Wellmarsh Cottage; a beautifully restored cottage close to the beach waiting for you to pull on your wellies or sandals (season dependant) and explore the wilderness outside. Yet the real magic lies inside; in this retreat of stylish design and clean lines, the coastal hues brought to life by the sunshine that pours in through the endless windows, enchantment trickling in as you gaze out at the carpet of frost floating above the fields. And then there's the chance to relax, from the bath with a view or in the snuggery, logs crackling on the fire.

Introduction

Located in the village of Titchwell, Wellmarsh Cottage offers some of the most stunning views of the North Norfolk Coast. The house has been sensitively restored and offers three double rooms, one of which is on the ground floor. A generous open plan kitchen dining room and cosy lounge with wood burning stove. The home offers all you could want and more for a luxury retreat.

Inside

The space has been thoughtfully considered and re-designed to make this house flow and allow you to move easily from room to room. It is the perfect space for socialising with family and friends and should you wish, create wonderful home cooked meals in the well-equipped kitchen. The three bedrooms are each serviced by their own bathroom with one located on the ground floor.

Outside

At the rear of the property there is a fully enclosed south facing garden with a gravelled area offering outdoor seating, and a raised lawn area. There is also a doggie shower outside with warm water, perfect for washing off muddy boots or sandy paws!

There is off-road parking for up to 3 cars on the gravelled area located to the side of the property. Please note the attached garage belongs to the neighbouring property and should not be parked in front of.

Living Area

The open plan living area comprises a kitchen, dining area and cosy lounge.

The contemporary kitchen is perfect for any keen cook and is well-equipped with a large range cooker with hob, ceramic butler sink recessed into the centre island, integrated fridge freezer, integrated dishwasher, and a Nespresso coffee machine (pods not provided). The centre island also doubles as a breakfast bar and is lined with 3 stools. There is a separate utility room adjoining the kitchen area where you will find a washing machine, tumble dryer, additional sink and a microwave.

The dining area is spacious and light, set beside the large sliding doors overlooking the lovely rear garden, and is the ideal place to gather for a home cooked meal.

The cosy lounge has classically designed wood panelling and the subtle colour pallet creates a calm, warm inviting space to relax and unwind. The large L shaped sofa and two armchairs provide the perfect spot for your party to gather, and on the cooler coastal evenings you can enjoy snuggling up in front of the wood burner.

Bedrooms and Bathrooms

Bedroom 1: Located on the ground floor with a feature exposed flint wall, this room offers a comfy king size bed, wall hanging space, and an en suite with a rainfall shower, hand basin, WC and a heated towel radiator.

Bedroom 2: Located on the first floor, the master bedroom features a super king size bed, free-standing wardrobe, and an en suite with a rainfall shower, hand basin, WC and a heated towel radiator.

Bedroom 3: Set on the first floor, overlooking the rear garden and fields beyond, this room is furnished with a king size bed (which is zip and link so can be set as a twin upon request when booking), built-in wardrobes, and is serviced by the neighbouring family bathroom.

Family Bathroom: The contemporary styled bathroom features a roll top bath, hand basin, WC and a heated towel radiator.

The village of Titchwell is set in an Area of Outstanding Natural Beauty and is well located to explore the wild North Norfolk coast at any time of year. Head to the west and you will find the village of Thornham – a real favourite with foodies, and Old Hunstanton with its expansive sandy beach and colourful cliffs. Head to the east and you will find the popular destinations of Brancaster, Burnham Market, Holkham and Wells, to name just a few. Within the village you have the choice of 2 renowned restaurants, Titchwell Manor or Briarfields both of which are within walking distance. For the nature lovers there is a large RSPB nature reserve just a 10-minute walk away and you can also follow the boardwalk through the nature reserve and be on the secluded sandy beach within 30 minutes!
