A carrstone and flint retreat hiding on the edge of a world full of multi-hued cliffs, historical houses, honey-coloured villages, coastal walks, samphire-full saltmarshes and exceptional food. Introduction

Marjorie Cottage is a pretty carrstone and flint luxury holiday cottage which combines exceptional style, quality and comfort with traditional features. Thoughtfully furnished throughout with a keen eye for detail and TLC, this property is ideal for friends or families looking for a luxury country retreat. Make sure you take advantage of a sunset in the lovely garden on those long summer evenings, it's the perfect place to relax and appreciate the breath-taking crimson sunsets.

Inside

Stylish and comfortable and combining modern living with traditional cottage features, you are sure to feel right at home here. The lovely light kitchen that leads into the dining area is a great space for entertaining, while the cosy lounge is perfect for enjoying some peaceful R and R. The three bedrooms on the first floor are each well-equipped making this a great friends and family retreat.

Outside

To the rear of the property there is an enclosed, traditional cottage style garden which is accessed by a paved path from the back door, or from the French doors in the kitchen. Set up a few steps to the patio with an alfresco dining area, featuring a wooden table with six chairs and a fabulous brazier so that you can enjoy the long summer evenings.

There is also a spacious grassed area with a pretty herbaceous border and two orchard trees. At the top of the raised lawn you will find “sunset corner” where there is a perfectly positioned bench from which you can relax with a glass of wine in hand and take in the gorgeous Norfolk sunsets.

There is a gravel drive at the side of the house leading to off road parking for 2 cars at the rear of the property. Further parking is available roadside at the front of the property.

Set amongst rolling countryside, you are well positioned to enjoy walks along the Peddars Way and take in the abundance of wildlife that is right on your doorstep, or alternatively head to the nearby beautiful beaches at Heacham, Hunstanton, Holme-Next-the-Sea and Thornham. You are also within walking distance of the traditional country pub – The King William IV – which is a great place to re-fuel after a busy day exploring!

Living Areas

As you enter Marjorie Cottage you are immediately made to feel welcome in this relaxing haven. Here you will find ample space to hang your coats and store your boots and shoes. There is also extra space to store your keys to make sure you don’t lose them!

The modern kitchen is well-equipped with everything you will need in this home away from home, including a fridge, dishwasher, Belfast sink, electric oven and ceramic hob, kettle, toaster and cafetiere. There is also a central island with oak breakfast stools, set beneath a large lantern roof which floods the room with natural light and allows the big blue sky to become an integral part of the cottage.

The adjoining utility room houses the microwave, freezer, washing machine, airer and a separate ground floor WC.

From the kitchen, step down into the charming dining room where there is a large wooden dining table comfortably seating six people, a rustic pine sideboard and welsh dresser. There is also an electric wood burner to give that cosy cottage feel and some stunning coastal art work on the walls.

The living room has been beautifully furnished and features two comfy sofas and two arm chairs, providing plenty of room for the whole party to relax together. There is a cosy wood burning stove set in a traditional brick fireplace with a wooden mantle and stone hearth – perfect for snuggling around in the winter. Take some time to enjoy some quality family time by indulging in a film or Netflix series on the 32inch Smart TV and Blu Ray player. You will also find a selection of books, games and children’s toys in the cupboard under the stairs to help keep the kids entertained!

Bedrooms and Bathrooms

There are 3 charming and individually designed bedrooms all set on the first floor.

Bedroom 1

Overlooking the front of property, this sophisticated floral themed room offers a peaceful sanctuary away from the hustle and bustle of daily life. Featuring a comfortable king size bed, large built-in wardrobes providing ample storage space and a dressing table.

Bedroom 2

Also overlooking the front of property, this cute butterfly themed room features a comfy king size bed and large built-in wardrobes, providing a calm haven in which to leave all your troubles behind.

Bedroom 3

The twin bedroom has a coastal theme and overlooks the side of the property. Featuring two single beds, a chest of drawers and wall hanging space, this room is ideal for children/teenagers.

The lavish first floor bathroom features a free-standing roll top, claw foot bath, his and hers sinks, WC and a heated towel rail.

Also, on the first floor there is a separate wet room with a rainfall effect shower. The Velux window allows the room to be filled with natural light.

On the ground floor there is a separate cloakroom with a WC, a natural stone hand basin and a shutter style mirror.

The traditional English country Inn The King William IV is a real asset to the village and is a great place to re-fuel after a long walk along the Peddars Way or a day out cycling part of the National Cycle Route 1 that passes through the village.

There is something to please everyone in this corner of Norfolk; just 4 miles away are the coastal resorts of Heacham and Hunstanton with beautiful sandy beaches, rock pools, colourful cliffs and possibly the most stunning sunsets you will ever see.

'We could not have been more delighted with our choice of accommodation. We all felt at home! The cottage is a fantastic example of luxury coastal living with the added benefit of being well equipped. The bath was a real treat with ample supply of hot water. The beds and bedding were so comfy!'
