Introduction

The Lookout is set in the coastal village of Titchwell on the North Norfolk coast. Set in an Area of Outstanding Natural Beauty and close to the RSPB reserve, you can escape everyday life and take in the abundance of nature that surrounds you, letting all your troubles fade away!

Inside

This beautiful property has been thoughtfully designed with a keen eye for detail and furnished to a high standard. The Lookout is a light and spacious property comfortably accommodating up to 6 guests in 3 well-appointed bedrooms. The open plan living area is a great social space in which to spend quality time with your friends and family, while the enclosed, south facing garden is a lovely place to sit and bask in the sunshine while looking out across the surrounding countryside.

Outside

To the rear of the property there is an enclosed, south facing garden that basks in the sunshine all day! There is a good size area of artificial turf and a patio with a rattan table and chairs set seating up to 6 guests and 2 sun loungers. There is also a charcoal BBQ available for you to use, making this an ideal place to enjoy some al fresco dining in the summer months!

There is off-road parking for 2 cars located on the gravel driveway at the rear of the property.

Living Area

Upon entering The Lookout, you are presented with a large and inviting open-plan living area featuring a contemporary kitchen, dining area and comfortable lounge. The large Smart TV is located centrally in the room and is cleverly mounted on a bracket so that you can angle the TV to service whichever area of the room you desire.

The modern kitchen area is well laid out and easy to navigate, with a built-in oven, induction hob, ceramic butler sink, microwave, dishwasher, fridge, freezer, and a De’ Longhi coffee machine. There is also an additional fridge located in the under-stair storage cupboard.

Set between the kitchen and lounge is the spacious dining area. Comfortably seating 6 guests around a large attractive wooden table with tan leather chairs, this stylish area is the perfect place to come together for a sit-down meal or for socially entertaining. Beside the dining area there is also an additional drinks fridge.

The comfortable lounge area is set beside the large sliding doors overlooking the enclosed rear garden. Complete with a comfy sofa and an oversized armchair you can kick back and relax in style! In the summer you can open the sliding doors and unify the interior and exterior spaces.

Bedrooms and Bathrooms

Bedroom 1

The master bedroom is set at the rear of the property with a Juliette balcony overlooking the surrounding countryside. Furnished with a king size bed, freestanding wardrobe, chest of drawers, a dressing table with chair and mirror and a Smart TV. This room also boasts an en suite with a large walk-in shower, hand basin, WC and heated towel radiator.

Bedroom 2

This sophisticated twin-bedded room is furnished with 2 full size single beds, a freestanding chest of drawers, and a Smart TV. This room shares use of the family bathroom.

Bedroom 3

Set at the front of the property with views looking out to sea this well-proportioned room is furnished with a king size bed, a freestanding wardrobe and a Smart TV. This room shares use of the family bathroom.

Family Bathroom

The contemporary family bathroom is decorated with marble tiling and equipped with a bath with shower over, hand basin, WC and a heated towel radiator. This bathroom is shared by bedrooms 2 and 3.

There is also a ground floor WC set just off the living area.

Quick guide to your location

The village of Titchwell is set in an Area of Outstanding Natural Beauty and is well located to explore the wild North Norfolk coast at any time of year. Head to the west and you will find the village of Thornham – a real favourite with foodies, and Old Hunstanton with its expansive sandy beach and colourful cliffs. Head to the east and you will find the popular destinations of Brancaster, Burnham Market, Holkham and Wells, to name just a few. Within the village you have the choice of 2 renowned restaurants, Titchwell Manor or Briarfields both of which are within walking distance. For the nature lovers there is a large RSPB nature reserve just a 10 minute walk away and you can also follow the boardwalk through the nature reserve to the sandy beach, which is well worth the 30 minute walk for the beauty and seclusion that this beach affords.

We really enjoyed our stay here. A great location with a lovely walk to Brancaster beach. The Sunday roast at Titchwell Manor was great as well as Eric's for pizza and fish & chips. If you love the beaches then definitely visit Holkham beach. Best fun had playing in the sand dunes. The Look Out made our stay just perfect. Thank you so much.'
