Introduction

Set just back from the coast road, barely a pebble's throw from the iconic saltmarshes of Burnham Overy Staithe, this luxury retreat boasts front row seats to a true Norfolk adventure. Wake up to the warm scent of ocean air, take a dip in Dead Man's Hole, sail to the golden beaches of Scolt Head Island, mud slide in the creeks, paddleboard down the estuary at sunset, settle in for long lazy lunches at The Hero, gaze out of the balcony windows through the top-floor telescope and live a life of tranquil luxury at one of the most pinch yourself properties in all of North Norfolk. This coastal retreat really does have it all.

The ground floor accommodation is suitable for disabled access and living.

Please note that dogs are by arrangement only and not guaranteed to be permitted. Seaward allows children of 3 years and over or babies in arms.

This property can also be booked as a sleeps 8 at selected times throughout the year for full week bookings - perfect for smaller groups wanting the space of a 6 bedroom property! For reduced occupancy the homeowner may consider a reduction in the rental.

Inside

You can expect a cool contemporary coastal retreat packed with style, space and substance - The perfect all year-round getaway. Whatever the weather head to the ground floor for a sleek social living area made for dance offs and delicious dinner parties. Slide open the glass panelled doors and enjoy sunset suppers, the salty sea breeze and songbird your summer soundtrack. In Autumn and winter, after a day of adventure, warm up by one of the wood burners with mulled wine and movie marathons, a game of chess or a good book while watching the rain patter against the windows. That’s if you can drag yourself away from the comfort and privacy of one of the boutique hotel-esque bedrooms.

Outside

Whatever the season or weather Seaward’s glorious garden to the rear of the property is a coastal paradise, south facing and fully enclosed. Think alfresco dusk dinner parties under the raised oak framed boat house with warmth from the patio heater. Or lazy morning coffee and croissant moments on the patio’s squashy sofa, a game of scrabble and a glass of fizz from your welcome hamper while the BBQ works it magic.

After a day’s exploring the wild coastline, head straight to the outside Belfast sink and handheld shower to wash away your sandy toes – happy for the hot and cold supply!

There is off-road parking for 4/5 cars and an electric car charging port on the gravel driveway at the front of the property.

Room Descriptions

Entrance Hall

Upon entering the imposing entrance hall, all of your everyday stresses will immediately melt away. This bright and spacious area has a spectacular floating staircase leading to the first floor, and affords access to the ground floor bedroom, wet room, sitting room and open plan kitchen/dining room.

The front door is surrounded by specially designed privacy glass. There is a remote control in the kitchen/diner where you can choose to have the glass set as clear or opaque.

Kitchen/Dining Area

The expansive kitchen/dining room is filled with natural light from the large sliding patio door and glass roof light. There are also high-level side windows in the dining area which have prismatic privacy glass. This works to obscure the view to and from the neighbouring property while still allowing in natural light.

In the warmer months you can open up the sliding doors to unify the interior and exterior spaces.

The kitchen is very well-equipped with three ovens, induction hob, microwave, large fridge/freezer, dishwasher, Quooker tap, kettle, Nespresso coffee machine, toaster. There is also a separate larder for storing your food.

The dining area overlooks the beautiful rear garden. With an extendable dining table, there is ample room to accommodate all of your guests at mealtimes.

There are also two unique hanging chairs that were specially designed for this property!

Sitting Room

At the front of the property, there is a ground floor sitting room, complete with a comfy sofa, window bench seat, oversized bean bags, large Smart TV and a built-in wood burning stove. You can open the folding doors between the sitting room and kitchen/dining area to create one big open plan room that makes a great space for socialising and bringing your family together. Alternatively, in the cooler months, keep the doors closed and create a cosy, snug sitting room where you can chill out and watch a film on the large Smart TV while roasting in front of the built-in wood burning stove.

There is also a selection of children’s toys stored in the drawers under the window seat and some games on the shelves to help keep everyone entertained.

Utility/Laundry Room

At the rear of the house there is a back hall/utility room with a second dishwasher, fridge and cleaning cupboard with a cordless Dyson.

Leading off the back hall there is a wet room with a walk-in shower offering both rain effect or power shower options, sink and a heated towel rail; perfect for when you come in from a day out sailing/walking or on the beach.

There is also a separate WC with a hand basin and mirror.

At the end of the back hall is a large laundry/boot room with a washing machine, tumble dryer, retractable clothes drying, sink and lots of hooks. This is the ideal space for storing your coats, boots and shoes as well as any outdoor equipment you may have, such as wetsuits, buoyancy aids, etc.

There is also a second cleaning cupboard housing the iron, ironing board and laundry accessories.

Drawing Room

On the first floor you will find the drawing room. This beautifully light and spacious area is furnished with a large comfortable corner sofa, a large Smart TV with subwoofer, built-in wood burning stove, colour changing mood lighting and has stunning views across the salt marshes and out to sea. There is even a balcony for you to use to fully appreciate the scenery!

Bedrooms & Bathrooms

There are 6 individually designed bedrooms spread across three floors, each with its own theme.

The Moorings

Located on the ground floor, this spacious room overlooks the gravel driveway and is ideal for those with mobility issues. The super king size bed is zip and link so can be separated to form twin beds, please request this at the time of booking should this be required. There is also an adjacent disabled friendly wet room with a walk-in shower offering both rain effect and power shower options, hand basin, WC and a heated towel rail.

Marsh View

This first-floor bedroom benefits from having stunning views across the harbour and marshes and out to sea. Furnished with a super king size bed, built-in wardrobes, dressing area and its own en suite. The en suite features a bath, separate walk-in shower with the choice of rain effect or power shower options, a hand basin, WC and a heated towel rail. Please note that the side window in this bedroom has prismatic privacy glass, this is to obscure the view to and from the neighbouring property while still allowing in natural light.

The family bathroom is located on the first floor and services the Nautical and Regatta rooms. Offering a bath, separate walk-in shower with the choice of rain effect or power shower options, a hand basin, WC and a heated towel rail.

The Nautical Room

Overlooking the rear garden, this Super King bedroom is uniquely decorated with a boat rudder, a port hole style window and ship style lights to create a nautical themed room. The super king size bed is zip and link so can be separated to form twin beds, please request this at the time of booking should this be required. This room is also furnished with a large built-in wardrobe providing hanging space and shelving, as well as a full-length mirror.

The Regatta Room

Overlooking the rear of the property, this twin-bedded room is furnished with a built-in dressing table with mirror, stool and storage drawers.

Island View

Located on the second floor, this bedroom boasts super views across the marshes to Scolt Head Island. Furnished with a super king size bed (which can also be made as a twin upon request), a relaxed seating area with two comfy chairs, a telescope and a separate dressing area with built-in wardrobes, drawers, dressing table and mirror. This room also has its own en suite with a bath, separate walk-in shower, hand basin, WC and a heated towel rail. Please note that this room is locked off when the property is booked as a sleeps 8.

Sea View

Located on the second floor, this Super King bedroom overlooks the front of the property with stunning views across the marshes and out to sea. The super king size bed is zip and link so can be separated to form twin beds, please request this at the time of booking should this be required. Featuring large built-in wardrobes, and an en suite set into the eaves that has a port hole style window to provide views through the bedroom so that you can appreciate the scenery out to sea while brushing your teeth! Please note that this room is locked off when the property is booked as a sleeps 8.

The en suite provides a walk-in shower with both rain effect and power shower options, hand basin, WC and a heated towel rail.

Quick guide to your location

Burnham Overy Staithe beach offers breath taking views, a wonderful, secluded Norfolk beach, only a mile walk from the Staithe.

For immediate access to the coast, Burnham Overy Staithe has a small fishing harbour and supports a local industry based mostly around the local shellfish. Excellent coastal walks are numerous, but a special mention must go the isolated bay that can be accessed from the harbour.

The village pub, The Hero is well worth a visit while you are here, offering great food and a warm welcome!

We had a fabulous time at Seaward. A stunning and beautiful house in a wonderful part of the country and in a lovely setting. The facilities were fantastic. The welcome box was a lovely surprise and much appreciated. Please pass on our thanks to the owners for the opportunity to stay in their stunning home, although my grandchildren now want everything in my house to be electric! Having a superb Sunday lunch at The Hero was a bonus and a great find.
