Introduction

Sea View Barn is a unique and magical barn conversion. a wonderland of rooms and secret lookouts set in the stunning location of Titchwell. This property encapsulates all that is Norfolk, beautiful architecture, exposed stonework and natural building materials, combined with all the luxury you could wish for. Full of character and charm, this attractive barn conversion is surrounded by the beauty of nature.

With spectacular views over the dunes and marshes, you feel like you are right on the coast with uninterrupted views of wildlife and the rolling waves. With secluded mezzanine viewing areas, a range of sitting rooms, two dining areas, five en suite bedrooms, an enclosed garden, off-road parking and uninterrupted sea views, this property is truly magnificent.

Inside

You have a choice of four lounge areas perfect for you and your party to gather in, or for the kids to enjoy a movie in the TV lounge while the adults relax in front of the fire in the mezzanine viewing lounge. The spacious kitchen dining room offers a fantastic social space, with an uninterrupted view right down to the coast, with the large separate dining room is perfect for hosting a more formal evening meal set amongst the brick and flint walls. There are two spacious master bedrooms, both offering super king beds and luxurious en suites. One is located on the ground floor providing a sofa and TV and the second on the mezzanine with a platform bed and stunning field views with the ocean beyond. On the mezzanine, you'll also find a large twin bedroom with en suite and a lounge area with wood burner. Downstairs offers a further double bedroom and off the main entrance a grand stone staircase leads to another twin room with en suite. The barn has several sets of French Doors that open onto either the front courtyard or the rear garden, perfect in the summer months for inviting the outside in. This is a house you'll want to get lost in!

Outside

At the front of the property there is a large, enclosed brick weave courtyard that is accessed through an electric gate, providing plenty of secure off-road parking. There is an additional car parking area (perhaps also suitable for a boat) to the side of the property, adjacent to the field. In total there is parking for 8 cars.
Through the arch is the main front door to the house, there is a gated area with a door leading to the rear garden that is shaded and cool and can be used as an outdoor dog run, for the four-legged members of the family. The large, enclosed garden is mainly laid to lawn with some paving and two patio areas. The surrounding post and rail fence is backed with a wire fence to ensure the garden is fully secure.

From the garden you will be seduced by the breath-taking views across the marshes and dunes. With a large outdoor dining table and chairs as well as a gas BBQ, this makes the perfect setting for al fresco dining on long, warm summer evenings. Here you can reflect on the beauty of nature, smell the champagne air and look out to where Norfolk's big skies meet the sea.

Room Descriptions

Entrance Hall

The spacious entrance hall has a feeling of grandeur with the large, central stone staircase leading to one of the twin bedrooms. Here there is also shoe storage and a coat stand, as well as a WC. The entrance hall leads to the formal dining room or the kitchen/breakfast room.

Kitchen/Breakfast Room

The spacious kitchen/breakfast room is very well-equipped and offers ample storage space. There is a large, range style cooker with ceramic six ring hob and double oven, an American style fridge/freezer with ice and cold water dispenser, microwave, and a Nespresso coffee machine (pods not provided). The granite topped central island houses a twin ceramic butler sink and dishwasher. There is a large pine dining table with seating for ten guests, ideal for breakfasts and informal dining. There is also a large smart TV and French doors that open out onto the rear garden.

Utility Room

Accessed via a stable door from the kitchen, the separate utility room offers further storage space, an additional sink, a washing machine, and separate tumble dryer. This is where dogs are requested to be kept in whilst they are inside the house.

Dining Room

On the opposite side of the main entrance hall, the formal dining room has a large dining table and seating for ten guests, perfect for entertaining with a sit-down meal for all the family. There is also a set of French doors that open onto a small balcony looking out to the front courtyard.

Lounge Areas

There are four lounge areas that are all open plan but have been designed so that they can offer a place for your family to spend time together, or you can separate and enjoy their own pursuits, without being segregated. Consisting of a morning room, sitting room, TV room and a mezzanine lounge. The sitting room and mezzanine lounge each have a wood burning stove for cosy winter snuggles, as well as French doors with additional full length opening windows which are great for the summer months. The TV room has a large smart TV with a DVD player – get the popcorn in and enjoy a family film night!

Bedrooms and Bathrooms

There are five well-appointed, en suite bedrooms spread throughout the property, providing space, comfort and solitude.

Bedroom 1

Just off the TV room on the ground floor, this generous bedroom has a super king size bed, plenty of built-in cupboards and wardrobes providing ample storage, dressing table with chair and mirror, a sofa, and a large TV. This room has large windows out to the front of the property and its own door providing direct access to the garden. This room also comes with an en suite with twin hand basins set in natural stone tiles, two large mirrors, a walk-in rainfall shower, WC, and heated towel radiator.

Bedroom 2

Also on the ground floor near the TV room this cute and cosy bedroom is furnished with a double bed, built-in wardrobe with shelves and hanging space, and overlooks the rear garden with views out to sea. The en suite is equipped with a bath and shower over, WC, hand basin, and heated towel radiator.

Bedroom 3

Located on the first floor mezzanine, the expansive master bedroom is furnished with a super king size platform bed set on a raised area of the room. There are two original wood pillars in the middle of the room that make an attractive feature. There is also a dressing table with stool and mirror, a relaxed seating area and a separate walk-in dressing room with several fitted wardrobes. The Velux window offers stunning field views with the ocean beyond. The striking en suite features a roll top bath, separate corner shower cubicle with rainfall shower, twin hand basins, WC, and a heated towel radiator.

Bedroom 4

Also on the first floor mezzanine, this twin room is furnished with two full size single beds, a walk-in wardrobe and views through the Velux window over the fields and out to sea. The en suite features a bath, separate corner shower cubicle with rainfall shower, twin hand basins, WC, and heated towel radiator.

Bedroom 5

Head up the grand stone staircase just off the entrance hall and you will find another twin room with en suite. This spacious room is set in the eaves of the barn and is furnished with two full size single beds, a freestanding chest of drawers, sofa and a wall mounted TV. A real feature of this room is the arched French doors which open to a Juliet balcony overlooking the side of the property and surrounding area. Step down into the en suite which is equipped with a bath and shower over, WC, hand basin, and heated towel radiator.

There is also a separate WC located just off the entrance hall.

Located five miles east of Hunstanton and just two miles from Brancaster on the A149 this lovely little village stretches along the coast road with its pretty flint and chalk houses.Titchwell is home to the 420 acre RSPB nature and bird reserve, an area of salt and freshwater marsh that stretches out to the sea and towards Brancaster.
