Step through the front door into a welcoming hallway that opens into a spacious, light-filled kitchen and dining area — perfect for gathering over long, laughter-filled meals. In summer, throw open the French doors, pour a G&T, and let the scent of sizzling BBQ fill the garden air. As evening falls, curl up in the cosy sitting room with deep sofas, a roaring wood burner, and your favourite film. Clement House sleeps up to 8 guests across four elegantly designed bedrooms, each one offering hotel-style comfort and a peaceful night’s sleep.

Outside:

At the back of the house, discover a peaceful, sun-soaked garden — a raised lush green lawn set above the flagstone patio, perfect for outdoor living. Gather around the dining table for long al fresco lunches or settle in with a chilled drink in hand, while the BBQ sizzles nearby. It’s the perfect spot for lazy summer afternoons that linger long into golden evenings.

There is also an outdoor shower located at the side of the property where you can rinse off salty toes and sandy paws before heading indoors.

Whether it’s summer by the sea or a winter weekend escape, Clement House is the kind of place you’ll want to return to — time and time again.

At the front of the property there’s private off-road parking for three cars on the brick weave driveway and an EV charger available at an additional cost of £40 per week.

As the seasons turn, it transforms into a snug retreat — think soft throws, warm lighting, and the flicker of flames from the wood-burning stove on chilly evenings. Whether you're playing board games with the family, or simply enjoying some well-earned downtime, this is a room that invites you to truly relax.

At the heart of the home lies the showstopping kitchen and dining space — a place where cooking, conversation, and celebration all come naturally. The sleek, modern kitchen features a built-in electric oven and grill, induction hob, fridge freezer, integrated dishwasher, Nespresso coffee machine and milk frother (pods not included), kettle, and toaster. Centrally placed beneath soft, atmospheric lighting is the striking dining table, seating up to eight guests. All four beautifully appointed bedrooms are located on the first floor, offering a peaceful retreat after a day of coastal adventures. With three stylish bathrooms — including two en-suites — there’s plenty of space for everyone to refresh and unwind in comfort.

Bedroom 1: Furnished with a king size bed, Juliette balcony, relaxed seating and an open dressing area with drawers and hanging space. This room also has an en suite with a walk-in rainfall shower with additional power shower option, wash hand basin, heated towel rail, and a WC.

Bedroom 3: This spacious room is furnished with 2 full size single beds that are pushed together to form a super king (but with individual single bedding), built-in storage including drawers and hanging space, and relaxed seating. This room has its own en suite that also serves as the family bathroom with two separate entrances.

Bedroom 4: A twin room furnished with 2 full size single beds, free-standing wardrobe with drawers and hanging space, and relaxed seating. This rooms shares use of the family bathroom.

Master En Suite/Family Bathroom: This cleverly designed bathroom serves a dual purpose: it's both an en suite to the master bedroom and a family bathroom. With two separate entrances—one offering private access from the master bedroom and another from the hallway—it provides flexibility for both personal use and general family access. When privacy is needed, the hallway door can be locked, effectively turning it into a private en suite. Equipped with a free-standing double ended bath with hand-held shower attachment, large walk-in rainfall shower with additional power shower option, wash hand basin, WC, and a heated towel rail.

Quick guide to your location

Being almost opposite Harbour Way, guests at Clement House will be delighted to have such quick access to the coastal path, the harbour, with its fleet of sailing boats, and the beaches of Brancaster and Burnham Overy Staithe to the east and the west.

A key destination for any visit to the North Norfolk coast, the Brancasters offer a wide range of activities and opportunities for all ages. Both villages have been formed around the ‘coast road’ (A149) and can easily be explored by walking the pathways that link the two together. You will find excellent places to eat, offering locally caught produce from the harbour at Brancaster Staithe, mussels and oysters are real local delicacies but a special mention goes to samphire which can only be found in Norfolk (and contains more iron than spinach!). To the east, The White Horse and The Jolly Sailors are both within a 10 minute walk, with The Ship being a thirty minute walk to the west.

Brancaster also offers one of the UK’s most challenging links courses, the Royal West Norfolk. The adjacent beach features spectacular wildlife including seals, waders, skylarks and the odd passing hobby. For those looking to explore the surrounding seas and creeks, boats and canoes can be hired from Brancaster Staithe harbour. For the uninitiated, why not begin your sailing with some expert training with the local experts.
