Designed for gatherings of up to twelve - and made up of a main house, annex and a chic self-contained retreat (called The Siding) - this escape invites a rhythm of relaxation and barefoot adventures. Long summer barbecues on the southwest-facing terrace, the gentle glow of a wood-burning stove at dusk, and a world of harbours, beaches, secret commons, coastal paths, and two acclaimed local pubs all just a handful of sandy steps away. A considered celebration of space, light, and relaxation, West Heath and The Siding is where memories are made.

Introduction

Welcome to West Heath and The Siding, a stunning holiday retreat in the heart of Brancaster Staithe, perfect for families and groups of up to 12 guests. This versatile property boasts three beautifully appointed en suite bedrooms in the main house, one of which is on the ground floor, a comfortable rear annexe with two twin bedrooms and a shared shower room, and a stylish self-contained studio at the front of the property for added privacy. With ample living space and a sprawling garden, this property is perfect for multi-generational holidays or group getaways.

Inside

The heart of the home is the open-plan living area, designed for socialising and entertaining, with a large kitchen, a generous dining space, and a relaxing lounge area. With the use of soft tones and furnishings blended with rustic exposed beams this space strikes a balance between stylish sophistication and relaxed comfort. The large glass picture windows and skylights maximise natural light and enhance the spaciousness of the room. Perfect in any season, slide open the floor-to-ceiling glass doors and embrace the warm sea air, or in the winter you can get toasty in front of the roaring wood burner. A separate snug with a TV offers the perfect retreat for movie nights or quiet relaxation.

Outside

Step outside to the rear garden, where a patio with an outdoor dining set, a large BBQ, and a sprawling lawn invites al fresco dining and play. From here, enjoy direct access to Barrow Common, perfect for scenic walks, coastal views and exploring the natural beauty of North Norfolk. There is also an outdoor shower which is ideal for washing off muddy boots or sandy paws after a long walk along the coastal path.

The Siding has its own little patio area with bistro set, perfect for your morning coffee in the sunshine to start the day right.

There is ample off-road parking on the shingle driveway which is fully enclosed behind large electric gates.

Located close to the coastline, local pubs, and attractions, West Heath and The Siding provides the ideal base for a memorable getaway.

Living Areas

The inviting entrance hall welcomes you into this stunning modern coastal retreat. Just off the hall you will find a utility room with a washing machine and separate tumble dryer for all your laundry needs, as well as a ceramic butler sink and a wine fridge.

Head along the hallway and you will find the cosy snug with a comfy sofa and armchairs plus a large Smart TV, perfect for some Netflix-and-chill time with your favourite snacks.

The spacious open-plan living area is the focal point of the house, designed for gathering your party and spending some quality time together.

The lounge area has a large comfy corner sofa to sink into, an integrated wood-burning stove and a large wall-mounted Smart TV with soundbar. There are also large sliding doors that can be opened to give access to the courtyard at the side of the property.

The large dining table can seat up to 12 guests for either formal or relaxed dining with a lovely view over the rear garden.

Any budding chefs will be right at home in the well-equipped, modern kitchen featuring an integrated oven, steam oven, microwave, induction hob with inset extractor, large Fisher & Paykel fridge freezer, integrated dishwasher, double sink with Quooker tap, and a Dolce Gusto coffee machine.

There are 6 Beautifully styled bedrooms throughout this property offering each guest their own private sanctuary, making it the perfect getaway for multi-generational groups.

Bedroom 1: Located on the ground floor of the main house, this twin-bedded room is ideal for guests with mobility issues. Offering plenty of space, 2 full size single beds, 2 chests of drawers, a comfy armchair and an en suite wet room, complete with a rainfall effect shower plus optional power shower, hand basin, WC and a heated towel rail.

Bedroom 2: Set on the first floor of the main house, this twin-bedded room is furnished with 2 full size single beds, built-in wardrobes, and a chest of drawers. The en suite is equipped with a walk-in rainfall shower with additional hand-held shower, hand basin, WC, and a heated towel rail.

Bedroom 3: The elegant master bedroom is found on the first floor of the main house and is furnished with a super king size bed, free-standing chest of drawers, and a comfy armchair. The adjoining en suite features a free-standing roll-top bath with hand-held shower attachment, twin hand basins, WC, and a heated towel radiator.

Bedroom 4: Located in the annexe in the rear garden, this twin-bedded room is equipped with 2 full size single beds, a free-standing chest of drawers and has its own climate control system. This room shares use of the shower room with bedroom 5.

Bedroom 5: Located in the annexe in the rear garden, this twin-bedded room is equipped with 2 full size single beds, a free-standing chest of drawers and has its own climate control system. This room shares use of the shower room with bedroom 4.

Shower Room: Set between bedrooms 4 and 5 in the annexe, featuring a large walk-in shower, hand basin, WC, and a heated towel rail.

Bedroom 6: Located in The Siding which is a ground floor room set at the front of the property. This self-contained studio is furnished with a super king size bed, wall-mounted Smart TV, built-in storage, and a fully equipped kitchenette. The en suite shower room has a rainfall effect shower plus optional power shower, hand basin, WC and a heated towel rail.

A key destination for any visit to the North Norfolk coast, the Brancaster’s offer a wide range of activities and opportunities for all ages. Both villages have been formed around the ‘coast road’ (A149) and can easily be explored by walking the pathways that link the two together. You will find excellent places to eat, offering locally caught produce from the harbour at Brancaster Staithe.

For the foodies among the group, you are located just a short walk from the popular Jolly Sailors pub and within walking distance of the award-winning White Horse restaurant and Deepdale Café in the adjoining village of Burnham Deepdale. Here you will also find a selection of shops and a petrol station making up Deepdale Market. You are also within walking distance of the harbour where you will find the coastal path for stunning walks, sailing facilities, the Fish Shed where you can buy freshly caught seafood and the children can spend endless hours crabbing from the harbour wall. The expansive sandy beach at Brancaster is also just 2 miles away.
