Introduction

This fantastic property offers some fabulous accommodation in an unrivalled location. Set in five acres with grounds sweeping down to the marshes, First Staithe Field is a stunning self-catering property which sleeps up to 18 people in total - 12 in the main house plus an additional 6 in The Boathouse. With breathtaking vistas, this fabulous coastal house has open plan living downstairs and combines laid-back luxury with a warm and welcoming ambience. With fabulous views to Brancaster Staithe harbour, Scolt Head Island, Brancaster beach and The Royal West Norfolk Golf Club, First Staithe Field is perfectly located for a wonderful family holiday or friends gathering, on the spectacular North Norfolk coast.

If you are looking for an idyllic and stunning beach house for a group of friends or all the family to enjoy, your search stops here! First Staithe Field has a beautiful open plan living area with a wonderful light and airy feel and overlooks its extensive grounds to the north and beautiful formal walled gardens, including a croquet lawn, to the south. The whole house has a wonderful coastal feel which ensures you feel relaxed from the moment you arrive.

Outside

Main House

The grounds here are extensive! As you enter the property there is a beautifully established south-facing formal garden with large flagstone paving bordered by clipped box hedges, paved walkways and festoon lighting for the evenings. On this south side of the property there are multiple seating areas where you can bask in the sunshine all day long! There is a relaxed seating area surrounding a gas fire pit, 4 sun loungers, and a raised table with stools and an ice bucket set into the table - perfect for keeping your drinks chilled! In addition to this there is a large stone topped table with seating for up to 12 guests and a large cooking pit, which makes a great space for al fresco dining. Please note, the wood-fired hot tub on the patio is not available for guest use.

You can also enjoy a game of croquet on the enclosed west facing lawn or let the children run around to their hearts content in the large open grounds which run down to The Boathouse, set by the marsh.

On the north side of the property you can spill-out from the kitchen and onto the terrace where you’ll discover a further picturesque spot for some al fresco dining surrounded by festoon lighting to create a nice ambience in the evenings. Adjacent to this area is the topiary garden where you can wander between the lines of lavender and neatly clipped topiary balls.

The property features a natural Norfolk reed pond at the bottom of the garden and is fully fenced and enclosed to keep children and dogs in the garden and out of the pond. However, care should be taken.

Walk-out of the private gate at the bottom of the grounds and you’ll find yourself on the Peddars Way coastal path. Turn left to walk to the sandy beach at Brancaster or right to the harbour where you will find the ever-popular Fish Shed selling local seafood and sandwiches, and two fabulous pubs/restaurants; The White Horse which boasts some of the best alfresco dining and sunset views on the coast and the family-friendly Jolly Sailors which was recently named Family Pub of The Year. As properties go, you couldn’t ask for a more idyllic and spectacular location for a holiday in North Norfolk. Please note the section of the coastal path at the end of the property is currently undergoing works, therefore is unavailable to guests from November 2023 to March 2024.

There is plenty of off-road parking at the property for up to 8 cars.

The Boathouse

There is a covered patio area between The Boathouse and garden room with a large table and chairs seating up to 8 people, as well as a brick built pizza oven for guests to use. at the rear of The Boathouse there is a west facing patio with balcony glass overlooking the surrounding fields and is the perfect spot for watching the famous Norfolk sunsets!

The adjacent garden room has a rustic design and is a versatile space where you can enjoy some peace and quiet or use it for entertaining and make use of the bar area. Furnished with an eclectic selection of armchairs, beanbags and stools, there is a wood burning stove to provide heat in the cooler months and there is a drinks fridge and sink. the bi-fold doors can be fully opened to unify the interior and exterior space. Outside the garden room there is a wrap around patio with outside lighting for the evenings.

Room Descriptions

The Main House

Entrance

As soon as you turn the key and walk into the large hallway you’ll be impressed! With a large open plan living space and an impressive staircase leading off, there is plenty of space for socialising and even a multi-sports table (pool, table tennis or air hockey) for entertainment - healthy competition is advised!

Kitchen/Dining Room

On the ground floor you’ll discover a delightful kitchen/dining area with vaulted ceiling and white-washed roof beams, with a large wall of windows and French doors to the rear making the room light and bright all year round. With the dining table located overlooking the grounds and a sit-up area to the kitchen island, this is a great place for friends and family to gather. Through the French doors you’ll find a beautiful, terraced area where you can dine alfresco overlooking the marsh. A stone fireplace with open fire gives this area a cosy ambience during the winter months.

First Staithe Field is well equipped with an Aga, electric oven with induction hob, dishwasher, microwave, American fridge/freezer with ice dispenser, integrated pantry and a washing machine which are housed in the ground floor wet room.

Sitting Room

The large sitting room has plenty of comfy seating for you to relax on in the evening and a fabulous wood burner where you can warm your toes in the winter while watching a good film. With French doors onto the south-facing walled garden, which is full of perennials and roses during the summer, this is a beautiful room to enjoy throughout the year. To the side of the property you’ll find the small walled croquet lawn.

Bedrooms and Bathrooms

Boasting five beautifully appointed bedrooms with sumptuous linens and all with views over the grounds and marsh, this property has the wow factor in bucket-loads.

Downstairs you’ll find a four-poster double bed and a double bedroom which are served by a family bathroom and wet room respectively, perfect for washing the sand from those sandy toes. At the end of the same hallway you’ll find the children’s bedroom with two sets of bunk beds and a good selection of toys which also has its own en-suite bathroom. All rooms have French doors onto the rear terrace so on a summer evening you can breathe in the salty sea air.

Upstairs on the first floor you’ll find the large master bedroom suite, tucked away from the other bedrooms. Featuring a super king bed and French doors that open onto a beautiful glass-fronted balcony overlooking the marsh and sea with fabulous views to Scolt Head Island, this is certainly the room your guests will be fighting over! On a warm evening fling open the doors and enjoy watching the sun go down or enjoy a spot of star gazing. The master suite is serviced by a large bathroom which again comes with unsurpassed marsh views and has a large bath and separate built-in shower with twin hand basins.

There is an additional twin bedroom on this floor with views to the east and to the north over the marsh.

Climb a further staircase to the second floor and you will find a wonderfully luxurious bathroom with feature roll-top slipper bath. This is a wonderful place to relax with a glass of wine and savour the fantastic views from the tub while having a long soak.

There is a cloakroom on the ground floor too.

Please note that one room on the second floor will remain locked during the rental period. Please note that stairgates cannot be fitted to the staircase so can only be used in a bedroom doorway.

The Boathouse

Nestled at the bottom of the expansive garden, The Boathouse provides additional accommodation for up to 6 guests, perfect for those who want their own space while not being too far away from the rest of the party. This unique retreat is full of character, rustic charm, quirky furnishings, and has a very relaxed and natural ambience.

Living Area

The open plan living area offers a very relaxed, sociable area with a rustic, beach theme and is made up of a kitchen, lounge area and dining area. There is a lobby area to the side where you can hang your coats and store your shoes while the French doors to the rear open onto an enclosed patio with stunning views across the fields and out to sea - the ideal spot for a picture-perfect sunset!

The kitchen is equipped with everything you might need, including an oven and hob, dishwasher, sink, small fridge with a freezer compartment, microwave, kettle and toaster. Decorated with a classic surfboard, a funky palm tree and four breakfast stools. The lounge area is furnished with bespoke raised chairs and a large sofa. The chairs have been hand-made out of pallets and the sofa has been built using a combination of rustic wood and corrugated iron, both are finished with large, padded cushions. There is also a coffee table and a wall-mounted TV with a built in DVD player. The dining area features a wooden dining table with six wrought iron stools. There is also a table football table for some added entertainment.

There is a wine rack cleverly built into an old boat and a pair of traditional wooden school desks that may evoke some nostalgia and you have access to the ground floor wet room where you will find a walk-in shower, WC, sink and heated towel rail.

Bedrooms and Bathrooms

There are three individually designed bedrooms, one on the ground floor and two on the first floor.

Bedroom 1

Set on the ground floor and features a double bed, wall-mounted TV and hanging space for your clothes. The ground floor wet room is located adjacent, with a walk-in rain effect shower, sink, WC and heated towel rail.

Bedroom 2

Set in the eaves on the first floor and boasts views over the extensive garden and along the coastal path and out to sea. This light and spacious room offers a king size bed and hanging space for your clothes.

Bedroom 3

Also set in the eaves on the first floor and is accessed through bedroom 2. Offering a super king size bed and hanging space, this room also benefits from having its own balcony, from which you can fully appreciate the stunning views along the coast and out to sea. There is also a family shower room located on the first floor with a large walk-in shower, sink, WC and heated towel rail.

Quick guide to your location

A key destination for any visit to the North Norfolk coast, the Brancasters offer a wide range of activities and opportunities for all ages. Both villages have been formed around the ‘coast road’ (A149) and can easily be explored by walking the pathways that link the two together. You will find excellent places to eat, offering locally caught produce from the harbour at Brancaster Staithe, mussels and oysters are real local delicacies but a special mention goes to samphire which can only be found in Norfolk (and contains more iron than spinach!). To the east, The White Horse and The Jolly Sailors are both within a 10 minute walk, with The Ship being a thirty minute walk to the west.

Brancaster also offers one of the UK’s most challenging links courses, the Royal West Norfolk. The adjacent beach features spectacular wildlife including seals, waders, skylarks and the odd passing hobby. For those looking to explore the surrounding seas and creeks, boats and canoes can be hired from Brancaster Staithe harbour. For the uninitiated, why not begin your sailing with some expert training with the local experts.
