Introduction

Nestled within three acres of secluded grounds, with views stretching from farmland to sea, Knotting Hill Farmhouse stands as a love letter to coastal luxury. An architectural chameleon that shifts with the rhythms of the seasons, this retreat blurs the boundary between home and horizon, the distinctive indoors and the endless outdoors.

Inside

Designed by world-famous interior designers, Russell Sage Studios, this place has been reimagined as an idyllic escape, accommodating up to 18 guests in 8 individually designed en suite bedrooms, set over two floors. The signature suite was designed by Schöffel, complete with a large balcony overlooking the grounds and surrounding countryside. The large sitting room is the focal point of the property while the well-equipped kitchen and spacious dining area provide a great space for entertaining – even better when you are all dressed up in fun costumes from the decadently stocked dressing-up area!

Outside

The primary ethos of Knotting Hill Farmhouse is centred around outdoor living, encouraging a life lived on tidal time, sipping good wine and embracing a moment of laid-back adventures.

The north facing garden is designed for entertaining with an impressive, covered dining area which is warmed by a log burner as well as infrared heaters, allowing this space to be used at any time of year. There are also 2 large hanging chairs and a selection of giant beanbags to relax on. The al fresco kitchen area is well equipped with a large charcoal grill, Komodo BBQ, pizza oven, stainless steel worktops, refrigerator, and sink. The lower terrace features outdoor sofas positioned around a firepit, perfect for toasting marshmallows beneath the stars.

There is a large wildflower area with a path leading through to the grass volleyball/badminton court and the large, heated sailcloth tent, which can be booked as an additional extra and is kitted out with yoga mats, cushions, blocks and straps for the ultimate yoga retreat.
The south facing garden is designed to promote wellness with a central water feature surrounded by sun loungers where you can relax in the tranquillity afforded by the secluded location. This garden also features a large wood-fired hot tub, a cold-water plunge tub (for the bravest guests!), and a 10-person sauna. There is also an outdoor twin rainfall shower built from a solid oak beam sourced from a refurbished French Chateau. Even your four-legged friends can get in on the action with their very own doggy shower!

As if all of that wasn’t enough, you can also slip on a pair of wellingtons from the Le Chameau 1927 boot room and head out to explore the surrounding Area of Outstanding Natural Beauty, where you can sail amongst the creeks, swim in the shallows, and watch the splash of seals, before you unwind in a world of unrivalled comfort, your scrapbook full of new entries and forever memories.

There is ample off-road parking available on the gravel driveway and an electric car charger available for guest use.

Please note, the gardens are not fully secure for dogs, so please ensure they are supervised at all times.

Living Areas

The large sitting room is at the heart of the house with dual aspect access to both garden areas. There is an eclectic mix of comfortable seating options available making this a versatile room in which your party can gather while enjoying their own pursuits. The large TV and surround sound system, coupled with the corner sofa is the perfect place for enjoying your favourite movies. Alternatively, you can set yourself in a comfy armchair beside the roaring open fireplace and immerse yourself in your next read.

The striking kitchen offers ample space for storage and preparation, and is very well-equipped with an AGA, two separate electric ovens, integrated microwave, large ceramic hob, two dishwashers, two fridge freezers, an additional wine fridge, large sink with Quooker tap, and a Nespresso coffee machine. The central island is also lined with four bar stools, doubling as a breakfast bar. There is also a separate utility room with a washing machine and tumble dryer for all your laundry needs.

The expansive dining area seamlessly leads off the kitchen making it the ideal space for a fun dinner party with your family and friends. The large handmade driftwood table can comfortably seat everyone together for formal dining with the feature canoe turned light fitting set above. In the winter you can create a cosy ambience by lighting the wood burning stove, or in the summer months you can open the bifold doors onto the north facing garden to unify the two spaces. There is also a selection of family games available to provide some light-hearted entertainment!

Upstairs you will find the dressing-up area, stocked with an extensive range of costumes, hats, masks and footwear, to make those dinner parties a little more interesting, and just to add a bit of extra fun to your holiday!

Redshank

Located on the ground floor, this bright and spacious room is furnished with a king size bed (which is zip and link so can be set as twins upon request), a dressing table with chair and mirror, free-standing wardrobe and relaxed seating. Nutcracker

Set on the ground floor, this bold blue bedroom is furnished with a king size bed (which is zip and link so can be set as twins upon request), a dressing table with chair and mirror, free-standing wardrobe and a TV. Behind the sliding door is the en suite with a walk-in rainfall shower, WC, hand basin and heated towel rail.

Tern

This ground floor bedroom is designed for less-able guests and has French doors that open into the south garden. Furnished with a king-size bed (which is zip and link so can be set as twins upon request), a dressing table with chair and mirror, a free-standing wardrobe, and a TV. Behind the sliding door is a large en suite wet room with rainfall and hand-held shower, hand basin, heated towel rail, and WC designed for less-able guests.

Woodcock

The rustic double bunk room is located on the ground floor with 2 sets of bespoke-built bunk beds offering 4 full size single beds, suitable for children and adults alike. Finished with a dressing table and chair, under bed storage drawers, TV, and an en suite with rainfall and hand-held shower, WC, hand basin, heated towel rail.

Schöffel Suite

The signature suite is located on the first floor and was designed by Schöffel to create a luxurious, classic country style bedroom. Furnished with a king size sleigh bed, large wardrobe with drawers, dressing table with chair and mirror, and a wall-mounted TV. Behind the sliding door is the en suite with a walk-in rainfall shower with additional hand-held attachment, WC, hand basin and heated towel rail. This room also boasts its own balcony where you can sit and enjoy your morning coffee while overlooking the sedum green roof and extensive garden, with views to the sea in the distance.

Bush Tit

This striking orange room is found on the first floor and has it’s own east-facing balcony with table and chairs offering a peaceful space for your morning coffee in the sun. Within the village, you can also access the Norfolk Coast Path where walkers can enjoy a scenic route to nearby Blakeney or Salthouse, discovering unspoiled beaches and quaint villages along the way.
