Thoughtfully laid out and elegantly furnished, it offers the perfect blend of open-plan living and generous spaces, including a luxurious master suite. Outside, you'll find off-road parking and a fully enclosed garden with an outdoor kitchen—complete with melamine crockery, cups, glasses, a kettle, a six-burner gas BBQ, and a double fridge—ideal for alfresco dining on warm summer evenings. This spacious retreat boasts four beautifully designed bedrooms and two stylish bathrooms upstairs, while the ground floor offers a seamless open-plan kitchen, dining, and living space with underfloor heating. A dual-aspect reception room, utility room, and WC complete the thoughtfully designed layout.

Outside

At the front of the property there is off-road parking on the gravel driveway for up to 3 cars.

At the rear of the property, you'll find a fully enclosed north-west facing garden, surrounded by 6ft fencing for added privacy. The lush lawn is a dream for kids and dogs alike, offering plenty of space to run, play, and burn off energy beneath the glow of the floodlit oak tree. Meanwhile, the adults can unwind on the two sun loungers on the upper terrace. For outdoor entertaining, there's a west-facing sitting terrace with luxury rattan seating for eight, including two reclining chairs, as well as a separate west-facing dining terrace with a spacious table and chairs for eight. The outdoor kitchen is fully equipped with melamine crockery, cups, glasses, a kettle, a six-burner gas BBQ, and a double fridge—perfect for long, leisurely alfresco dinners on warm summer evenings.

In the garden you will also find an outdoor storage box in the garden, in which there are buckets, spades, crabbing nets and a windbreak for you to use when you go to the beach! Head down the paved path along the side of the house and you will find an outdoor shower – Ideal for rinsing off sandy toes, muddy boots, or paws after a day of adventure along the breathtaking North Norfolk Coast.

Living Area

Stepping into the property, you're welcomed into a bright and airy open-plan living space, seamlessly blending the kitchen, dining area, lounge, and snug. Designed for gathering with family and friends while still allowing for individual relaxation, this space is both stylish and inviting.

The contemporary shaker-style kitchen is beautifully equipped with high-quality appliances, including a double oven with a separate grill, ceramic hob, integrated fridge-freezer, separate wine fridge, microwave, dishwasher, kettle, toaster, food processor, and a Magimix Nespresso coffee machine. A central island with a breakfast bar is lined with three bar stools, perfect for casual mornings accompanied by a Robert’s digital radio playing soft tunes in the background.

Adjacent to the kitchen, the dining area seats up to eight guests around an extendable table, offering a lovely spot to share meals while gazing out over the rear garden. In the warmer months, bi-fold doors open onto the patio, inviting the fresh coastal air inside.

Opposite the kitchen, the snug provides a cosy south-facing retreat, featuring comfortable seating and a Smart TV. Whether you're catching up on your favourite show or finally getting lost in that book you've been meaning to read, this sun-filled corner is the perfect escape.

Just around the corner, the lounge beckons with plush sofas, a 60" Smart TV, and music system—ideal for movie nights or simply unwinding together. A selection of board games, jigsaws, maps, and books ensures entertainment for all ages. In the summer, throw open the bi-fold doors to enjoy the gentle sea breeze, or in the winter, curl up in front of the electric wood-burning stove for a cosy night in.

In the separate utility room you will find plenty of space to store your coats and shoes, as well as a sink, washing machine and a tumble dryer.

There is also a separate ground floor WC.

Bedrooms and Bathrooms

Head up centrally positioned, open-tread, wooden staircase and you will find a spacious landing area providing access to each of the 4 well-appointed bedrooms. Please note if you have infants that only the master bedroom has enough room for 1 travel cot.

Bedroom 1

With a high vaulted ceiling and views over the rear garden, this room offers a king size bed, chest of drawers, wall hanging space and there are additional storage drawers located in the base of the bed. This room shares use of the family bathroom.

Bedroom 2

Overlooking the rear garden, the spacious master bedroom has been thoughtfully furnished and comprises a king bed, chest of drawers each side of the bed, relaxed seating, dressing table with chair and mirror and 2 double size built-in wardrobes. The dressing table can also be used as a desk for those who are required to work during their stay. This room also boasts its own en suite shower room featuring a large rainfall effect shower with a separate handheld shower attachment, WC, hand basin and towel radiator.

Family Bathroom

The contemporary family bathroom provides a bath with handheld shower attachment, a separate walk-in rainfall shower, WC, hand basin and a towel radiator.

Bedroom 4

Also south facing at the front of the property, this high vaulted bedroom is the twin room, which can be zip-and-linked to make a super king bed if preferred, and provides a chest of drawers, mirror, wall hanging space and storage drawers located in the base of the beds.
