Tucked away in a quiet courtyard just off the ‘coast road’ Floriann boasts modern and stylish living with a contemporary feel.

Inside

A beautifully designed kitchen greets you with a stunning peninsular island, perfect for the keenest chef to boast their indulgences. On summer days throw open the bi-folds to the sun terrace and bring the outside in whilst enjoying al fresco dining with a fabulous view of the countryside.
With three thoughtfully designed bedrooms the master boasts a super king size bed with stunning feature headboard and stylish contemporary en suite facilities. A further king bedroom awaits with stylish décor and comfort in mind, this shares the family bathroom with a cleverly appointed twin bedroom.

Outside

At the rear of the property there is a lovely, enclosed garden with a large paved patio offering an al fresco dining area and a large Weber Q gas BBQ. Joining this there is a small area of lawn for the children and dogs to play on!
In the warmer months the garden has a 6 seater dining set, as well as a sofa group and pair of sun loungers. Two large parasols offer shade on the sunnier days.


To the front of the property there is a driveway offering off-road parking for up to 3 cars.

Lounge

The good-sized lounge has been stylishly designed with colourful furnishings to create a zesty yet relaxing space to sink into and enjoy. With 2 large sofas and an armchair, this room is suited to any time of year. In the warmer months you can open the bi-fold doors and invite the outside in, or in the cooler months you can snuggle around the roaring wood burner and enjoy watching your favourite TV shows on the large Smart TV. The room also boasts a huge Backgammon board and Nintendo Classic games console as well as other family board games.

Snug

The snug offers a secondary lounge area with two comfy armchairs, perfect for those who want some peaceful timeout to themselves, maybe enjoying some quiet reading time, a playroom for the children, or even practising some chords on the guitar that hangs on a wall!

Utility Room

The separate utility room has plenty of coat hooks and space to store your shoes – perfect for returning from a sandy day at the beach or after a long muddy walk! There is also a combined washing/drying machine and sink for all your laundry needs, as well as a microwave, filter coffee machine and an additional under counter fridge which is ideal as a drink’s fridge.

Kitchen/Diner

The spacious open plan kitchen and dining room is a great place for socialising and entertaining over dinner while still including the head chef in the group. From here you can also open the bi-fold doors and unify the space with the adjoining patio and al fresco dining area.

The traditional shaker style kitchen with central island offers plenty of cupboard and worktop space. Kitted out with everything you will need during your stay including a large Belling cooker and hob, integrated fridge freezer, integrated dishwasher, double sink recessed in the peninsular island and a Tassimo coffee machine with a starter pack of pods provided.

The bright and airy dining area overlooks the rear garden and patio and is furnished with a large wooden dining table that comfortably seats 6 guests. There is also a large smart TV on the sideboard beside the dining table.

Bedrooms and Bathrooms

There are 3 stylish bedrooms located on the first floor.

Bedroom 1

The master bedroom offers ample space with a super king size bed, large built-in wardrobes, a freestanding chest of drawers, and relaxed seating. This room also benefits from having its own en suite with a bath with rainfall shower over and additional power shower option, hand basin, WC and a heated towel radiator.

Bedroom 2

Furnished with a king size bed, built-in wardrobe with drawers and a dressing table with stool and mirror. This room shares use of the family bathroom.

Bedroom 3

The twin-bedded room has 2 full sized single beds, a large double wardrobe with drawer unit, another freestanding chest of drawers and a wall mounted TV with a built-in DVD player. This room shares use of the family bathroom.

Family Bathroom

The contemporary styled family bathroom comes complete with a shower over bath, wash hand basin, WC and a heated towel radiator.

There is also a ground floor WC.

A key destination for any visit to the North Norfolk coast, the Brancasters offer a wide range of activities and opportunities for all ages. Both villages have been formed around the ‘coast road’ (A149) and can easily be explored by walking the pathways that link the two together. You will find excellent places to eat, offering locally caught produce from the harbour at Brancaster Staithe.

Our 2nd stay in floriann in 2024. North Norfolk is our home from home and this house suits us perfectly, being in the middle of the coast so we can go west and east easily.
