The accommodation is generous, with four stylish bedrooms and two bathrooms upstairs, an open plan kitchen, dining and living space with underfloor heating, dual aspect reception room, utility room and WC on the ground floor.Outside
At the front of the property there is off-road parking on the gravel driveway for up to 3 cars.To the rear of the property there is a north-west facing garden that is fully enclosed with 6ft fencing. The luscious lawn is perfect for the kids and dogs to while away the hours and burn off their energy, playing around the flood-lit Oak tree while the adults relax on the 2 sun-loungers on the top terrace! There is also a west facing sitting terrace with luxury rattan furniture for 8 with two reclining seats and a west facing dining terrace with an outdoor table and chairs for 8 and an outdoor kitchen complete with melamine crockery, cups, glasses, kettle and 6 burner gas BBQ and a double fridge- perfect for alfresco dining on those warm summer evenings!
In the garden you will also find an outdoor storage box in the garden, in which there are buckets, spades, crabbing nets and a windbreak for you to use when you go to the beach! Head down the paved path along the side of the house and you will find an outdoor shower – perfect for washing off those sandy toes or muddy boots/paws after a day out exploring the wondrous North Norfolk Coast.

Living Area
Entry to the property brings you into the ground floor open plan living area, which is a lovely light open area combining a kitchen, dining area, lounge and snug, making this the perfect space for your family or friends to gather and spend quality time together, while still being able to enjoy your individual pursuits.The contemporary shaker style kitchen, complete with a central island/breakfast bar, is well equipped with good quality appliances, including a double oven with separate grill and ceramic hob, integrated fridge-freezer, separate wine fridge, microwave, dishwasher, kettle, toaster, food processor and a Magimix Nespresso coffee machine. There is also 3 bar stools lining the central island and a Robert’s digital radio – perfect for enjoying your breakfast with a bit of easy listening!
The adjacent dining area seats up to 8 guests around the extendable dining table. Here you can enjoy a sit-down meal together while looking out over the rear garden. In the summer you can also enjoy the warm air by opening up the bi-fold doors onto the patio area and bringing the outside in!
Opposite the kitchen is the snug. This cosy corner is south facing and comprises comfortable seating and a Smart TV – the ideal place to enjoy some quiet time watching your favourite programme or taking the time to finally read that book you have always wanted to read, all while enjoying the sun streaming in through the window!
Around the corner you will find the lounge area. Here you can sink into the comfy sofas and make the most of some quality time together, watch a good film on the 60″ Smart TV or make good use of the music system. There is also a selection of board games, jigsaws, maps and books on offer to provide entertainment for the whole family. In the summer you can open up the bi-fold doors to make the most of the warm sea air, or in the winter you can get toasty in front of the electric wood burning stove!
In the separate utility room you will find plenty of space to store your coats and shoes, as well as a sink, washing machine and a tumble dryer.
There is also a separate ground floor WC.
Bedrooms and Bathrooms
Head up centrally positioned, open-tread, wooden staircase and you will find a spacious landing area providing access to each of the 4 well-appointed bedrooms. Please note if you have infants that only the master bedroom has enough room for 1 travel cot.Bedroom 1
With a high vaulted ceiling and views over the rear garden, this room offers a king size bed, chest of drawers, wall hanging space and there are additional storage drawers located in the base of the bed. This room shares use of the family bathroom.
Bedroom 2
Overlooking the rear garden, the spacious master bedroom has been thoughtfully furnished and comprises a king bed, chest of drawers each side of the bed, relaxed seating, dressing table with chair and mirror and 2 double size built-in wardrobes. The dressing table can also be used as a desk for those who are required to work during their stay. This room also boasts its own en suite shower room featuring a large rainfall effect shower with a separate handheld shower attachment, WC, hand basin and towel radiator.
Family Bathroom
The contemporary family bathroom provides a bath with handheld shower attachment, a separate walk-in rainfall shower, WC, hand basin and a towel radiator.
Bedroom 3
South facing at the front of house, this lovely, sunny bedroom offers a double bed, chest of drawers with mirror, wall hanging space and there are additional storage drawers located in the base of the bed. This room shares use of the family bathroom. Please note when booking the sleeps 6 option of Skippers, this bedroom will be locked off.
Bedroom 4
Also south facing at the front of the property, this high vaulted bedroom is the twin room, which can be zip-and-linked to make a super king bed if preferred, and provides a chest of drawers, mirror, wall hanging space and storage drawers located in the base of the beds.
