Introduction

Set in the popular coastal village of Brancaster, Bramblings is a beautiful semi-detached property in a quiet corner of the small Sawyers Yard development. Outside there is off-road parking on offer and a lovely enclosed rear garden.

From this delightful property you are within walking distance of the expansive sandy beach, the village pub The Ship Inn and the Royal Golf Club. There is also a village store and post office within the village and a children’s play area. You are also well positioned to further explore the wider North Norfolk coast either by car, foot or on the Coast Hopper bus service.

Inside

The ground floor offers a spacious and comfortable lounge, secondary snug, an open plan kitchen/diner, separate utility room and a WC. On the first floor there are three good size bedrooms, one en suite and a family bathroom.

Outside

To the front of the property there is a brick weave driveway offering off-road parking for 3-4 cars.

At the rear of the property there is a lovely, enclosed garden with a paved patio offering an al fresco dining area with a circular table and chairs for 6 guests and a gas BBQ. Joining this there is a good size lawn for the children and dogs to off-load their energy!

Room Descriptions

Utility Room

Initial entry into Bramblings will bring you into the side utility room. Here you will find plenty of coat hooks and space to store your shoes – perfect for returning from a sandy day at the beach or after a long muddy walk! There is also a combined washing/drying machine and sink for all your laundry needs, and the microwave is also kept here.

Lounge

The large lounge has been furnished to create a calm and sophisticated space in which to relax in comfort and style. With 2 large sofas and an armchair to sink into, this room is suited to any time of year. In the warmer months you can open the bi-fold doors and make the most of the fresh sea air, or in the cooler months you can snuggle around the roaring wood burner and enjoy watching your favourite TV shows on the large Smart TV.

Snug

The snug offers a secondary cosy lounge area with a comfy sofa and armchair, perfect for those who want some peaceful timeout to themselves, maybe enjoying some quiet reading time or even practising some yoga!

Kitchen/Diner

The spacious open plan kitchen and dining room is a great place for socialising and entertaining over dinner while still including the head chef in the group. From here you can also open the bi-fold doors and unify the space with the adjoining patio and al fresco dining area.

The traditional shaker style kitchen with central island offers plenty of cupboard and worktop space. Kitted out with everything you will need during your stay including a large Cuisinemaster cooker and hob, integrated fridge freezer, integrated dishwasher, double sink recessed in the central island and a Nespresso coffee machine.

The bright and airy dining area overlooks the rear garden and patio and is furnished with an extendable dining table that comfortably seats 6 guests.

Bedrooms and Bathrooms

There are 3 stylish bedrooms located on the first floor, one of which is en suite. All of the bedrooms have been individually styled with a subtle coastal theme.

Bedroom 1

The master bedroom offers ample space with a king size bed, dressing table and mirror, large built-in wardrobes, and relaxed seating. This room also benefits from having its own en suite with a large walk-in rainfall shower and additional power shower option, hand basin, WC and a heated towel radiator.

Bedroom 2

The twin-bedded room has 2 full sized single beds, and a built-in wardrobe. This room shares use of the family bathroom.

Bedroom 3

Furnished with a double bed, built-in wardrobe and a freestanding chest of drawers. This room shares use of the family bathroom.

Family bathroom

The contemporary styled family bathroom comes complete with a shower over bath, wash hand basin, WC and a heated towel radiator.

There is also a ground floor WC located under the stairs.

A key destination for any visit to the North Norfolk coast, the Brancasters offer a wide range of activities and opportunities for all ages. Both villages have been formed around the ‘coast road’ (A149) and can easily be explored by walking the pathways that link the two together. You will find excellent places to eat, offering locally caught produce from the harbour at Brancaster Staithe.

Thank you for a lovely stay and relaxing week spent in Brancaster and Bramblings. Just what we all needed after a hectic and busy Christmas! Lovely walks from Brancaster to Thornham and Brancaster Staithe. Erics Fish & Chips and Pizza was very handy. Don't forget to visit Thornham Deli too and Brancaster Stores. A beautiful house in a lovely setting, brilliantly equipped and perfect for a family getaway.

We had a lovely stay in Brancaster! the house was excellently equipped, clean and well situated. Thank you for a lovely stay! The seal trip is a must at Morston Quays, Brancaster beach is beautiful and the fresh sandwiches at The Crab Hut in Brancaster Staithe is definitely worth a visit!

We've had a lovely week in North Norfolk and the house was immaculate and very spacious. It's also situated in a brilliant location, close to Brancaster beach but not far from surrounding villages either. There was a great deal of useful information upon arrival with some great treats too!

We've had a great week here in Brancaster! Lots of lovely walks along the coast great food and the children had lots of fun exploring Holkham and navigating the ropes course. Beautiful house and it had everything we could ever need and in such a lovely quiet spot.
