Sitting close enough to the sea you can hear the waves tickle the sandy shores of Brancaster, yet tucked so far out of sight that only the swallows will know you're there, The Orangery might just be one of the most desirable beach getaways in all of Norfolk. Think sunrise strolls along still waters, dogs dancing around the dunes, lunch in one of the bustling pubs along the coast road, spontaneous stops at newly discovered farmer's markets, paddle boarding as the sun sets and hours spent relaxing in the secluded garden with your favourite people.

Built around 150 years ago, Manor Farm House has been part of the landscape in Brancaster for many years. Tucked behind a walled garden and a short walk from Brancaster Beach and the Royal West Norfolk Golf Club this historic home offers the perfect coastal position. Acquired in 2017 by the award-winning developers, Langton Homes, the property has been lovingly restored and converted to form 6 luxury apartments combining traditional, original features alongside the best of contemporary living to be enjoyed for generations to come.


The Orangery is a beautiful, self-contained ground floor apartment to the side of the main Manor Farm House. Offering open plan living with direct access to its own west facing private walled garden, this property is light and bright all year round. There is also lots of stunning, contemporary local artwork throughout the property which reflects the local landscape. The 3 well-appointed bedrooms offer a sophisticated space in which to relax and allow your troubles to melt away!


The fully enclosed walled garden provides a private suntrap for you to enjoy all day long! There is a patio area to the side of the apartment that stretches along the back of the property as well as a lawn area and established flower beds with pretty plants and shrubs including lavenders, ferns and a fruit bearing fig tree. The patio also features table and chairs comfortably seating 6 guests with a central ice bucket set into the table. There is also a large extendable parasol, and the patio is bordered by pretty trough planters. On the patio to the rear of the property there is a Weber charcoal BBQ and a small table and chairs offering additional seating for 2 guests. In the corner you will see a shed which houses a BBQ utensil kit, as well as items for use on the beach, including buckets and spades and a windbreak.
There are 2 allocated parking spaces signed “The Orangery” in the car park in front of the property.

Living Area

Upon entering The Orangery, you are presented with a large and inviting open-plan living area featuring a stunning kitchen, spacious dining area and comfortable lounge. With 2 lantern rooves and bifold doors this room is flooded with natural light all year round!
The kitchen area has a large central island with 2 breakfast stools and is kitted out with top of the range appliances including a large Fisher and Paykel fridge freezer, double ceramic butler sink, built-in oven, induction hob, dishwasher, microwave and a Magimix Nespresso machine.
Set between the kitchen and lounge is the spacious dining area. Comfortably seating 6 guests around a large attractive wooden table, this stylish area is the perfect place to come together and enjoy a gourmet meal all together before retiring to the sofas. Here you will also find a sideboard with a selection of books and family games for you to enjoy.

The comfortable lounge area is set beside the bifold doors overlooking the private garden. Complete with 2 large sofas and an armchair, a marble topped coffee table, wood burning stove and a large Smart TV including Sky documentaries and music channels. The versatility of this room makes it perfect any time of year; in the winter months you can light the wood burning stove and make the room nice and toasty, or in the summer you can open the bifold doors and invite the outside in!
In the hallway just off the living area, there is a row of hooks for you to store your coats and jackets and there is a laundry cupboard at the end of the hall where you will find a combined washing/drying machine.

Bedroom 1

The master bedroom is furnished with a sumptuous super king size bed, freestanding wardrobe, separate chest of drawers and boasts its own en suite with a large walk-in shower, WC, hand basin and a heated towel radiator.

Bedroom 2

Offering a super king size bed (which can also be split into twins upon request), 2 built-in wardrobes and a dressing table with a stool and mirror.

Bedroom 3

Furnished with a comfortable double bed with a freestanding chest of drawers and wall hanging space.

Family Bathroom

The contemporary family bathroom is equipped with a large Villeroy & Boch bath with a hand-held shower attachment, hand basin, WC and a heated towel radiator. This bathroom is shared by bedrooms 2 and 3.

Brancaster sits on the Norfolk Coast Path and is made up of two villages, Brancaster Staithe and Brancaster.
Brancaster beach is one of Norfolk’s glorious beaches, with miles of unspoilt golden sand, as far as the eye can see, and has the added advantage of being incredibly child friendly and dog friendly too.
There are plenty of pubs in and around Brancaster, so you'll never be short of somewhere to visit after your day at the beach.

What a wonderful break we have had! Beautiful house, fabulous location, and gorgeous town. It was our first break with a little dog . He absolutely loved the beaches, so did we. We will definitely be returning to this beautiful location.


We had such a lovely half term break. The weather was sunny and warm and so enjoyed our walks. We can't wait to stay again and thank you so much.

What a wonderful time we have hade in this amazing property it has everything and oozes quality! We have stayed in many properties with Barefoot and The Orangery is up there with the best. We hope to return when bookings allow!


WOW! We absolutely loved staying at the Orangery, from the moment we arrived it felt like home, the setting where is absolutely beautiful, views of the church is very pretty across the road from the grounds. The detail in every room are just perfect every finishing touch you could ask for and everything you would need is there and more even the lovely shed fitted out with buckets & spades wind break etc. and even a cart to wheel it all to the beach. The beautiful walled garden is so private and relaxing in, the beach at Brancaster is big and plenty of space for everyone which is a lovely walk down, we even saw some seals. We went for a meal at the Orange tree, lovely staff there, also visited Burnham market a beautiful place, you won’t want to leave, which is where Barefoot Retreats have there lovely office and there is also a shop called Barefoot Living with beautiful gifts in. Thankyou to the owners for letting us stay here, will we be back definitely YES!!


A truly fabulous find, great location and really peaceful. Excellent quality furnishings and very well equipped, everything we needed and more! We made the most of the wonderful weather and used the garden furniture more than the sofas, great umbrella for some shade. Would recommend the 'crab hut' at Brancaster Staithe, Holkham to Wells and back is our favorite walk but if you want somewhere quiet then Thornham beach is well worth a visit. We will definitely return to The Orangery.


We really enjoyed our stay in the beautiful property, furnished as a home and extremely well equipped. We hope to return, Thank you everybody!
