Introduction

Nestled in the heart of Docking, The Look Out is an upside-down house that is perfect for couples or older families looking for a countryside retreat while still being within easy reach of the stunning North Norfolk coast.

Inside

Offering 2 comfortable en suite ground floor bedrooms, an extra WC, an open plan living area on the first floor with beautiful views over the surrounding fields towards the coast, a mezzanine with a snug/study area, a private paved courtyard as well as access to the adjacent communal meadow, The Look Out will not disappoint!

Outside

There is a private, paved courtyard tucked behind high panel fencing with a table and chair set seating 4 guests. Opposite the property there is also a communal meadow area accessed through the gate. There is a folding table and 2 chairs located in the storage box for you to use in this area. Please note that this is bordered by a post and rail fence so children should be supervised when in this area. Please also note that there is no BBQ provided at this property.

There are 2 allocated off-road parking spaces available with the property, 1 is at the front on the tarmac driveway with an electric car charging point, please note that there is an additional charge for the use of this. While the 2nd space is located at the back which is accessed via the Sandringham Avenue development.

Living Area

The open plan living area is set on the first floor and offers beautiful, far reaching, countryside views towards the coastal village of Brancaster.

The kitchen area is well-equipped with a Rangemaster cooker and induction hob, American style fridge freezer, dishwasher, built-in microwave, Tassimo coffee machine (pods not provided), kettle and toaster. There are also 2 stools available at the breakfast bar. The centrally located dining table seats up to 4 guests and is set beside the large French doors and Juliette balcony making this a lovely space in which to enjoy a meal with a view!

The lounge area is furnished with a large comfy sofa, separate armchair, a smart TV and yet more stunning views through the large bay windows.

Just off the living area there is a separate utility room with a combined washing/drying machine and an adjoining WC.

Head up the narrow stairs from the living area to the 2nd floor mezzanine where you will find an additional snug area with a smart TV as well as a desk and chair should anyone need a study/work area. Please note that there is a set of headphones to use with the TV when it is being operated at the same time as the lounge TV.

Bedrooms and Bathrooms

There are 2 individually styled bedrooms located on the ground floor.

Bedroom 1

Furnished with a double bed, freestanding wardrobe and a chest of drawers. This room has sole use of the family bathroom which is also located on the ground floor.

Bedroom 2

Offering a king size bed, built-in wardrobe, freestanding chest of drawers, dressing table with stool and mirror, and an en suite with a walk-in rainfall shower with additional power shower option, wash hand basin, WC and a heated towel radiator.

Family Bathroom

Located on the ground floor and includes a bath with shower over, wash hand basin, WC and a heated towel radiator.

There is an additional WC located on the first floor adjoining the utility room.

Docking is a well-located North Norfolk village surrounded by unspoilt countryside, providing easy access to the area’s country and coastal attractions. The village has plenty of amenities with a village shop, post office, a pub, fish & chip shop and a large playing field with children’s play area. Being centrally located allows for easy access to the coast and surrounding villages such as Sedgeford, Hunstanton, Thornham, Brancaster, Stanhoe and Burnham Market. Within these towns/villages you will find plenty of things to keep you amused. With many stunning beaches, wide open spaces, spectacular coastal walks, an abundance of wildlife, award-winning restaurants, and plenty of unique, independent shops to discover. Most notably, the expansive sandy beach at Brancaster is just 7 minutes’ drive and gourmet gastropub The Duck Inn is a mere 4 minute drive away in the village of Stanhoe.

We have has a lovely restful holiday in this fantastic home. Thank you. We enjoyed coastal walks from Thornham and Holkham to wells plus a visit to RSPB Titchwell. An expedition to the old vicarage garden. we also enjoyed Burnham Market and the wall garden at Holkham Hall. This area of Norfolk never disappoints. Amazing, we all loved it. Beautiful home, thank you so much. it was a great week in Norfolk. Definately will come back, so much to do on this fantastic holiday.

A beautiful home in a peaceful location. So many lovely touches to the decor! A perfect spot to enjoy some mother-daughter time and the Hunstanton tennis week. We loved the Hoste Arms in Burnham Market for dinner and the White Horse in Brancaster
