Set in an Area of Outstanding Natural Beauty on the North Norfolk coast, it is here where you can absorb the beauty that surrounds you and indulge in some much-deserved R & R! Accommodating up to 7 guests in 3 bedrooms with 2 bathrooms, a sociable open plan living area, an enclosed garden, off-road parking, and being dog friendly, this coastal retreat ticks all the right boxes. With a well-designed stylish interior, we are sure you will love this welcoming home away from home!

Inside

Having been thoughtfully designed and stylishly furnished by renowned local interior designer, Sophie and Boo, this property offers laid-back luxury for all the family. The open plan living area is a great social space in which to spend quality time with your friends and family, while the enclosed, south facing garden is a lovely place to sit and bask in the sunshine while taking in the surrounding scenery. There are 3 well-appointed bedrooms, the master has a super king size bed with a shower en suite, the second bedroom has a king size bed, and the third bedroom has a double bed with a full size single above; both of these rooms share the family bathroom.

Outside

To the rear of the property there is an enclosed, south facing garden that basks in the sunshine all day! There is a good size lawn and a patio area with an outdoor table and seating up to 8 guests, perfect for sitting out in the sun with a good book or enjoying some al fresco dining on a warm summers evening! There is also a gas BBQ available for use through the summer months. And why not go the the extra mile and treat yourself by hiring a hot tub for the duration of your stay!

There is off-road parking for 2 cars located on the gravel driveway at the rear of the property.

Living area

Upon entering Sandpiper Cottage, you are presented with a large and inviting open-plan living area featuring a contemporary kitchen, dining area and comfortable lounge.

The modern kitchen area is well laid out and easy to navigate, with a built-in oven, induction hob, ceramic butler sink, integrated microwave, integrated dishwasher, under-counter fridge, under-counter freezer, and a Nespresso coffee machine (pods not provided). There are also 3 stools lining the breakfast bar.

Set between the kitchen and lounge is the spacious dining area. Comfortably seating 6 – 8 guests around a large attractive wooden table with a combination of chairs and bench seating, this stylish area is the perfect place to come together for a sit-down meal or for socially entertaining.

The comfortable lounge area is set beside the sliding doors that lead out into the enclosed rear garden. Complete with a comfy sofa, 4 armchairs and a Smart and terrestrial TV as well, you can sit back and relax in style while watching your favourite TV shows or Netflix series! In the summer you can open the sliding doors and unify the inside and outside areas.

Bedrooms and Bathrooms

Bedroom 1

Set at the front of the property with views looking out to sea, this well-proportioned room is furnished with a king size bed, freestanding wardrobe and drawer storage within the bedside tables. This room shares use of the family bathroom.

Bedroom 2

This room is furnished with a double bed with a full-size single bunk above. There is a full-length mirror that couples as a hanging rail and the steps on the bunk bed double up as clever hidden drawer storage too. This room shares use of the family bathroom.

Bedroom 3

The master bedroom is set at the rear of the property with a Juliet balcony to show off the beautiful views over the surrounding countryside. Furnished with a super king size bed, freestanding wardrobe, chest of drawers and a dressing table with stool. This room also boasts an en suite with a large walk-in rainfall shower with additional hand-held shower option, hand basin, WC, and a heated towel radiator.

Family Bathroom

The contemporary family bathroom is equipped with a bath and shower over, hand basin, WC and a heated towel radiator. This bathroom is shared by bedrooms 2 and 3.

There is also a ground floor WC set just off the living area.

The village of Titchwell is set in an Area of Outstanding Natural Beauty and is well located to explore the wild North Norfolk coast at any time of year. Head to the west and you will find the village of Thornham – a real favourite with foodies, and Old Hunstanton with its expansive sandy beach and colourful cliffs. Head to the east and you will find the popular destinations of Brancaster, Burnham Market, Holkham and Wells, to name just a few. Within the village you have the choice of 2 renowned restaurants, Titchwell Manor or Briarfields both of which are within walking distance. For the nature lovers there is a large RSPB nature reserve just a 10-minute walk away and you can also follow the boardwalk through the nature reserve and be on the secluded sandy beach within 30 minutes!

A huge thank you to the owners and Barefoot for letting us stay in such a wonderful cottage, it is exactly what we want in a holiday cottage, wonderful position, and what a lovely view over the fields at the rear. and view to the front over the salt marshes and the sea. Its a cosy spacious place for all the requirements you need for a stay in this area.

We have had a fab week in this lovely house. The area is so peaceful but with plenty to do. We loved Wells for shops, fish & chips and crabbing. Brancaster Beach was idylic, the dog loved it too!
