Introduction

With an abundance of space and comfort on offer, Marshland Barn is a magnificent barn conversion that is perfect for bringing family and friends together for a coastal holiday or to celebrate special occasions. With a variety of areas for you to enjoy, you can spend time together as a group, or you can enjoy some peaceful R & R in a more secluded spot. The generous bedrooms are well furnished allowing everyone to have their own private space. The two gardens are both fully enclosed and ideal for the children and dogs to safely play and enjoy. Even the location of this property is fantastic – right on the coast and walking distance to 2 renowned restaurants – what more could you want for a family holiday.

Inside

The barn has been finished to an extremely high specification with underfloor heating downstairs and it is tastefully furnished throughout. Ideal for families or friends, it boasts spacious living areas including two sitting rooms, two staircases and a large landing area with chaise. An open-plan kitchen leads into a spacious living area on the ground floor. With two bedrooms on the ground floor and three upstairs, this delightful barn conversion has room for everyone. A soft palette of greys and creams combine with white-washed beams and a beautiful brick and flint exterior to create a luxury holiday property you’ll be inspired and wowed by.

Outside

Marshland Barn offers a wealth of al fresco dining opportunities that follow the course of the sun rising and sun setting. Both walled gardens are enclosed and laid to lawn with outside garden furniture. For sun worshippers, choose the bedrooms downstairs and you will be able to walk out and sit outside the French doors and catch the sun’s rays!
Ideally located not far from the beautiful sandy beaches at Titchwell, Brancaster or Holme-next-the-Sea and within easy walking distance of the coast and the renowned Titchwell Manor Hotel, bar and restaurant, it offers so much for a family holiday in North Norfolk.

There is plenty of off-road parking space for up to five cars.

Room Descriptions

Kitchen/Diner

The warm, welcoming, and well-appointed kitchen diner is a great communal space that is perfect for entertaining and celebrating special occasions together. The large dining table can comfortably seat up to 10 guests and is bright and spacious. The super spacious kitchen is fully equipped with everything you will need during your stay, including a large Falcon range cooker and hob, American style fridge freezer, ceramic Belfast sink, integrated dishwasher, kettle, and toaster. Adjoining the kitchen is the utility room where you will find a washing machine, tumble dryer, sink and microwave.

Lounge

The comfortable and cosy lounge is the perfect place to kick back and relax while enjoying your favourite shows on the large TV with soundbar. There is a secondary seating area set just behind the main lounge seating beside the French doors which is lovely and light – ideal for curling up with your favourite book.

Sitting Room

Set on the first floor there is a secondary sitting room with comfy sofas and panoramic views across the marshes and out to sea. There is even a telescope and binoculars available for you to use – perfect for looking across to the RSPB reserve and bird watching form the comfort of your own home.

Bedrooms and Bathrooms

Marshland Barn has two bedrooms on the ground floor (a double and a twin, which can also be zip-linked to make a super king bed) which both feature vaulted ceilings and have access to the east facing walled garden. Please note these bedrooms are locked off when the sleeps 6 option is booked.

The large master en suite king size bedroom is located upstairs along with a further double and twin bedroom, which all face west over the second garden.

All bedrooms, except the double upstairs benefit from en suites. The double bedroom is serviced by a fabulous bathroom suite with a large freestanding bath and plenty of space with a low-level window overlooking the garden. All have powerful showers with plenty of hot water.

There is also a ground floor WC.

Quick guide to your location

The village of Titchwell is set in an Area of Outstanding Natural Beauty and is well located to explore the wild North Norfolk coast at any time of year. Head to the west and you will find the village of Thornham – a real favourite with foodies, and Old Hunstanton with its expansive sandy beach and colourful cliffs. Head to the east and you will find the popular destinations of Brancaster, Burnham Market, Holkham and Wells, to name just a few. Within the village you have the choice of 2 renowned restaurants, Titchwell Manor or Briarfields both of which are within walking distance. For the nature lovers there is a large RSPB nature reserve just a 5 minute walk away and you can also follow the boardwalk through the nature reserve to the sandy beach, which is well worth the 20 minute walk for the beauty and seclusion that this beach affords!

Beautiful house for party of 9 and one dog. Had everything we needed and lovely and warm fora great family getaway. Enjoyed great meal at the Lord Nelson, The Hoste and the victoria. Had a very blisterary walk on Brancaster beach, sand being blown by storm Bert. A special weekend treat wihch was loved by all.

We had a fantastic week at Marshland Barn. The accommodation was to the very highest standard. We are long term Barefoot customers and know to expect the highest quality, but Marshland Barn took our breath away. Our guests were pretty well speechless on arrival and loved the place.
