Open the front door and you are presented with a stunning and very sociable open-plan living area which overlooks the lawned garden.
The fabulously sleek kitchen features top-of-the-range appliances and there’s a wireless audio system in every room too, ensuring you can listen to your favourite sounds inside and out and whilst relaxing on the outside terrace and in the gazebo too!
This luxury barn certainly has a wonderful light and airy feel to it, with all rooms being large and generously sized. There is under-floor heating throughout with thermostatic controls for each room ensuring you are always comfortable, whatever time of year you choose to holiday.
Bedrooms and bathrooms
With the WOW factor throughout, this luxury self-catering barn conversion has five beautiful en-suite bath/shower rooms in all and a cloakroom on the ground floor.
With Barefoot’s luxury linens, bathrobes, slippers and fluffy towels, you are assured of a relaxing and blissful stay.
Four beautifully appointed first floor en-suite bedrooms are accessed via the beautiful central open tread staircase and a large nautical-themed en-suite bedroom sleeping upto six is located on the ground floor; perfect for the little ones who all want to sleep and relax together (or equally good for adults too, as the beds are standard single size!)
All bedrooms feature built-in wardrobes and TVs and have luxury en-suites with heated towel rails.
The master King-size bedroom overlooks the rear garden and features an en-suite bathroom with free-standing bath and wall-mounted TV, wonderful to to relax after a busy day with a glass of fizz! There is also a separate walk-in shower.
Two further King-size bedrooms feature TVs and beautiful en-suite shower rooms with large walk-in showers.
The fourth upstairs bedroom has twin beds and TV plus en-suite shower room with walk-in shower. There are also two pull-out truckle beds, meaning the accommodation in the room can be extended to four when required.
The fifth bedroom sleeps up to six and is located on the ground floor and a room the children in the party would just adore! Featuring three sets of hand-made bunk beds, cleverly built-in along one side of the room, the beds are full-size with comfortable mattresses and plenty of head room meaning they are suitable for adults too! Each bunk has its very own ship’s light and phone charger sockets, pretty cool when you have teenagers in the party! With two large built-in wardrobes, there is plenty of storage and there’s a large plasma TV with an X-box to keep the younger members of the party amused too. A contemporary en-suite shower room features a walk-in shower with large drench shower head, making for quick and easy showering of those sandy toes.
There is also a travel cot and 2 highchairs available.
Manor Farm Barn boasts a very relaxed contemporary living environment. With plenty of seating inside and out, it is a wonderful house to relax and enjoy any time of year. In the summer months, open up the fabulous bi-fold doors and literally bring the garden in!
With a fabulous contemporary kitchen with large induction hob, two electric ovens, a dishwasher, a fridge/freezer and drinks chiller, you have a wonderful opportunity to conjure up a hearty evening meal or fantastic breakfast before you head to the beach. Alternatively why not hire our private chef and enjoy the luxury of someone cooking (and washing-up for you!) without the hassle of leaving the house, great news if you have young ones too.
If you want to head out though and enjoy dining at one of the many fabulous pubs and restaurants, we can always arrange babysitting for you too. Off the kitchen there is also a utility room/boot room with plenty of space for coats and boots with a handy washing machine, tumble dryer, Belfast sink and a drinks fridge.
This barn is all about spending time together and the beautiful sitting area has a feature fireplace with open fire, perfect for winter evenings when you can snuggle up with a bottle or two of good red wine! With a huge comfortable L-shaped sofa, you’re guaranteed a very relaxed and chilled-out stay, particularly with its large wall-mounted digital TV which also comes with BT vision and film package, plus there’s a DVD player to enjoy your favourite films too.

Well located within a short walk of Brancaster beach and close to the acclaimed pub/restaurant; The Ships o you don’t have to go far to have fun. You are also just a few minutes’ walk from the North Norfolk coastal path and the exclusive Royal West Norfolk golf club.
Head to Brancaster Staithe, which is in walking distance where you can sail or watch the boats or buy fresh shellfish and freshly-made baguettes, if you want to spend some time admiring the view!
Just a ten minute drive away is the chic village of Burnham Market when you can shop in beautiful boutiques, lifestyle shops and visit one of the largest hat shops in the country. Don’t forget to pop into The Hoste Arms for a local ale or pre-dinner cocktails or if earlier, why not enjoy afternoon tea in their sunny back garden.
Undoubtedly this is a wonderful luxury property that won’t disappoint, whichever time of year you are planning to stay.
The property is located in a private development off the coast road and is set behind boarded gates, where you will find plenty of parking space and a garage where bicycles may be stored.
Although there is no front garden, to the rear there is a large enclosed and lawned garden with terrace. With outside seating and garden furniture, along with the hot tub, gazebo and pizza oven to enjoy, this is the perfect place to sunbathe, relax and dine alfresco on sunny days.
The gazebo is a fantastic space for entertaining with its wood-burning brick pizza oven, gas barbecue and handy stainless steel sink. Designed to be used through the year, it also has outside wall-mounted speakers to chill and enjoy your favourite sounds in this tranquil setting.
The kitchen is very well equipped with an induction hob, two electric ovens, dishwasher, fridge/freezer, drinks chiller and microwave. There is also a washing machine and tumble dryer and drinks fridge in the Utility Room. The pizza oven and BBQ is located outside.
There is a garage area and parking for up to four cars.
One dog may be included with groups that are staying, this is by arrangement with the owner and is charged at £50 per dog per stay. The security deposit is £500 per stay.
