and a patterned floor, the family bathroom is equipped with a bath with rain shower over, hand basin, WC and a heated towel radiator. This bathroom services bedrooms 2 and 3.

There is an additional WC and cloakroom located on the ground floor just off the Kitchen.

Quick guide to your location

Located five miles east of Hunstanton and just two miles from Brancaster on the A149 this lovely little village stretches along the coast road with its pretty flint and chalk houses. Titchwell is home to the 420 acre RSPB nature and bird reserve, an area of salt and freshwater marsh that stretches out to the sea and towards Brancaster.

Very stylish and comfortable cottage. It was very impressive, immaculate and we had a very nice welcome pack. The master bed was a wow! We had a lovely time over the four days and enjoyed the peacefulness of the area. The beach walk from Old Hunstanton to Holme-Next-The-Sea was beautiful and although we were very lucky with the weather, it would have been great in all weathers. There is a lovely small church near the cottage worth a visit and two very nice local restaurants. If you want to book Titchfield Manor do so early as it fills up quickly. We ate at Briarfields which was very good and the staff were very pleasant. Both within walking distance but take a torch as there is no street lighting. Eric’s fish and chips is worth a visit and I had my first battered mars bar…gooey and lovely. Burnham Market and Holt were lively and smart villages to visit with good shops. Would recommend this cottage!
